About Jim Patton

I am the owner of this property that has been in my family for more years than I care to mention. My primary residence is located upstairs above the rental units. I take the utmost pride in my property and making sure my guests are happy and have a pleasant experience. I welcome the opportunity to continue dialogue about the property, please feel free to contact me should you have any further questions. I am a native Los Angeleno who loves the city and all that it has to offer. And enjoys sharing the ins and outs of visiting LA.

Jim Patton purchased this apartment in 2007

Why Jim Patton chose Mid City

This property has been in my family for over a generation and has been lovingly updated over time to reflect current trends. If you want the feeling of a home away from home then this is the perfect spot for your getaway.

What makes this apartment unique

The property is very private with gated exterior common areas. The entire property is a wonderful and safe compound. Tranquility is often achieved here.

Guestbook comments from the owner

Our second winter in Los Angeles proved to be a spectacular experience thanks to our stay and host at 2026 West View Street. Jim provided us with a home away from home that made us comfortable and accommodated. The apartment was just as advertised and maybe even better than shown in the listing. The apartment was well furnished with very comfortable beds, refreshing steam showers, a fully stocked kitchen, and a barbecue grill that we used constantly. Everything we need for our stay. All amenities were available to us. We enjoyed the lovely outside yard. We were even treated to 2 or 3 dozen birds of paradise from Jim's yard. The apartment is gated and very secure. We felt safe and protected during our entire stay. The neighborhood was lovely and provided us with a lovely place for our morning walks.

Parking our car was on the street was never a problem as there were always adequate parking spaces. We have found our new home in Los Angeles!

We had a blissful 3 month stay (January-April).

Amazing Place for 2 College Girls on Summer Intern

  • 5 of 5

After searching high and low and literally looking at hundreds of rental sights, we finally decided on this for my daughter and her friend to stay for 3 months for their summer internships in Los Angeles. As the mom, I was a little nervous in the first place sending my daughter to LA for the summer. But Mr. Patton called me upon our request for the space, and after talking to him my mind was at ease. We arrived on May 12 and Mr. Patton was there to greet us and give us a tour. The apartment looked EXACTLY like the picture, very clean and welcoming. And quite large. The grounds were beautiful, large back patio full of lovely flowers and plants. The apartment was perfect for the girls and the location could not have been better. My daughter's internship was in Beverly Hills and her friend was closer to downtown, and the drive was easy for both of them. It was also a easy drive to shopping and the beach. (this is LA so EASY is relative to the location!) Mr. Patton was so nice and looked out for them. Put my mind totally at ease. Street parking was never a problem and the high wood fence and entry made the apartment feel very safe. The street the apartment is located on has beautiful houses lining the street and they are full of young professional families. But just like most LA neighborhoods the outer edges of the neighborhood felt a little more unsafe, but honestly that is just a large city for you, they never felt unsafe in their immediate neighborhood. The girls (both age 21) LOVED their time there and would definitely stay there again. If we go to visit LA for vacation we would definitely rent this space, location was perfect, host was a perfect gentlemen. Can not say enough nice things. You will not be disappointed.

Owner's Response: Dear Annette, Be certain the pleasure was all mine having the lovely young ladies on property. They are the perfect type guests that fit into the culture of my property as my primary residence is above my two rentals. You all are welcome back anytime. And, thank you for choosing my property. Blessings and kind regards always, Jim

My first "home" in LA

  • 5 of 5

I recently relocated to LA from Philadelphia for work. My stay was for one month in the 2 bedroom apartment.

After staying the previous month at a different VRBO property, I was pleasantly surprised upon my arrival by the accommodations and Jim's greeting. He took the time to familiarize me with the property, and made sure that I knew if I needed anything he was just a text/call away. (Which is not always the case with these arrangements.) He checked in with me throughout my stay as his busy schedule allowed, even inviting me up for a coffee and conversation. He was also flexible with my scheduled departure date, which was very helpful. I have come to think of Jim as a friend after this experience, and hope to keep in touch in the future.

The apartment is well appointed with everything you could need for either a short or extended stay. I will start with my personal fav, the steam shower. What an amazing way to start each day! Bedrooms are neat and clean, with nice new sheets and blankets. The second bed is a Murphy bed, which was perfect for making the room multi-purpose as needed. Kitchen has all you need to cook a great meal. I had Friends-giving there and cooked a meal that was enjoyed by all. Even used the BBQ grill in the courtyard!

