Nice house but very basic. No insulation hard to keep cool. Eddie the housekeeper was wonderful and made the overall experience great!
Quiet and Relaxing Beach and Home
We had a wonderful stay. Upon arrival, one bedroom air conditioner would not work because of a missing remote. I emailed the manager and someone was there within 5 minutes. About an hour later we discovered the refrigerator was not cooling. I again emailed the property manager and someone was there within minutes. About 10 minutes later, three men came carrying in a new refrigerator that was already cooled down!. The internet was not working but was fixed the next day. Initially, we thought we'd made a mistake booking he place but after everything was taken care of and we got a good nights sleep, the next day we realized what a great place we had! Eddie spent about 5 hours there everyday taking care of the grounds, the pool, beach, and cleaning up after us. He is a jewel. The location was beautiful and serene. Another review mentioned the large house next door - it was never a problem and never interfered with our relaxing around the pool or at the beach. It was an awesome stay.

We got there late at night the first day and immediately noticed there were hundreds of giant ants (red and black all over the floors and counters). We killed as many as we could and cleaned up the dead bugs. We then realized that the AC downstairs wasn’t cooling the area at all.We also tried to get connected to the WiFi and the connection would run at faster then .4mbps which is so slow you can’t even browse. I was told the speeds don’t go higher then 1mbps and never heard back about that. We emailed Ana and reported all of this this first night. The next day she had someone come over who spoke no English so it was very challenging trying to communicate all of this with them. They sent over someone to look at the AC and we were told the unit is too small the cool the large area of the downstairs. When we ultimately spoke to Joel about this he said he’s been telling that to Ana and the owner but they don’t want to spend the money to get a new one. The second night we were overrun by hundred of ants again and the red ants were now biting my kids all over there legs leaving large welts and bite marks. I spoke to Joel who said the exterminator they use wouldn’t be able to make it out until the next day. The 2nd day we had also told Eddie the groundskeeper that the refrigerator was leaking water all over the inside and dripping it all over our food. The food had dirty fridge water all over it and we had to throw it all out. The 3rd day the exterminator came for the bugs and sprayed the house and the outside area. By that night there were more bugs inside then the entire time including a massive infestation of giant winged ants. All of these bugs as well as the tiny bugs all over the counters 24 hours a day got into the food we had bought including cereal boxes, donuts, bread, chips and anything else that wasn’t sealed in the package. We had no where to keep food now because the fridge was leaking water that was never repaired and the bugs were all over the food that we couldn’t put in the fridge. At this point we just decided we needed to leave and salvage the rest of our vacation as best as possible. Thankfully we found another place that was clean, awesome and had no issues. I asked Ana and Joel to refund me for the 5 nights we weren’t there which I prepaid for based on what happened and they never got back to me. I have opened a disputed with American Express to try to get my money back. Horrible exprience all around for us and glad we left early.

Amazing home in Tulum
I was astounded by the beauty of the area. The home is situated a couple of miles from Tulum town center, in a quiet, "guard gated" community. The home was perfect for us four girls (my friend and my two daughters). I felt very safe and comfortable. The pool was perfect and the beach was amazing. The beach is a sort of lagoon with an incredible reef close by. I swam to the reef nearly every day to snorkel to see all the sea life. We used the kayaks that were made available to adventure out. The stairs in the home are a bit steep, so be careful with little ones, but the place is super comfortable, especially the large beds. There is A/C in the house that works perfectly. We rented a car, so we felt comfortable visiting the surrounding areas (Cancun, downtown Tulum, Playa del Carmen.). Eddi, the caretaker, was so sweet and kind. He took good care of us, providing towels and cleaning up the floors and bathrooms. We cooked quite a bit,, and the supplies in the kitchen worked out well. I couldn't have chosen a better, more perfect place. I noticed that the eco resorts nearby had so much seaweed and didn't have our lagoon. Wow, I wish I could have stayed longer in this paradise. I will definitely return to Playa Belleza!

My husband and I just spent seven lovely nights at this house! It is steps from the beach and even though there is a large house next door you still have plenty of privacy. The neighbors might get a little loud, but hey, we're all on vacation right? The pool is AWESOME when the humidity is too much to bear. The staff are awesome too; clean the house and pool for you every day, rake the beach, assist you if you need immediate help. If you don't speak Spanish it might be a little more challenging.....as we don't, but still were able to communicate enough. I would suggest learning just a few phrases! We brought a book with us and it was helpful in communicating. The beach is nice, but not really swimmable unless you go out past the rocks and seaweed, which the kayaks provide access to. The house stays pretty cool upstairs with the air conditioner, but downstairs it gets a little toasty. The outdoor shower is great! The only thing I would mention that was disappointing from the description is the picture of the grill, which had been taken out. The administrator did bring us a grill mid week which was appreciated. Tulum is just minutes away where endless shopping and restaurants can be found. We had a rental car which made exploring much easier. There are cenotes everywhere if you like to snorkel or scuba dive, and Xel Ha(84 acre water park) is also minutes away where you can spend all day. There are a few grocery stores that are close (ten minutes or so) and one little market down the road. There are not a lot of things to cook with, so eating out is a good way to go. All around great place to stay and would go back in a heart beat!
