This stunning country estate, which was a cover story for the prestigious UK's Homes and Gardens magazine, is easily accessible, yet completely private, and set in over 5 acres of ancient olive groves. Chosen BEST PROPERTY in Italy ( as a single residential home) by the International Property Awards based in London (propertyawards.net/Europe). This luxury property is romantic, yet modern, and allows complete privacy. You are just a 3-minute drive (or a 15 minute leisurely walk) from historic villages with everything you need - markets, restaurants, shops - and just 5 miles from the sea with some of the best beaches (both sand and stone) in Italy and the Salento peninsula. The terrain is easy to maneuver, and you can bike to the nearest beach within 20 minutes. Be forewarned -- this property is hard to leave! The beautiful natural landscape as well as the inner courtyard garden paradise will provide many hours of pleasure and relaxation.
The Main House
The interior has been professionally designed and decorated to make sure your every need is catered for. This building is L-shaped and has two separate wings: the bedroom wing and the kitchen/living area. The main house has 3 bedrooms (all with beautiful Leccese stone-star ceilings and air-conditioned with individual thermostats)/ 3 full bathrooms: 2 bedrooms have large king size 4-poster beds with ensuite bathrooms having walk-in rain showers and Phillip Starke fittings. The master bedroom has its own flat-screen TV, and even has a free-standing hammered copper tub at the foot of the bed for the ultimate bath.
The middle bedroom in the main house can be used as a dressing room or lounge for the master bedroom if a 5th bedroom is not necessary. This room has a large stone fireplace, a custom-made leather couch that converts into a comfortable double bed, and solid oak built in wardrobes.
In the middle of the bedroom wing is a full family bathroom with tub that is accessible not only to the middle bedroom, but also has a separate, direct entrance to the courtyard. This assures privacy and is convenient for guests dining outside or using the pool area.
For ultimate privacy and convenience, every bedroom has its own entrance to the main courtyard and access to the kitchen and living area wing of the main house.
The Kitchen/ Living area
The main house has a separate wing containing a utility room, a large, fully-equiped modern cook's kitchen and a comfortable living area. This wing is open space with a long vaulted barrel stone ceiling and large shuttered windows to enjoy the sentient olive trees which surround the house. Each tree is a work of art, and are selectively illuminated for maximum viewing pleasure and contemplation.
The kitchen is fully equipped with a rustic feel, having multiple solid oak cabinets, granite worktops, antique sideboard, and a unique antique wood table seating 8 with a large arc lamp hanging over the table.
The utility room has a long stone working surface, sink, lovely antique cupboards, modern large LG refrigerator/freezer, microwave, coffemaker, toaster, clothes dryer, clothes washer and dishwasher.
The living area has a Sony 40' LCD TV and DVD surround sound system, two down sofas, large rustic coffee table, two large Vincent Sheppard side chairs with ottomans and a huge stone fireplace at the end of the room. Next to the sofas are two large french doors which open directly to the courtyard. The view from this perspective is enchanting: three rows of fragrant lavender and bay trees, backdropped by the pool, antique lemon trees, and the courtyard walls covered in jasmine and bougainvillea. Words do not do this area justice!
The Guest House
The completely private guest house shares the inner courtyard with the main house. This building is covered on one side with vines of fragrant jasmine and is shaded by a beautiful blooming vine-covered canopy. Each bedroom has beautifully vaulted star ceilings made of Leccese stone as does the main house. With two bedrooms and a shared full bathroom, it is perfect for a family of 4. Each bedroom has its own entrance to the courtyard as well as a central main door that provides private access to the separate bathroom. One bedroom has a 4-poster queen size bed with large wardrobe, table and side chair. The second bedroom has two extra large twin beds and wardrobe. The twin beds can be made up as a queen-size bed if desired. The shared bathroom has a large stone walk-in shower. Each bedroom has air-conditioning.
All rooms throughout the property have shutters and screens. If guests prefer, fans are also available if they do not wish air conditioning.
