Villa Amalia provides the perfect setting for a group of friends, families who want to spend quality time together or even a yoga retreat. Taking the stress out of everyday chores, we provide a cook who will happily cook 3 meals per day, you just pay local prices for the ingredients.

The village of Sparto is perched high above the Ambracian Gulf. Approached down a winding country road through olive groves, you are greeted by a high stone wall with a large iron gate flanked by two immense stone urns containing pomegranate trees. Pass through the gates and you enter a landscape that has not changed in centuries.

The private driveway down to the house is lined with oleanders and lavenders which form a border around the olive groves. From the large gravel parking area next to the house you get your first glimpse of the sea and the stunning villa.

A walkway, covered with an arbour of lemon trees brings you into a courtyard planted in lavender with a fountain in the centre which emerges from an old terra cotta amphora.

Beyond the courtyard is the outdoor kitchen and dining area which features a six and a half meter long bar made from a piece of eucalyptus wood, a grill, gas range, sink, refrigerator and a traditional wood-burning oven. The massive wooden dining table seats sixteen, all under a bamboo pergola.

Beyond the dining area is an outdoor sitting room with four teakwood settees which overlook the infinity pool. Nestled past the sitting room is an enclosed area which has a mini-spa with oval stone tub and outdoor shower which is used by the 3 bamboo bedrooms that are located behind. These rooms are perfect for teen-age guests or extra staff.

The entrance to the house is furnished with a rustic console table and an imposing, twisted wood-framed mirror. To the left is the kitchen tastefully designed with pale grey cabinets and granite countertops and features a centre island, gas range and oven, refrigerator, dishwasher and ice-maker.

The living room has linen covered sofas, rough-hewn coffee tables, plus a fireplace, sound system and large screen television. Through the sea view full length French doors the is a large covered terrace with wrap around banquets piled high with plump cushions. Through the living room is the dining room which seats eight and looks out on both the sea and the infinity pool. Both sides of the pool are lined with big teak sun loungers. For those who prefer their cocktails while immersed in the water, the shallow end of the pool features two swim up teak tables and a wide built in sofa.

There are two bedrooms with two bathrooms off from the living room. One bedroom has stunning views overlooking all of the Ambracian Gulf and beyond to the mountains, the other has a view towards the lavender courtyard, allowing the sweet smell of lavender to fill the room.

Terra cotta tiles cover the floors throughout the house.

A lighted outdoor staircase descends to the ground floor. Four bedrooms, all with en-suite bathrooms have large shower rooms covered in granite grey tiles. One guest room has a fireplace, and all have their own verandas with tables and chairs, separated by walls of flowering plants.

Below the main villa area a stone pathway leads down to the outdoor cinema shaded by a Pernia tree. In the daytime this wooden decked platform is a perfect place to read and relax. A small outdoor bar with sink and refrigerator service both the cinema and the very large seaside deck which overlooks the private pier. A small gate guarded by the statue of an Indonesian goddess (which doubles as a shower) opens to reveal the private pier with boat moaring and diving rock for a swim in the sea. There are also 2 kayaks and a paddleboard which are available free of charge to enable clients to enjoy themselves around the bay and 3 bicycles which are perfect to adventure out and explore the areas surrounding the villa.

For our guests who want some relaxation and pampering, we have created a beautiful wooden massage hut that offers the services of a fully qualified masseur and is certain to leave you feeling totally refreshed.

Aswell as the massage hut there is yoga deck above the sea making it ideal for a peaceful yoga retreat.

Further around through the olive trees there is a large covered swing/bed that provides the perfect spot for peace and quiet away from the villa.

On the west side of the estate there is a trampoline and tabletennis table, both giving hours of enjoyment.

A vegetable garden of 1,000 square meters supplies the estate with vegetables and herbs, while pomegranate, lemon and fig trees are planted throughout the property. A grape arbour provides both shade and fruit. The 500 mature olive trees produce 10 tons of olives every two years which are processed into extra virgin olive oil. The estate also hosts a family of chickens which provide organic, free range eggs every day. Underbrush is “mowed” by a family of deer which graze under the supervision of the caretaker.

