Lovely fall colors and stunning views over rolling hills. Great winter sports area for X-country skiing, snowmobiling, snow-shoeing, 45 minute drive to 3 downhill ski resorts. Located between Seneca and Keuka Lakes with proximate access to swimming and boating and just three miles from the Farm Sanctuary which offers daily tours to visit the farm animals. A 10 minute drive to Watkins Glen State Park, and short drive to Mennonite wood-workers, antique shops, and organic locally grown produce stores. Down the road from multiple vineyards and wineries that offer daily wine tasting year round. Unique octagonal-design 3-bedroom house with a gorgeous view over rolling hills. There are 22 floor-to-ceiling windows throughout the house looking out into the forest. Wake up to see the trees and wildlife who approach the house: deer, rabbits and hummingbirds are regular visitors. Located down a winding driveway and away from the road. Two full bathrooms. Lovely sunroom for afternoon reading with a quiet cup of tea or glass of wine. The interior is newly painted and there is beautiful new hardwood cherry flooring throughout. The main bedroom has a king-size pillowtop mattress, and there are two guest bedrooms: one equipped with luxurious full size Japanese-style futon, the other with two twin futons great for kids or can be placed together for a king size futon. The master bathroom and all 3 bedrooms have radiant heated floors that are wonderful in the fall and winter. The main bedroom and living room have AC, which is useful at times in the summer. All sheets and towels are provided. The kitchen has an open layout, and is fully equipped with utensils, dishwasher, microwave, full-size gas stove and oven, toaster, waffle-maker, coffee maker, electric kettle, dishes, pots and pans. Excellent local caterer can prepare a delicious meal and have it waiting for you when you arrive. The living room has two futon couches that can open out to two queen-size beds and a 'chair-and-a-half' that opens into a twin bed for extra sleeping space if needed. The living room has two sets of sliding glass doors that open onto a beautiful wrap-around porch with gorgeous views over rolling hills and forest. A beautiful outdoor natural cedar hot tub that can accommodate 6 people is installed in the deck and overlooks the hills--great to use fall, winter, spring and summer! Outside, there is a small gazebo lovely for breakfast. Two kayaks and snow shoes are available at the house for renters to use. The house has a new washer and dryer, BBQ, kitchen has dishwasher, microwave, full-size gas stove and oven, toaster, coffee maker, electric kettle, dishes, pots and pans. DVD movie-quality Projector System. The property has a very large fenced-in area which is ideal if you bring your dog.

What a wonderful home you have. We had such a good and relaxing visit with our friends and relatives. We all felt so at home and comfortable even the little ones slept well! You are very fortunate to have such a beautiful hide-away to escape to from both the city and all of your travels.

My 5 friends and I came for 3 nights on Columbus day weekend. The house exceeded our expectations. It was lovingly decorated, had stunning views of the hills, and was very comfortable. The house was located very close to wineries, parks, lakes and Farm Sanctuary. The cedar hot tub was wonderful! The smell of the cedar was so therapeutic, and the star gazing excellent! We came with our 3 tiny dogs too. They loved having a fenced in yard to run and play! All in all it was a great weekend for everyone and we can't wait to go back! While we never met Katya she was always available by phone if we had any questions. Thank you Katya for allowing us to share your little piece of paradise!
This house exceeded our expectations. We already can't wait to go back. Clean, beautiful, comfortable, peaceful, and the hot tub was a great hit. We visited the Farm Sanctuary, swam in the falls at Treman State Park (SO much fun), hiked the gorge, took our daughter to Cornell for a tour, and ate lots and lots of yummy vegan food; perfect area for vegans. The vegan hoagie at Glen Mountain Market was a favorite. Can't recommend this place enough. It was perfect for our family of 6.
My family stayed here for my graduation weekend, and it was really wonderful. It's a 45 minute drive from Ithaca. It was really great to have place for everyone to stay together. The property was very clean and well-equipped, and the hot-tub to relax in after the busy days on campus was very welcome. The owner was very friendly and helpful. We would definitely recommend this home if you are travelling in the area.
We had such a great time on our trip, the house was absolutely great. The hot tub was the perfect end to our cold days and was just lovely under the stars. We did a lot of cooking and baking (with a couple supplies from the TOPS supermarket which was super close, and also Greenstar in Ithaca--worth the drive-- to get a couple things for some vegan cuisine); the fully equipped kitchen was a great plus since we were not able to bring all the supplies we needed. We watched a couple DVDs from your collection which were very enjoyable on the projector screen in the cozy living room. Scrabble and checkers also let us have a little board game fun which was great! My boyfriend's favorite part about the house was probably the heated floor tiles! Such a great touch for those chilly mornings. We loved your collection of brochures and information, which gave us a heads up to go to the Glen Mountain Market where my boyfriend got a tasty vegan sandwich for lunch one day. The town was great, we loved the openness of everything. Although the weather was a bit cold and the ground snowy we still did some site seeing (the Falls in downtown were beautiful!), and even went hiking on the trails at the Watkins Glen State Park. We definitely want to book a time for the summer to do some more adventuring and relaxing if able to, as the house was the perfect place for this.

What a great location for our Deck the Halls weekend. Having your neighbor, Rachel, cook for us was the perfect ending to our day out. The food was delicious--we recommend her to anyone!

Had a great retreat with the family, Katya was great to deal with, very responsive and very detail oriented. That was the first sign that I knew it was a good idea to pick this place. There are so many to pick from. Loved the cedar hot tub. Very unique, although not a lake side property, a gorgeous view from the hot tub, unique architecture and privacy more than made up for it. Also, very close to Watkins glen, which was definite worth visiting! Thanks again for a wonderful vacation.
