WATERFRONT POOLSIDE 5 is our personal home for the winter months, not just another rental condo, and is equipped accordingly with the highest quality luxury amenities we can afford. TRUE WATERFRONT HOMES ARE RARE IN THE MT. WASHINGTON VALLEY, and to have such a stunning, elevated view of the water as does Poolside 5 is even rarer. Come enjoy the pool views and fish for brookies from the foot bridge or just sit in your living room or out by the pool for hours gazing at the amazing reflections on the pool surface of the maple, birches and stately white pines surrounding the pool, while enjoying the bubbling waterfall sounds in the background. In the winter months, the falls get draped with ice formations, yet keep gushing the brook waters across the lovely granite ledges.

The Poolside grounds were part of the historic Russel's Cottages resort, founded in 1863. The private, natural granite pool is formed by an historic, 1924 granite dam with a bubbling waterfall and romantic footbridge, home to brook trout all summer. The current building was built in the 1960s as a 6-unit condominium. The owners have since renovated and updated their units to a high standard. The added bonus' are the SUNRISES OVER THE POOL as well as the SUNSET MOUNTAIN VIEWS of the Moat Mountain range from the master bedroom windows.

The Poolside 5 master bedroom features LONG WATER VIEWS of the brook from your queen bed, separate SAMSUNG TV, HI-THREAD COUNT SHEETS, quilts and a SEPARATE A/C AND HEAT ZONE for quiet comfort all day and night. The north end of the living area can be closed off using the convenient folding mahogany floor-to-ceiling privacy wall to create a second bedroom with SEPARATE AC/HEAT ZONE and a very comfortable leather sofa bed with auto-inflating quilted queen mattress, as well as more dramatic water views from the bed. With this wall closed you still have an elegant living and dining area with comfy lounging furniture, a SOLID CHERRY DINING SET FOR 6 with pendant lights and, of course, the stunning views of the pool and stately pines through the glass walls.

Jenn and I searched for over ten years for just the right New Hampshire property for our retirement winters. We kept returning to Kearsarge Village for its central proximity to skiing and North Conway Village, as well as the elegant, historic setting. We stumbled on Poolside 5 in May of 2012 and were instantly enthralled by the unique and stunning views of the Pool. We bought the condo two days later, we were that certain we had found exactly what we wanted. Sure, the unit needed total renovation, but with the views it has, it was easily worth all the expense and trouble of bringing the condo up to our high standards of luxury. Kearsarge Village has always been our favorite area in the Valley for its quiet, history, elegant homes and convenience to North Conway, Cranmore Mountain, Echo Lake, Cathedral Ledge, Diana's Baths and all the other amazing natural wonders of the Mt. Washington Valley. We absolutely love waterfront properties and our other home in Nova Scotia also has an incredible water view. We had planned on buying a detached home in New Hampshire but when Pooside 5 came on the market, well, one look at the view and we were hooked. We knew that you can always update a building, and we certainly have, but you can't change the view. The five other owners in our small condo community all agree that we have one of the finest locations in the entire Mt. Washington Valley.

What makes this condo unique

As stated in the Property Description, BEAUTIFUL WATERFRONT VIEWS ARE RARE IN THE MT. WASHINGTON VALLEY, and the sweeping elevated view of the deep clear granite pool from our unit is probably unique. Smaller condos (under 1,000 sq. ft) suitable for couples and small families with numerous luxury upgrades are even rarer (possibly unique). Poolside 5 is a special opportunity for a couple with means who want a fine property with room to accommodate children or the occasional guests.

We completely upgraded Poolside 5 on Kearsarge Brook to be our personal winter home, and we have very high standards, as well as years of experience as landlords of a luxury property. We're delighted that we can share the Poolside experience with rental quests while we are at our summer home over in Nova Scotia or cruising on our sailboat. We don't do all this work just for the income, for we really enjoy and treasure the comments we receive from our rental guests.