Speaking of the courtyard, I think this is what made this place feel most like "home" to me. My guests and I enjoyed relaxing outside surrounded by tall bushes and plant-life creating the feeling of being in your own private garden. There are patio tables for eating outside, furniture for relaxing and watching a full moon (In my case the Super Moon), or just having a conversation over a glass of wine with a friend or loved one. I also liked the added piece of mind being on a property that was completely fenced/gated in.

Overall, I couldn't be happier with my choice to stay at this property. Thanks again Jim for helping make my transition to LA a smooth one!!

Great centralized location to explore

  • 5 of 5

I stayed in this apartment for two months at the end of 2015 Nov-Dec. The location is perfect. Minutes from Santa Monica, LAX, Runyon Canyon and Culver Stairs, Downtown, Hollywood and Beverly Hills. World class restaurants are within 10-15 minutes of the place. Jim was very patient with all of my questions. Everything was as described or better. Very clean, comfortable and plenty of parking. The tall security gate adds to an already very quiet neighborhood and everyone I interacted with nearby was friendly. There is a nice grill and a great backyard seating area and gril. Even has some beach gear.

Almost forgot the best part, there is an Amazing steam shower.

Owner's Response: Note this guest visited in October 2015, all the pillows and bedding were replaced promptly in December 2015. This is an apartment building where I do live upstairs and had a personal guest visiting who stayed in the room above hers, not a typical situation. Unfortunately this guest approached my front door at a bad time when all I could do is make sure she did not need anything in particular and I regret was not able to give her the attention I would have preferred to. She was particularly needy and seemed to starve for attention which frankly was beyond my ability to cater to. The neighborhood is not unsafe and I regret she felt that way! Although this is the second not so favorable review; hopefully you will compare it the majority of good to outstanding reviews listed. Thank you! Jim

Our least favorite VRBO Stay to date& Had to call a week later to get deposit back :-(

  • 3 of 5

Like the other reviews, Jim is an very nice owner! We reserved the- 2 bedroom condo. Exterior of property is very pretty and well maintained. Street was quiet and felt safe, but the area around it did not. Street parking was not overly abundant as stated. Area was centrally located for LA attractions and beaches.

Unfortunately, first impressions are everything. We walked in to the condo and it had an overwhelming smell of Indian Cooking. We are not a sensitive family but our eyes/nose were burning with the smell. When I asked about it, I was told it was previous tenant. However, I went out the back door and it smelled like it was coming from another part of building. Discovered several housekeeping issues, supposedly cleaning supplies were to be made available but only empty bottles in kitchen and in closet outside condo. First stop at store was to get supplies and febreeze. (We also had a shower drain issue but Jim was very proactive and got it fixed immediately.) We opened windows and febreezed the condo. The odor the first day was the worst but it lingered throughout the stay. My teens referred to it as the stinky condo. I had to spray condo every morning when we left for the day to make it bearable. This was a holiday trip and we stay in VRBO properties to make experience nicer not worse. I chose this condo based on the great reviews and felt terrible I brought my family here. The second morning we were awakened to one of the owners watering plants at 6:30 am and spraying our window numerous times with water. The owners obviously care about the property but a little TLC for the condo would go a very long way. All the towels were dingy white. The linen closet looked like it just needed to be purged of old, dated items. The pillows in the 2nd bedroom are in desperate need of replacing- very thin and stained. A couple little details would greatly improve the property.

I would not recommend for families.

Wonderful rental for a wonderful vacation!

  • 5 of 5

There could not be a better tagline for this property than “So Much Better Than a Hotel”. I stayed here with my husband and a friend of ours , and we had a wonderful time. The pictures give an accurate description of how lovely the 2 bedroom apartment is (we stayed there, not in the one, but I am sure it is perfect as well). The outside of the building is lovely, the neighborhood was nice, and the apartment had everything that we needed to feel right at home. On top of all of that Jim is so nice and friendly. The location was very convenient to everything that we went to see and do, and there are plenty of shops and restaurants near the apartment. This was the perfect place to stay for my husband's first visit to Los Angeles, I recommend Jim's rental/s to anyone.