Beautifully landscaped and completely enclosed by stone walls and a large decorative gate, the main courtyard is a private haven that is difficult to leave! Both the main house and the guest house are contained within this lovely court. There is a 15 meter illuminated infinity pool if you are feeling active, or just laze around on one of the Vincent Sheppard sun-loungers, or take a walk just outside the courtyard in our private ancient olive grove of 5 acres, fruit trees and biological gardens. Back in the inner courtyard is a spacious outdoor kitchen area with a large stone wood-burning pizza oven, gas barbecue and a large table which seats ten. Also enjoy the expansive roof terrace with 360 degree views of Puglian sunrises backed by the Ionian Sea and gorgeous sunsets and star-lit evenings. During festivals, Pugliese love to put on grand firework displays, and it is not unusual to be able to view these shows from the roof terrace.
If that is not enough, our property manager will make your holiday as relaxing and as hassle-free as possible. We can arrange for any grocery shopping to be done in advance of your arrival and have it unpacked in the kitchen waiting for you.
If you desire, he will gladly arrange restaurant reservations, in-house catering, pizza parties, housekeeping, spa treatments, boat hire, wine tours, babysitting and more. These extra services can be paid for locally at very reasonable prices.

Our property manager will arrange to meet you at a convenient place, lead you to the the property, show you around and give you your keys. He will also arrange for any extra services you should desire. He will agree with you a convenient time to visit you during the week to check you have everything you need, but he is also just a phone call away.
Best nearby beaches & activities: Torre Del Orso: Intimate cove over looking the famous two sisters which are great mounds of stone that jut out of the water, a back drop of cliffs makes this the prettiest of local beaches. Don't forget to visit Dentoni's on the beach for the best gelato of your life!
Santa Andrea: Great beach clubs and good seafood and pizza restaurant.
Alimini: Crystal clear waters, great stretch of sandy beach, endless sand, and perfect for walking/running and sand castle-building, all set against huge sand dunes and wild pine forests. Very good amenities, excellent seafood and pizza restaurants and of course the mandatory espresso bar. A favourite of ours and 5 minutes from Otranto.

Amazing places to visit: There is plenty to do and see in Salento, discover the buzzing Baroque city of Lecce known as the 'Florence of the South' for a cosmopolitan experience with its many pavement cafes, contemporary and traditional restaurants, shopping and street entertainment. A must see is the vibrant historic town Otranto (a UNESCO world heritage site), a seaside town and port with a lovely harbour and Romanesque cathedral with its famous twelth century mosaic.
Santa Maria Di Leuca: is on the southern most tip of the pernisula, a wonderful seaside town known for its lighthouse. Alternated by cliffs and small sandy coves and its many grottos make for the most wonderful and natural landscape.
Alberobello: Further north of Salento, remarkable little cone-roofed whitewashed dwellings that mushroom around Alberobello are a sight to behold and are now protected as a UNESCO world heritage site.
If you are going to Alberobello, you must visit Martina Franca and Locorotondo. These are both beautiful cities surrounded by stunning rolling hills, vineyards and trulli. Excellent restaurants in Martina Franca are not to be missed.
Ostuni: referred to as the white city is a hilltop town to rival those of Umbria, with Frederick II's 13th century castles.
Shopping: A welcome hamper of goodies and basics comes with the villa. For everything else you might need, Carpignano Salentino is our local village, 3 minutes by car or 15 minute walk and has everything you need including Sidis supermarket, bakeries, beauty salons, ATMs, pharmacy, restaurants, a local weekly market.
The Macelleria: for good meat and day-to-day needs, including milk products.
The Panetteria: This local bakery is excellent for all your bakery needs.
Martano, a local village 10 minutes by car, go for: weekly food market every Tuesday between 8am and 1pm. It is a fantastic experience and the local stall holders are only to happy to encourage you to try their home grown produce. Great for olives, fresh fruit and vegetables, nuts, salamis, mozzarella and fish. For the best coffee, pastries, ice cream and cakes, Marconi and Stella are wonderful. Sidis Supermarket found on the road going out of Martano towards the motorway for Lecce is in our opinion the best local supermarket for all your needs.
