Apartment Details:

This charming 1 bedroom, 1 bathroom 2nd Floor apt sleeps up to 5 people and is located in the heart of College Hill's Wayland Square, one of most desirable, safest, and walkable districts on College Hill in Providence. The apt is just 2 blocks walk to Wayland Square, 8 blocks (10-15 minutes) walking distance to Brown University, (20-25 min) walking distance to RISD, and is close to Blackstone Blvd, Fox Point, India Point Park, Wickenden St, Thayer Street, Hope St Village, Federal Hill, Downtown, WaterFire, the Convention Center and many shops restaurants, parks, and attractions. Downtown Providence is also easily accessible by walking straight down historic Angell St. If you are visiting Providence and need a place to stay that is beautiful, safe, inexpensive and central to the colleges and downtown this is the perfect place!

The apartment with brand new modern furnishings is located on the second floor with a private entrance. It features 1 bedroom with an incredibly comfy brand new king size bed, fresh clean new bedding, and two small dressers. The sunlit living room features gorgeous views, beautiful hardwoods, modern carpets, leather sofa, arm chairs, coffee table, and FIOS Cable TV and HD / DVR available with HBO, Showtime, Cinemax, Starz, Encore, The Movie Channel & more. A comfortable queen size futon bed, a full-size fold out sofa bed and/or queen size air mattress is also available in the living room which is great for kids or the extra guest. If you have infants or small children, a 'pack and play' portable crib or full size crib is available for your use and fits a child up to the age of 2 or 3. The kitchen has lovely windows, a stove, microwave, coffeemaker, refrigerator and all kitchenware and utensils needed to accommodate your stay. The sunlit bathroom has a bathtub, sink, and you can enjoy your bath while looking at clouds or the stars and enjoying ultra plush bath towels. Wireless internet, washer and dryer, and 24 hour off-street parking are a available for your convenience (Note: parking is available in a small garage space that fits 1 compact, small midsize, or economy size vehicle. Larger size vehicles cannot be accomodated. The city of Providence does not allow overnight street parking without a residential parking permit so please plan accordingly and bring a car that will fit in the garage. Pets and smoking are not allowed. There is easy access to I-95 and 1-195 within about a mile from the apt and it's just an 8 minute drive to the Amtrack station, and a 15 minute drive to TF Green Airport. The apartment a couple blocks walk to the nearest bus line and you can rent a Zipcar about 2-3 blocks from the house or rent bikes from Legend Bicycle.

The house still has some really beautiful original features from the early 1900's period in which it was built, while it also provides the conveniences of recent updates. I do have mature family-oriented tenants. Occasionally you can hear a little bit of walking on the floorboards above or below. The place is wonderfully warm in the winters. Brand new air conditioners are installed to keep guests cool and comfortable in the summer. There is a cat and dog that live with my tenants in the first floor apt but neither are ever allowed inside the rental apt. If you are exceptionally sensitive to pets this would be good to note.

Neighborhood Attractions:

The house is centrally located in Wayland Square one of most desirable, safest, and walkable districts on College Hill in Providence and is within close walking distance to Brown University, RISD, Wayland Square, Blackstone Blvd, Fox Point, Wickenden, St, Thayer Street, Hope St Village, Federal Hill, and downtown.

Wayland Square

In Wayland Square you will find Whole Foods Grocery, Starbucks, Lim's Thai Cuisine, Alex and Ani, Books On The Square, Teas and Javas, Mc Bride's Pub, Minerva Pizza, Power Yoga, Boston Sports Club, Citron Day Spa, Eastside, Marketplace Grocery, CVS, Rite Aid, Bank Of America, The UPS Store, and many more shops, spas, and restaurants.

Thayer Street

Numerous cafes, restaurants, and shops are located along Thayer Street, adjoining Brown University at Veteran's Gate. Brown University's bookstore is located on Thayer. A notable Thayer Street landmark is the Avon Cinema which dates back to the early twentieth century.

Brown University, Rhode Island School of Design (RISD)

Both colleges are just blocks from the apt. Brown University's facilities include the Main Green, the Rockefeller Library, the Pembroke Campus, and the School of Medicine. Many of the Rhode Island School of Design's buildings are along the slope of College Hill. The RISD Museum is located on Benefit Street.

Wickenden Street

Wickenden has many quaint antique shops, clothing stores, Coffee Exchange, Brickaway (which serves great breakfasts), and Fellini's Pizzeria the best pizza in Providence!

Hope St Village

Hope St has a wonderful collection of small, locally-owned businesses including restaurants, pubs, shops, spa's, and is a local's favorite!.

Federal Hil

Federal Hill neighborhood has a salient role in the history of Providence due to its central location within the city. It's best known as the Italian district and hosts a variety of fine restaurants, galleries, nightlife, and shopping and some of the best Italian food in town.