A very clean, quiet and modern unit in a beautiful spot. Plenty of space for a couple or small family. Sitting and taking-in the view of the woods and water from the generously-windowed second story could, all by itself, be a relaxing and satisfying way to spend your time here. You might never know that you're situated just feet from the road and minutes from the center on North Conway. Anyone who's spent time in NC knows to avoid Route 16 (through town) at most times and are likely already well-acquainted with West Side Rd as one way to do this. They may not know that Kearsarge Rd is equally well-suited for this (along with North-South Rd), allowing quick access to all points North and South while avoiding most of the traffic. This property is in a perfect location to take advantage of this and is still within walking distance to the center of town. One could easily spend a week here and never get trapped in a NC traffic jam. There's also some nice (short) hiking along the river. It's hard not to enjoy your time here.

Perfect for us

Unit was exactly as advertised- no unpleasant surprises. Our stay was over New Year's weekend, so we can't speak to the warm weather aspects- but the waterfall and pond made for a scenic view under ice. We were close enough to Cranmore that we walked home after skiing one night- close enough to the village to make the ride downtown only a couple of minutes long.

We cooked a couple of meals in- the kitchen was very well equipped. Everything was clean, the unit is bright and well furnished. I do have one complaint- my wife now wants to remodel our bathroom to match.

We rented the unit during an incredible cold snap- each day was at least 10 below at night and single numbers during the day. Given the cold, at first we had a bit of trouble figuring out the heat. One call to the owners and we were all set. They were extremely responsive and helpful- very comfortable to deal with.

We would not hesitate to rent this property again- it must be beautiful in the summertime.

They were enthusiastic about coming to our special little condo, patient as we addressed some confusion over the heat, and appreciative of all the effort and funds we've put into making the little condo one of the Mt. Washington Valley's finest. We hope they return. These folks are as classy as can be. And yes, they're right: as lovely as Poolside 5 on Kearsarge Brook is in the winter, it is even more special in the warmer months when the brook trout are jumping in the natural pool out front. Worst Experience Ever ... Renters, stay away from these people

Not even one star ... This was our worst experience ever.

We rented at many places in the world (France, Iceland, many states in US, Canada)

I’ll split my review in 2 parts; the unit and the hosts …. Keeping the worst for last.

The Unit: First, you can barely fit 4 people in the condo. There’s actually just one bedroom and the other bed is a sofa bed in the leaving room. Keep in mind that the owner will complain if you use too many bedsheet or other things. The condo would benefit from remodeling; the carpets are ugly and old. The walls could need a refresher paint… couldn’t find out if the bad smell was due to the old paint or old carpets or old linen. The furniture is really not comfortable. You would think that with this great view you would get comfortable furniture to enjoy it. Be careful … the backdoor of the unit doesn’t lock so don’t leave any valuable objects inside.

The hosts … OMG. Don’t trust these people. First, I guess that they ran out of money and couldn’t afford to pay the propane for the winter season. Upon check-in during February 2018 (BTW, the hosts are somewhere overseas which is another issue), we realized that there’s barely any heat in the unit. Basically, the heated pump is not enough to produce enough heat for the winter months and gaz stove wasn’t working due to the lack of propane. As the propane tank was empty, we spent one day/one night freezing in the condo. Furthermore, a gas range is provided in the kitchen but without propane … it is useless. Since the hosts are overseas, we heard from them just the next morning … the bottom line is that we had to contact the 24 hour emergency service ourselves and wait for them. Just like that, our first day of vacation was wasted due to the hosts not being organized or too cheap to pay for propane … I guess they were waiting for our payment to fill up the tank.