We had such a lovely time! The house is so gorgeous and we adored the local area (and the food of course!).... we went to Otranto and Castro and Lecce which were all gorgeous.
Basically, we loved it! And your house manager was really fabulous and so so helpful.
Amazing grounds - you'd want to live outside and never leave. Pristine pool, lounges, pizza oven (had a pizza chef make full dinner for 10 ppl for $200 - what a memorable night!). Close to everything, truly the best location. Once you get inside the main/guest houses, you'll notice areas for improvement. Guests paying over 1K a night are probably not the guests who'd want to do their own laundry. Or bring/buy their own shampoo/conditioner and mind you soaps. Any 4-5 star property would of course have those included and change regularly. Absolutely no air conditioning, and hence no air, period, in the kitchen and living room areas - impossible to stay there during the summer months. Towels had to be washed (by us, the guests) on daily basis, and laid out to dry outside - the "4 towels per washing cycle" doesn't really work for a 10-person family. Drainage in the master bedroom and the main showers needed repairs, and last but not least - none of us (8-10 guests) ever took a Hot/Warm shower in the 14 days we were there - as we would run out of hit/warm water in the first 3min of taking a shower. Again once you went outside and took a dip in the pool you forgot about all of that - wish you could stay there (outside / grounds) forever. The agency looking after the house (Maria) was super responsive, trying their best to address every issue and every need as they came up - problem is, those issues should not have come up in a true 5-star property to begin with. I think the property should look into investing into the beds (worst beds we've ever slept in), air conditioning in the kitchen + living room, toiletries and cleaning should be inclusive, and drainage + hot water problems should be attended to - to make the property adhere to the 5-star status it aspires to be! Did I mention the outside trumps all of that - it dies :)
Cette maison de pierres chaudes, en pleine campagne, construite au cœur d'une mer d'oliviers ne nous a offert que des moments heureux. Installations impeccables, douces baignades de fins d'après-midi, repas en plein air au son des cigales, bref, le bonheur à toute heure du jour ! À souligner, la présence de plusieurs centres d'intérêt, tant historiques qu'architecturaux, la proximité de la mer et de ses très belles plages, la sobre et exquise cuisine des restos d'Otranti ou de Santa Maria de Leuca, sans oublier les vins exquis du pays. Maison impeccable, agence efficace et service très cordial. Nous y retournerions sans l'ombre d'une hésitation...
We had a fantastic vacation here. We were staying as 2 families with 2 little babies and we had an amazing time staying at the house, occasionally swimming in the pool, and exploring the surrounding region. Beautiful house in a beautiful setting. The property manager was excellent and organized babysitters, cleaners, and a private chef. The private chef Simone was excellent - he cooked great local food with amazing ingredients.
A perfect home away from home. The villa offered all that it promised and more. Our hosts saw to our every need ensuring that each day gave way to enjoying the pleasures of Puglia, its villages, wonderful restaurants, shops and the sea. The home located in a beautiful, secluded and private olive grove, yielded elegance and comfort. There was much to see and do and we cannot wait to return to once again to this beautiful villa. Thank you Anna and Jiri for making our stay so pleasurable.
We spent a beautiful holiday here. Beautiful house in a beautiful olive grove. Facilities in the house was appropriate to my expectations of a luxury house of a farmer. The pool is big enough and pleasant water. The house and surroundings were clean and the owners very friendly and willing to serve you. The Masseria is very well placed for many different trips to the sea and the sights. I recommend visiting Lecce, Otranto and many smaller towns. Suitable for all who want to experience the authentic Salentino. The food is generally very good in Italy but the wines from this region are excellent. After this vacation I have only good memories and a lot of experience. We only recommend and if possible we like to come back again. Thank you. Martin & Petra
This masseria was unbelievably comfortable for two families. It was gorgeous and the outdoor spaces were lovely for all meals. The pool is large and inviting. The decor and the manor itself are gorgeous. The property management was kind, efficient and extremely helpful. We would love to go back.