Providence Waterfire, Downtown, Providence Place Mall, Convention Center

All of these downtown delights are just a short 5 minute drive or a 20-25 minute walk from the apt.

Parks & Recreation

The apt is 1 block from scenic Paterson Park which has a walking trail and a wonderful playground for children. Many families traveling with kids that have stayed at our place have loved the close proximity of the playground. It's also 5 blocks walk from Blackstone Blvd which is the best most scenic 2-3 mile jogging & walking trail in Providence. Wayland Square Power Yoga and Boston Sports Club are just 2-3 blocks from the apt.

There are numerous parks and green spaces within walking and driving distance. India Point Park, the largest of these, is located along the northernmost shore of Narragansett Bay. Blackstone Boulevard Park, consists of 19.3 acres (7.8 ha) of parkland and a 1.7-mile (2.7 km) path for jogging and walking. Brown Street Park, behind Hope High School. Lippitt Memorial Park, a 6-acre (2.4 ha) park at the intersection of Hope Street and Blackstone Boulevard near the Pawtucket border. It is named after former Rhode Island governor Charles W. Lippitt. Roger Williams National Memorial is at the bottom of College Hill.

Absolutely wonderful little place.

It really was perfect for us. Couldn't be any cleaner! Very very clean. Owner communicates with you. There was roof work during our stay. She gave us plenty of warning and offered us options to stay elsewhere. ...Even gave us a partial refund just for the inconvenience. She really was amazing.

Great apartment

Nice and clean, quiet location, air conditioning, wifi, fully equipped kitchen and a full bath. Linens included, just like a hotel! It's an easy walk to get groceries just south of the apartment and Brown is an easy 15 min walk to the west. Parking is available, although we did not need it. Mag's was very helpful and responsive in answering any questions. Thanks for letting us stay in your apartment!

Great location, lots of charm, and a great owner

To start, Mags was great to work with on this rental. I sent her messages when our family was considering it and she responded very quickly which only motivated us even further to go with her apartment. All of her instructions on getting in were spot on and we "checked-in" with no problem at all. The apartment was extremely clean and had a ton of charm. The den where the futon is located was a perfect "room" for our son and while the apartment is not huge it was a perfect size for a family of three. The friends we were visiting in Rhode Island made sure that we understood that we were staying in the nice part of town and we could certainly see that right away. Mags also checked on us during our stay just to make sure things were going well.

Just as a note, we drove our Toyota Avalon and we were concerned about fitting in the garage and as it turned out it was no problem at all. So don't let the need for a compact car scare you away.

All and all we loved the place and should we visit Rhode Island again we will definitely work with Mags!

Nice stay-- quiet area

1) EASY booking with Mags. I found communication to be swift and easy. She answered all questions pre/post booking.

2) Apartment was clean. This may not seem like a big deal, but immaculate would be a better word. Walked in and my mother wondered what they used to clean, it smelled fresh.

3) Small, yet roomy place.So room to be together OR have some space.

4) 5-7 minute walk to restaurants, shops, and two grocery stores. 20 minute walk to Brown, 30 minute walk (we like to move around a lot!) to RSID-- which is a MUST do.

5) Stairs-even for my senior citizen aged mother - were easily negotiable.

6) Neighborhood was pretty quiet. Around the block is a small playground, about 10 min walk is a park.

7) LASTLY,, DEFINITELY have a compact car. My car fit fine-- it's a Nissan Cube. so while mine fit in fine-- and had space towards the rear of the garage-- a larger vehicle would have problems. However, no issues with getting in/out of the garage, driveway or the street. I would recommend backing in however, if you can.

8) OK THIS is last. The above car ^^ had an issue with the battery (easily fixed by AAA). I texted Mags to let her know about it-- as my car died in front of the apartment, and I wanted her to know what was going on in case neighbors complained,-- she offered to come and help with a jump, made sure we were OK, and offered to tell us the name of a mechanic if we needed one. We didn't need the help, but appreciated the concern/support.

Great location and clean apartment in a pretty older building.

The location of this apartment could not be beat (around the corner from Wayland Square). It was just a couple of blocks from Whole Foods and some great cafes. The owner provided great instructions on parking and getting inside. She also answered right away when I had a bit of trouble connecting to the Wifi --which was greatly appreciated. The king sized bed was awesome comfy and the air conditioning in the bedroom was much appreciated by this Southerner used to having AC. The kitchen had everything we needed and the TV had lots of channels. The bathroom was a bit small but it was to be expected in an older ( beautiful) home converted to apartments. It was truly a home away from home. Thanks Mags.

Clean, Comfortable and Cozy

The rental is spotless, nicely furnished, quite large and in a quiet residential area close to just about anything one would want or need. It is on the second floor so it might not be ideal for some people. We found the booking process with the owner to be easy and she answered any questions we had promptly. She checked to make sure everything was OK and said she was available if we had any questions or problems. We would definitely stay there again and wouldn't hesitate to tell friends about it.
