Villa Matkovic is a delightful old stone family traditional villa situated in the heart of Cavtat’s stunning old town which is located on a wooded peninsula.
It offers a spectacular harbor view from its main terrace. The villa is within easy access of Cavtat’s restaurants and beautiful beaches which line the town’s charming palm studded harbour. The villa represents an excellent value for your money and would suit a family, two families or a group of friends.
Warm and friendly atmosphere, peaceful surroundings and splendid views of the Adriatic Sea, Cavtat, islands and Dubrovnik will ensure a vacation experience you will always remember.
Guests enter from the pedestrian only street into a hallway which leads into a lounge with kitchen and a door opening out onto the main sea facing terrace.
There are also two double bedrooms and a separate bathroom on this level. Stairs from the lounge lead up into the attic/roof where there is a separate twin bedroom, an open plan room which contains a double sofa bed and separate small extra bed (suitable for 3 young children or one adult) and a separate bathroom.
Stairs from the hallway next to the main entrance lead down into a large open plan kitchen / dining / lounge area with doors opening out onto a second sea-facing terrace with garden. There is also a separate double bedroom with a door opening out onto a bathroom with bath. This bathroom can also be accessed via a second door from the open plan kitchen / dining / lounge.
I'm an entrepreneur who operates my own restaurant, catering and wedding facility in Zagorje - near Zagreb. Villa Matkovic is the family home where I grew up. It is my favorite place in the world to get away and relax. I renovated it for myself, sparing no expense, and enjoy vacationing there when I'm not working. I know that if you visit us, it will feel like home to you as well. It's the perfect recharge for a long year of work and an excellent escape from the hustle and bustle of everyday life.
This is an old stone ancestral home that has been lovingly renovated. It is a shelter from the busy world, providing solitude and peace. It is in the center of town and provides a breathtaking view of the sea and city below. It has plenty of sleeping space and two open stone terraces. It's close to Dubrovnik and the airport without being close to the swarming summer crowds. The nearby beaches and locales are pristine and easily accessible.

Stone and timber construction give this lovely villa a rustic feel, but there is no lack of modern conveniences. The villa is on three stories. You enter on the middle story, where there is a kitchenette, living room and two double bedrooms and a full bath. Upstairs from that is a sleeping loft with three twin beds, a rollaway cot and a couch, plus another full bath. Downstairs is a large kitchen with a big dining table, a small couch and another double bedroom and full bath. The best part of the house, though is that it has two wonderful terraces, one on the bottom floor and one on the middle floor. The lower terrace has two tables, one large and one small, where you can have your morning coffee. The upstairs rooftop terrace has a nice seating area and spectacular views where we watched the sunset almost every evening. Both terraces have views of the sea. It was just perfect for the two couples that comprised our party. The only drawback was that there was no indoor space where more than three people could comfortably congregate except the kitchen table. That was not a big problem for us, but it could be for a larger group if the weather were marginal. Cavtat is a lively town with several very good restaurants and plenty of amenities and activities such as swimming in the sea, hiking, kayak rental, shops, guided tours and frequent ferries to nearby islands and Dubrovnik. We did spend three days in Dubrovnik, which is a beautiful and historic place, but were happy to return to Cavtat and leave the crowds in Dubrovnik. I would definitely recommend this property to a friend and hope to have the opportunity to return. Steep stairs that are required for access from the street could be a challenge to those with mobility limitations.
This marvellous villa is situated in the peaceful old Town with really great sea view. We were 7 grown-up people in two generations and we all loved the house with much space (three floors) three bathrooms and a great kitchen; with a dishwasher, which was nice since we ate breakfast every day and cooked dinner several of times. Cavtat is a fantastic place with everything nearby and in an hour, with a boat, you are in Dubrovnik which also is well worth one or two visits, but Cavtat is the best place to stay and we couldn´t have found a better house!!! The place was very charming. It is very quiet but at the same time right in the Center of Cavtat. Only half hour bus ride to Dubrovnik and few minutes to the nicest beaches. We'll definitely go back there!
We spent a week at this villa and wish we could've booked it for longer. It was the highlight of our stay in Europe this summer. Cavtat is a beautiful little town with amazing beaches with the most beautiful sea and a charming promenade full of cafés that you can visit both in the morning for cafe and in the evening for cocktails.
It was hard to decide what we wanted to do more. To take the stairs down to the beaches and promenade or stay and enjoy the villa. The villa itself is beautiful, spacious, and clean. The views from the terraces are breathtaking and worth the flight from California alone. We still dream of sitting on the upper terrace with some wine and enjoying the sunsets. We all can't wait to return to this magical place again soon. Thank you so much Kate for sharing your amazing family home with us! When I initially reserved this villa, there was only one review on which to base the booking. I decided to take the chance, crossing my fingers that it would be as wonderful as we wanted it to be. It was amazing!!! The view was absolutely spectacular, so much so, that we spent every free moment between waking up and going to bed on the upper terrace. The home is very clean and well appointed, and my husband and I, who both like to cook, were impressed with the size and how well equipped the kitchen was (including a blender that can crush ice for those tropical cocktails!). The beds were very comfortable and for the few days that we were adjusting to the heat having come from a colder climate, the efficient air conditioning unit on the main floor did the trick! (There is another unit in the 3rd floor, which we didn't need but it is there if you are a bigger party.) There is also great water pressure and plenty of hot water, and the WIFI was able to stream video fairly seamlessly. The villa is extremely well situated and is a quick walk from the peninsula's only parking lot, which is where you will leave your car since you can walk or ferry to everything (although you will receive a parking pass with in/out privileges including with the rental). Cavtat's beautiful restaurant and shop-lined water front is just a quick jaunt down the cobblestone stairs. There is also a wonderful swim club just a short walk away where you can rent chaises and towels, complete with use of the hotel's sea front amenities. A quaint grocery store with a respectable fresh meat counter which varies daily, a bakery, apothecary, bank, etc. are all an equally quick jaunt away. The villa and pretty much the entire peninsula is in a pedestrian only zone, with no access by vehicle, so pack accordingly. Hands down, my husband and I agree that it is the best vacation we have ever taken, even with a few days of rain. We just wandered down to our favorite wine bar and watched the rain and boats rock around in the harbor. We can't wait to come back! We have been by the Adriatic several times and never felted at home as in this Villa. Located in a privilage position with take breathing views of the Adriatic sea sunrise and sunset, not only from terrace but from every room of the house!!!
Fully equiped (TV, A/C, internet, kitchen appliances, bathrooms...etc) absolutly clean, comfortable with enough space for enjoying indoors without to share the same room or even bathroom! Place is great for all family members of all ages with rooms and bathrooms in every floor plus 2 kitchens making even easier to manage meal time!
Adventure and nature is only few steps away, reason why organizing outdoors activities won't represent a parking problem. Downtown, marina, beaches restaurants, shops, post, banks, supermarket, bus station and historic places are located in the same area.
I cannot remember a more convenient town to be for vacation... in fact, we extended two more days our stay because we falled in love with the view, the comfort from the villa and sure, with Cavtat's soul.