The best is yet to come with these people … as we were enjoying the rest of our vacation at a cabin we rented 10 min away from their condo, we heard from these hosts 1 week later!!!! They were treating us like we had stolen 2 of their bath towels from Walmart. When we checked-in, there were only 4 bath towels (they claim there were 8 …). The bottom line is that they made up a story to steal our deposit ($$$$) plus the $$$ credit they were supposed to send us for the propane issue. They will probably reply back to our review with all kinds of reasons/facts why they had to steal our money ... wait for it; it’s coming

Owner's Response: In our 15 years hosting guests at our two homes, we have never had such a difficult experience. The review is, to us, as disturbing as it is untrue. Facts: During their stay, the chain and lock were removed from our linen storage box. The good spare sheets were used and 2 expensive Macy's towels taken and never returned. This resulted in the next renters having to make do with old sheets and two old beach towels! The group initially denied taking the towels and using the spare good sheets, but later admitted in writing to using the good sheets, thus admitting that they broke into the chained/locked storage box. The group later, in writing accused us and our trusted cleaners of stealing and disparaged our condo with many falsehoods. We note that the condo was completely renovated and furnished in 2013 to a high luxury standard at a cost of over $90,000, to the fine reviews and comments of our guests, local realtors and many repeat visitors. We informed the group on Feb. 21 that we were withholding part of their security for the missing towels. From Feb. 21 - 26, 2018 we received written threats on the HomeAway site. Specifically, the group threatened us with a bad review and a lawsuit if we did not return their entire deposit. We are aware that HomeAway/VRBO prohibits such threats to owners and we have filed a complaint with HomeAway/VRBO under their Extortion Policy. We are also now aware that the renter's actions may be in violation of the Extortion provisions of the New Hampshire Criminal Code. Further, we are fearful of physical intimidation by the group who insisted on a face-to-face meeting as "the only way to fix it." We have refused a meeting given the tone and threats of their postings. Other corrections: We have never had a complaint about "bad smells" from the luxury Dupont Stainmaster carpeting. The unit has electric heat (not propane) and it's always on. The unit was warm at their arrival. The propane supplier missed a delivery for the range, which was corrected the next morning. All guests get only 4 towels and 2 sets of sheets. The group was contacted 2 days after their departure about the missing items, not one week. The rear door is unlock-able for it is the inner door to a 3rd floor private deck; the outer rear door does lock. The layout of the unit is clear in the photos and description. We are fortunate that we have the memories to fall back on of our hundreds of other happy and delighted guests at our two rentals home.

Absolutely wonderful

This is a must stop and stay if your traveling to the White Mountains. It is definitely a home away from home! The location is close to everything, the views and natural pool was so unbelievable and my kids enjoyed swimming in it and playing in the waterfall. The condo is completely updated with high end appliances and very nicely decorated. It is very clean and well kepted and we look forward to coming back!

Nicely updated and welcoming condo!

My wife and I and our two daughters and our dog stayed here for a long weekend. The condo is close to a lot of nearby amenities- minutes from downtown north conway, and ~ 10 minutes from Storyland. Cranmore Mountain is right nearby as well. The unit was clean and nicely updated, especially the bathroom. There is one bedroom, and then the second bedroom is actually the TV room with an retractable accordion divider wall separating it from the dining/sitting area. We had a pleasant experience with the owners and the rental process as well.

Enjoyable place to stay!

We stayed with our two children - ages 5 and 6. There was plenty of space for all of us. The separate sleeping area for the children was excellent! At night my husband and I would sit on the deck and enjoy the peaceful quiet. The bathroom is so nice - the options in the shower (2 different shower heads) make you feel spoiled! The owners are so welcoming and let you use their floating lounge chairs - which the kids thought fabulous! Having a full kitchen was also great. Staying here was easy and comfortable.

Take the grandchildren to the famous STORYLAND children's them park (10 minutes away) for a day or two of magical, Disney-like pleasures for the little ones. or ride the restored NORTH CONWAY SCENIC RAILROAD up into the high mountains of Crawford Notch St. Park. If it's hot, take the kids to the nearby WATER PARKS at Cranmore Mountain or in North Conway, or just get out the pool lounges and let them float and play in the deep, clear pool while you watch them from the climate-controlled comfort of your living room.
