Sunrise, located at 4141 South Atlantic Avenue in New Smyrna Beach, is a 71-unit, well-maintained, oceanfront complex with a dual-level covered parking garage; two elevators; tennis, basketball and shuffleboard courts; seasonally heated pool; gas grills and family-friendly atmosphere. New Smyrna Beach, with 13 miles of pristine white sugar sand, is one of the most beautiful and relaxing beaches in Florida where you can experience unforgettable sunrises, dig your toes in the sand, look for shells, go surfing, build a sand castle, surf fish or watch space launches. There are lifeguard stations from Memorial Day to Labor Day.
Condo 401, a fabulous southeast corner unit, has breathtaking panoramic views (not afforded by interior units) of the Atlantic Ocean and the no-drive beach from its two private balconies. Two large sliding glass doors on the east (ocean) side of the living room and a sliding glass door on the south side open to the wrap-around, ocean-front balcony that is well equipped with deck furniture and provides a full view of the pool, pool deck, beach, ocean and well-manicured lawn. The new sliding glass doors have upper locks that are out of reach by small children. The unique location of this 4th floor unit provides an unobstructed view of the pool and beach, making it easy to keep tabs on friends and family. This clean, stylish and inviting 2014 square feet condo has been upgraded completely. There are tiled floors throughout so it's exceptionally clean and sanitary. This non-smoking, no-pet, three-bedroom, two-bath condo is fully furnished; has ample closet and drawer space and will accommodate eight comfortably. It has all the extras to make your beach vacation truly memorable!
A large entrance foyer leads directly to the open-floor-plan living and dining areas. The entire unit has clean, cool tile floors, crown molding and baseboards, new interior doors and updated hardware, new drapery rods, and upscale electrical switches and receptacles.
Located on the no-drive portion of the hard-packed, white-sand beach, this condo provides stunning, unobstructed views of the beach, pool, and ocean from the living room, dining room, and kitchen. Experience spectacular sunrises pelicans and gulls soaring by the building, dolphins swimming just off the beach, migrating right whales in the spring, shore birds and sea turtle nests on the beach. The north window in the living room provides an unobstructed view up the beach. Relax and enjoy the peace and tranquility of the ocean with its balmy breezes, breaking surf and moonlit nights.
The condo has a king-sized bed and a single-bed sleeper chair in the master bedroom, a queen-sized bed in one guest bedroom, twin beds in the second guest bedroom, and a full-sized rollaway bed that can be used in the living room. There is free Internet access via a private WIFI router, free cable HDTV/DVD/VCR, and free phone service within the US including Alaska, Canada, and Puerto Rico. There are phones in each of the bedrooms, the kitchen, and the living room. The three bedrooms and living room are equipped with an HDMI box so that a large number of high-definition premium TV channels are available. There is a new 39-inch LED HDTV in the living room, a new 32-inch LED HDTV in the master bedroom, a new 24-inch LED HDTV in the middle bedroom and a new 32-inch LED HDTV in the front bedroom. The condo has central HVAC, and is equipped with high-thread-count linens, hotel-quality towels, full-sized washer dryer, iron/ironing board, and beach chairs.
The living area features two comfortable sofas, two coffee tables, a recliner and remote-controlled ceiling fans/lights. The entertainment center has a 39-in LED HDTV and DVD/CD player. Six people can be seated at the formal glass-top dining table, six in the breakfast area that has matching chairs and étagère, and two at the kitchen bar.

The gourmet kitchen features new glazed maple cabinets, beautiful granite counter tops and bar, under-mount double sink, soft-touch drawer closures, new appliances including over-the-stove microwave, two levels of under-cabinet lighting, and three types of adjustable-level ceiling lighting. The kitchen is fully equipped with small appliances, cookware, and utensils as well as dinner and glassware for all your entertaining and family meal preparation. Enjoy a breath-taking, panoramic view of the ocean and beach while working in the kitchen.
The spacious master suite features a king-size bed with custom-made bedding with matching valance and bench, matching mirrored triple dresser, nightstands, 32-in LED HDTV, remote-controlled ceiling fan/light, and single-bed sleeper chair.
A sliding glass door opens to a large covered balcony complete with comfortable chairs, ottoman and tables. The southern exposure provides sunny warmth and protection from northeast winds in the winter while offering relaxing shade in the summer.
