Aqua Villa's Little Poco (previously House on the Hill) has a spectacular, secluded, and quiet location, with glorious 180 degree ocean views on a slight hillside. Sit on the private deck and enjoy the breeze, watch sunrise and sunset. Relish the tranquility- all you can hear is the sound of the sea and the wind. Starry nights are spectacular, you may even see shooting stars.

Little Poco is 1200 sq feet, has Master bedroom with King size bed, Guest room with queen size bed and kids room with full and single beds. 2 full Bathrooms and outdoor shower. A large comfortable great room with open kitchen and vaulted wooden ceilings. Barbecue on the deck. It is fully air- conditioned. All rooms have a great view of the Ocean. Washer and Dryer. WIFI Internet. We can arrange private chef, massage, and boat tours.

A good place to stay

Our group of 3 adults and one child spent 2 weeks on Great Exuma in Dec 2017. The first week was at another property, and the second week was at this house.

Kay, the property manager, managed both homes we stayed at, and she is great! She met with us and led us to the home, which would be hard to find on your own. It's a quick drive to grocery stores and the main town. This house's location means that it is also a quick drive to the beaches and restaurants on Little Exuma, which is where we spent most of our time since we preferred the beaches there (Tropic of Cancer beach and Forbe's beach). A previous reviewer mentioned access to a beach from this home, and that is no longer true as the two properties are split up now. I wish that review could be removed, as one of the people in our group read that and assumed that we'd still have that access. The road to this property is long and very rocky/rough. The home itself is very cute and cozy. There are only a few channels on the tv, but we were able to watch a Netflix movie one night when it rained. We actually had better internet connection here than anywhere else! The beds are heavenly (the master bedroom bed is AMAZING) and the kitchen was better equipped than any other rental home we've stayed at. We did not realize upon booking (my mistake for not noticing) that there was no dishwasher. That put a damper on the week for us, since we cooked 90% of our meals at the house. There is also no lighting over the dinner table, so we had to unplug and move bedroom lamps over to the dinner table each night for supper. Our biggest issue would have to be the ants and roaches. We brought this up with Kay, and she mentioned to us that the home had been treated a month prior, but I believe the home's patio doors simply need to be replaced. I feel bad mentioning this, as the owner was great to work with, but we were constantly vacuuming up ants in the living room. They literally came marching in through the patio doors, even after we tried to stuff paper towels under the doors. We took out our garbage each day and never left any food out, so that's when we began to realize it was likely an issue with the doors. Each afternoon we would come back from the beach to have to vacuum up ants, and it did get quite tiring.

All in all, this house represents a great value for your money. There are some quirks that need to be ironed out, but once they are, this place would be a 5* property for sure.

Beautiful Exumas

Great Property, owner easy to work with. House is clean, beautiful, updated, very comfortable beds. Would definitely book again. Kay the property manager is wonderful and helped us transport our luggage as we were given the wrong car at the rental company. Great value!!

Some comments for potential renters. The house is on a long dirt road with a lot of rocks, etc. This is very common in the Islands, we had asked for a 4WD at the rental company but they only had a Toyota Corolla and we did just fine.

Also, there is no beach access at this house so you will need to drive if you want to go to the beach. The beaches are not far and they are beautiful!

If you are planning to work remotely you will need to use your own personal hotspot as the internet was not working in the house. Not a big issue, you shouldn't work on vacation anyway!

Beautiful setting, very well kept house

We just spent four nights at this place and I left wishing I had planned to stay longer. The house is perfectly kept, equipped with A/C, Wi-FI and all the kitchenware you need, has good ventilation -since it's above the tree line- and has an absolutely gorgeous view which left us stunned as we were welcomed in. A few yards away is the owner's waterfront vacation home, which has a huge dock and a small private beach that we highly enjoyed, as that house was alone. We were allowed to use a paddle-board and a kayak for an additional fee. The experience though would have been considerably different had we not been allowed to use the waterfront access. In this case, I imagine you'd have to plan to spend more time out of the house.

Worth mentioning that Mr Newman - manager- behaved very well and made sure we were picked up in time and brought up to the house. Kay, who keeps the house, was also very nice and showed us a bit around.

A few tips for your trip:

- There's beautiful beaches to visit and if your objective is to visit them, bring your equipment: a good umbrella & chairs. You could even use the umbrella in the house's private beach.

- The place is about a mile and a half from the main artery, connected by a dirt road. I would highly recommend you rent a car, unless your objective is to remain in the house for most of your stay.

- Try bringing some food along. Grocery stores are small, expensive and not stocked as you'd wish. I was told you can bring meats from the US, but not vegetables nor fruits. Maybe you can do groceries in Nassau and fill a cooler? I saw a few locals flying with coolers.

- Bring plenty of cash- I withdrew cash in Exuma and fees are outrageous.

- Be aware Exuma is not Nassau nor Cancun. There are no big hotels, no discos and restaurant variety is not extensive. This is a laid back experience to enjoy nature and nice beaches.

- The house in is the south side of the island, which is like the back country of Florida: very wild and lonely. Worth exploring if you're curious and find the means to but don't go at it alone!

Great Vacation Home

We just got back from staying a week at this lovely vacation home. The house was very clean! Awesome views and access to a nice beach/dock! I recommend renting a car to get around the island! Kay was so sweet and made sure we had everything we needed! I already have friends asking for the information to this home! I will be coming back! Thank you so much Eric for letting us stay at your beautiful house!

A lovely property, perfect for our family !

First of all, I would like to thank Eric for allowing us to stay in his wonderful home on Exuma. It is obvious that this is not just a rental but his personal vacation home as well and the home is appointed as such.

The best things: The view, the amazing property he is building down the hill with a dock and private beach for use by both homes, the bed, the stars. A vacation can be ruined for me by a bad bed and all of the beds in this house are comfortable but the master is VERY comfortable. The porch offers an amazing view. The new home that is being built and should be ready for rent in about a month is SPECTACULAR! The breezes are amazing on that porch and the dock and beach outside it's doors is absolutely perfect. The stars are really not Eric's doing so I can't give him credit but OMG!

A few tips if you are staying here for the 1st time: 1. Snorkel the dock and at least the area up and down the coast there at least a few hundred feet. We saw a ton of great fish and creatures. Lots of upside-down Jellyfish. 2. Stop at Prime Island Meats and Deli and get some of their tuna salad and chicken salad. Both are fabulous and we ate them for at least one meal every day! They will even have everything ready for you to pick up on your way in from the airport if you contact them in advance. primeislandmeats@gmail.com. 3. Rent a boat from Minns in Georgetown and snorkel the Blue Hole and the reef off of Foul Cay. DONT KICK UP THE REEF THOUGH! It is spectacular and we saw at least 5 turtles there. 4. Chat and Chill is a given.

This property, Eric and Kay (site manager) were wonderful and it was absolutely perfect for our family of 4. I hope you all love it as much as we did!
