Tumblin' Falls House is perched high a'top a cliff overlooking the very beautiful Shinglekill Falls. This circa 1890's Dutch-Victorian has been updated to current lifestyle standards. A newly renovated country kitchen, spacious living and dining areas, with WIFI throughout. We have multilevel decks and a hot tub, overlooking the cascading stream and falls. A country setting with trails, informal gardens, and several natural pools. On the first floor are the dining rooms, kitchen, living room and a full bath. The second floor has 4 guest rooms, two with king beds, two with queens, and a sitting room with a double sofabed. There are two full baths on the second floor.
We are near hiking in Catskill Park, mountain biking,skiing ,and zip lining in Windham & Hunter. Shopping in the nearby towns of Catskill, Woodstock and Hudson, We are also near numerous farms for purchasing local produce. There are many varied and wonderful restaurants in close proximity. There is much to do in the area, but to be honest, we find that most of our guests wander down to the falls with a picnic and a good book,wallow in the pools, then return to barbeque on the deck to complete their day! It is all up to you.
My husband Hugh knew about this property before I ever did. He used to speak of it often. It was the summer home of his soccer captain and roommate from College at UPenn. With Andy being an only child, and off to medical school in Brussels the house sat vacant for several years.It became know as the haunted party house and fell into disrepair by local kids who found it to be an interesting hangout. So in 1983 after a bad weekend when kids had broken several windows etc., Andy's Mom decided to sell. Needless to say, I was immediatly dispatched to finally see the house I had heard so much about. For me it was LOVE at first sight.Hugh needed no convincing.

I don't think we need to say why. The Falls, the sounds of nature, the trees, even the ROCKS.That's an inside joke, my husband is something of a rock hound.
Being in the midst of all this natural beauty and still just 15 minutes from anything else you may need.
We had a great girls weekend away thanks to Linda and her Tumblin' Falls house. We wanted to be near the Hudson Valley area and this was perfect, we had easy access to everything we needed by car. The house fit us all very comfortably even though we had a large group of 11, and it is in close proximity to a grocery store, wine store, and the Hudson Amtrak station. We got to try out the falls behind the house too, which were chilly but very refreshing- an amazing perk to this already great hideaway. Linda was very attentive and helpful throughout the whole process, overall I definitely recommend this place for your next getaway!
I rented this property for a bachelorette party and just got home this afternoon. The Tumblin' Falls house is absolutely beautiful! Its very spacious, comfortable beds and the hot tub is an added plus. The walk down to the falls/ watering hole is also breathtaking. I highly recommend this house for a bachelor/bachelorette party or a romantic weekend away. Also, Linda and Hugh couldn't be any nicer! Definitely the best hosts and friendliest people! I would come back in a heart beat :)
Have stayed here before when it was run by the owners as a B&B, loved it then and loved it now. They take great care to ensure guests feel comfortable and at home. There is a great kitchen for cooking, comfy beds and wonderful views of a private waterfall.
We used the hot tub and swam in the falls, it made my 50th birthday special and I couldn't think of a better place to celebrate.

Linda, Dee, Hugh, and Alex are fantastic people. They were very welcoming when we arrived and we enjoyed hearing about the history of the house and the amazing work they put into making it such a luxurious vacation rental.
The views and trails along the waterfalls were absolutely stunning and the house had more than enough space for our group of 9. Our only complaint was the taste of the tap water; we're a used to the taste of New York City water, so we found the tap water in the house to taste a little metallic. But Linda was so kind to bring us gallons of water to accommodate that request, and everything was prompt and reliable!
We had an incredible weekend here and we recommend to anyone looking for a relaxing couple of days in the mountains. The jacuzzi and fire pit in the living room were my 2 favorite features. The house is perfect as its close enough to neighbors and stores, but far enough removed where you feel at one with nature and your surroundings. We plan on renting again in May as we already miss it!
Our group of 11 friends travelled from NYC to stay at the Tumblin Falls House for a ski trip weekend and it ended up being the best decision ever. The house was amazing and incredibly spacious (the pictures don't even do it justice). The accomodations were great and the owners had everything we could have possibly needed- towels, firewood, extra blankets, fully stocked kitchen with cleaning supplies. All throughout the house there were fun figurines, paintings, photos, movies and books that provided lots of entertainment. There were plenty of activities to do in and around the house, so much so that half of our group didn't even leave the property to ski. The selling point when we were booking the place was the multilevel deck with a hot tub and fire pit. When we needed water added to the hot tub, Linda was quick to come to the house and help out, otherwise we were left unbothered to enjoy ourselves. Everyone on the trip agreed it was the perfect house for a group trip. We hope to come back every season :)
This eclectically furnished house was perfectly comfortable for all ten of our guests. Great for groups who love to banter into the night, as the seclusion and the sound of the falls offer unique privacy, but the property also offers plenty of opportunity to escape the crowd and find privacy. The falls were a perfect swimming hole to cool off on a hot summer day. We were close to hikes of varying degrees of difficulty. Linda, the owner, was extremely accommodating. Every one left feeling quite at peace.

Cancellation Policy-At the time of booking a $500 deposit is taken. Additionally, If you chose to take the insurance in lieu of a damage deposit, it is charged at this time. Should you cancel 31 days or more, prior to your reservation dates 50 % of your deposit will be returned. Once you have paid your balance, (at 30 days prior to your dates), should you need to cancel there will be no refund.
Suffice to say, should you book a last minute booking, there is no refund.
We do have special weekly, seasonal, and extended rates. These need a special inquiry.
Also "ask" about pets. We are pet friendly with considerations.Rate is p/night or adjusted to flat rate for longer stays.