The master bath has a separate dressing area with generous storage, granite countertop, under-mount double sinks, and polished chrome faucets; and a large walk-in closet. The updated tall commode and oversized shower, with a frameless glass door, are in a separate room.
The second bedroom has a queen-sized bed, and matching night table, dresser and armoire, chair, 24-in LED HDTV, remote-controlled ceiling fan/light, Roman shade, and large mirrored closet.
The third bedroom has twin beds and matching night table and dresser, chair, 32-inch LED HDTV, remote-controlled ceiling fan/light, Roman shade, and large mirrored closet.
A second full bath, which serves the two guest bedrooms, has generous storage; granite countertop; two under-mount sinks; and polished chrome faucets, combination shower/tub, and updated tall commode.
The Y-shaped seasonally heated pool has a large paved deck that overlooks the ocean. The pool is heated to 84 degrees Fahrenheit from December 15 through April 15. There are numerous lounge chairs, tables and chairs. Swim in the pool, relax with your favorite book, meet your friends, play with your children, or just enjoy the sun. You can walk directly from the pool area to the beach.
New high quality sliding glass doors and windows make the condo warmer in the winter, cooler in the summer, and most importantly, highly resistant to storms and hurricanes. These doors and windows have “turtle glass” so that you will not have to pull the blinds or turn off lights visible from the beach by 9:00 pm during the period May 1 through November 1. The doors also have locks on the upper part of the door so children cannot open a door onto the balcony.
There is a walkway to the hard-packed, white-sand beach. There are beach chairs and an umbrella for your use. There is easy access to the Y-shaped seasonally heated pool, shuffleboard court, tennis and basketball courts, and two gas grills via either of two convenient elevators or a nearby stairway. This condo is within walking distance to a large grocery, some restaurants and shops; and is on the public bus route.

Our family of just returned from our first stay in New Smyrna Beach and couldn't be happier with our vacation. This condo is perfect--no complaints, couldn't have been more pleased with accomodations. Clean, spacious, well equipped and the most satisfying--the 3-way views, the breeze, the sun, the beach!!!
Pictures are very accurate. Linens smelled fresh and clean. Washer/dryer newer, micro, dishwasher, toaster oven, all worked well. Pool is clean and refreshing option for swimming. Take your kids on the beach at night and spy on the sand crabs--they are so fun to watch! You can't go wrong choosing this condo for your stay. Enjoy!!
The condo was spotless and well-equipped with beach chairs, beach and bath towels, umbrellas and all the cookware you could possibly need. There was even a mesh beach wagon to help with the beach trek. Condo is nicely decorated and has the most stunning views in 3 directions, plus comfortable deck chairs to enjoy your coffee or glass of wine. The onsite owner couldn't be nicer. Parking was easy and there are shopping carts to help you transport your luggage and groceries. Nice pool, beautiful uncrowded white sand beach, and a cute town to poke around and get dinner. We enjoyed our week tremendously and hope to be back!
Visited with my family of six (all adults)for a week and found condo #401 spacious, clean and stocked with everything needed for a great stay! All rooms were well appointed and super clean (pictures are accurate)Great section of Flagler Beach for surfing, low crowds and quiet time. While my gang are all in their 20's, the condo is a great location for young families.
Definitely will be returning.
Loved our stay at this beautiful 3/2 4th floor condo with wrap around balcony in New Smyrna Beach. I loved the bathroom design so much I am going to remodel my own bathrooms just like them. The condo has everything you will need. The week after Thnaksgiving was a fantastic time for sun, fun and beautiful sunrises!
We have come to Sunrise Condos for more than 16 years. The last 3 years we have stayed in this unit because of the amount of space, the decor, the view of the ocean and the unit owners are amazing people. It's our 2nd home and we always feel welcome and love it here.
It's close to all the restaurants and there are plenty of things to do if you are wanting to go on adventures. For our family we just come to relax and enjoy the beach.

Fantastic! Upon walking in, the place was beautifully decorated an the scenery was breathtaking. It was one of the most relaxing, memorable vacations our family has had. We got to experience a baby Turtle hatch an make it's way to the ocean. We got to see dolphins right from our condo an our children from ages 10-18 thought it was the coolest. I felt totally at home there. It was so clean an modern!! We didn't even need beach towels or beach chairs. You guys have really thought of everything from boogie boards to floats an even a wagon to deliver your things to the perfect white sand. It couldn't have been a better place to be able to watch our kids from the balcony play in the pool an see the ocean at the same time. The king size bed slept so perfect that we wanted the same mattress for our home. Thank you much for these wonderful memories!!!
Since ancient times, the New Smyrna Beach (NSB) barrier island has provided sanctuary to both people and wildlife. Many threatened animals find refuge here, including sea turtles who nest on its shore. Like Indians and early settlers, you too can find tranquility. Swim in the ocean, fish in the lagoon, stroll down a wooded trail. Or reflect on the longest expanse of pristine shore in Florida. Some things to do:
Walk the beach: A tender breeze ruffles sea oats and beach grass on dunes as it slips down to a wide golden beach stretching beneath a shimmering, yellow sun that sits in a scrubbed blue sky. There is no better place than the 13 miles of pristine sands for soaking in invigorating sun rays or building a miniature medieval country of sand castles. NSB was voted Best Beach by Orlando Sentinel readers on multiple occasions and for the past five consecutive years!
Ride a bike: Miles of wide, hard-packed-sand beach are ideal for an easy sightseeing bike ride or an early morning look for shells washed ashore the previous night.
Go surf fishing or fish Mosquito Lagoon: Shallow waters just off the beach are ideal for catching pompano, red fish, whiting, blue fish, and an occasional flounder. NSB is the red fish capitol of the world. Boat rentals, charters and expert guide services make fishing easy, and these resources are almost as plentiful as the fish themselves.
Explore Canaveral National Seashore is a barrier island park and recreational playground with 24 miles of undeveloped wide beaches and lagoons, the longest stretch on the east coast of Florida. Mosquito Lagoon, comprising over two-thirds of the park, is designated an Outstanding Florida Water and is part of the 155-mile long Indian River Lagoon, which is the most diverse and productive estuary in North America. Mosquito Lagoon supports nationally-recognized commercial and recreational fisheries for finfish, clams, oysters, blue crabs and shrimp.
Watch a turtle burrowing, a manatee swimming or a porpoise playing: Sea turtles build about 5000 nests annually from April to September. About 50 days later turtle hatchlings emerge from eggs and make a perilous journey over the beach to the surf. Manatees or "sea-cows" love the rivers and lagoons and can be seen lazing along the water surface. Right whales and porpoises swim just off the beach and porpoises play in the Intercoastal Waterway.
Bird watching: From osprey to white-faced ibis, bird lovers have a very special treat including the early spring mating ritual of resident Florida Sandhill Cranes. See pelicans soaring and diving for fish, and egrets, gulls, sandpipers, and terns on the beach. Visit Black Point Wildlife Drive, a six-mile self-guided scenic drive that winds through pine flatwoods and impounded marsh and provides excellent views of many species of wildlife including bald eagles, anhinga, storks, and many other unusual birds as well as many alligators. Large numbers of waterfowl, wading birds and shorebirds can be seen during the spring and fall migration periods and winter. This estuary is the most biologically diverse ecosystem in North America with over 400 species of birds alone!
Visit Turtle Mound: Located along Mosquito Lagoon, this archeological site, built by Native Americans between 800 AD and 1400 AD, consists of 1.5 million bushels of oyster shells. Rising 35 feet above surrounding landscape, it provides a panoramic view for miles and is favored for watching migrating hawks and oceanic birds.
Visit Eldora House: Built in the 19th century, Eldora House was a major stop-over for shippers and travelers in the riverboat community of Eldora. Located on a barrier island once occupied by Indians, as evidenced by numerous oyster and clam-shell mounds still dotting the landscape. Eldora House was one of the first large houses and was later Eldora Hotel, an overnight resting place for travelers on steamboat paddle-wheelers. One of the last original homes "State House" or "Eldora House," was renovated to become Eldora History Museum.
Fall in love with the arts! NSB is home to world-renowned Atlantic Center for the Arts, a tranquil seminary for artists worldwide that hosts a wide variety of events. Every 1st Saturday is Gallery Walk on historic downtown Canal Street. Enjoy the work of over 100 artists. Every 4th Saturday is Art Walk on Flagler Avenue. Stroll from the river to the ocean while enjoying wine, music and art!
Kayak or paddleboard marshlands or beach surf or go boating on the Indian River: Silently and gracefully skimming on peaceful water in a kayak or on a paddleboard is a local pastime. Watch manatees up close at water level and see a variety of waterfowl and wildlife. From secluded lagoons and estuaries to the ocean, kayaking, paddleboarding, and boating adventures await.