The property has natural air-conditioning…in the morning there is no wind making the sea perfect for water-skiing…by mid-afternoon the wind begins to blow cooling the entire area.

About Sarah Vosnakis

The Villa Amalia has a fascinating history as does the Ambracian Gulf which it overlooks. The entrance to this body of water on the north-western coast of Greece was the site of one of the most important, and unquestionably most romantic naval battles in history. On September 2, 31 B.C. Octavius Caesar decimated the fleet of Anthony and Cleopatra and sent them fleeing to Egypt and into the history books.

The gulf is a lot calmer today and its’ green-blue waters are now traversed by sailing boats and schools of dolphins. In 1976 the parents of the present owner, Konstantinos Rokofyllos, fell in love with the property which sloped down to the sea and with the encouragement of their friend, Lady Amalia Fleming, purchased it, planted 500 olive trees, built a house and named it Villa Amalia.

Lady Fleming was born in Constantinople (now Istanbul) and moved to Greece between the wars. Trained as a physician, she joined the resistance and was captured and imprisoned by the occupying Italian army. After the war she moved to England where she joined St. Marys Hospital, and met the Nobel Prize winning scientist, Alexander Fleming, the discoverer of penicillin. They were married in 1953. After his death Lady Fleming returned to Greece where she founded the Biomedical Sciences Research Center Alexander Fleming. Joining her in this endeavor was Elsa Agathinikou Rokofyllos, a nuclear scientist, the mother of Konstantinos Rokofyllos.

His father, Christos Rokofyllos, an attorney, became a member of the Greek parliament in 1977 and from 1982-87 was Greece’s ambassador to France and the Vatican. For nearly four decades The Villa Amalia hosted artists, diplomats, scientists, academicians and politicians, including three Greek prime ministers, and became a place to rest and relax in total privacy.

In love with this place!

This place exceeded my expectations! I knew I had booked a fancy property, but didn't quite realize it until I arrived. I couldn't believe reality was even better than the gorgeous photos from the website. The villa itself is very luxurious and elegant, yet down to earth and welcoming. The land surrounding the villa is huge and secluded - perfect for those seeking a quiet and peaceful vacation. There is plenty to do and many places to hide or socialize with others. Sarah and her team (Dimitra and Tomula) are absolute professionals. They satisfied even the smallest requests from myself and my 15-person group. The chef (Dimitra) is phenomenal. What else can I say, I can't wait to be back there in May! :)

This place is just amazing. We were a group of 10 adults & 2 small children & had the best time.

If you want complete relaxation with no hassles, away from everyone in a beautiful part of Greece & fabulous food, cooked to order with nothing too much trouble for the wonderful cook then this is the place for you.

The swimming pool area is just lovely with plenty of loungers & some shade at the shallow end after mid-morning which was perfect for the young ones. The outside kitchen is really well situated with a fabulous olive wood table large enough for us all to sit at comfortably. The drinks fridge was kept well stocked with beer, wine, mixers, soft drinks & water & the prices all extremely reasonable so you don't get a shock at the end of the week.

I hadn't realised what effect having a cook would make - it was just so relaxing not having to buy food, do any cooking & especially no clearing up. It was all so relaxed & the food was absolutely delicious. From the huge omelettes cooked to order at breakfast to the beautifully prepared fresh fish, wonderful moussaka, spinach pie to die for, fabulous salads & home made bread - the meals were simple & yet so delicious. And enough to feed an army. The traditional orange syrup cake is not great for bikini bodies but is sublime.

The empty sea at the bottom of the garden was also a real gem. With the body board & 2 canoes supplemented by the inflatables we took with us, we had plenty of fun. The sea was not great for snorkeling in due to the visibility but it was totally safe for swimming & you could follow the coastline for ages.

The outdoor cinema area was very relaxing with all the bean bags although we didn't actually watch any films as we were based up at the house in the evenings.

The yoga platform was a really relaxing place for time out with a book & a beer - there is so much space in this villa that even at full capacity you would never feel on top of each other.

Nothing was too much trouble for Sarah, the manager. She was only a phone call away if we needed anything (eg more gin/mint for the cocktails) & her husband does a mean massage - just in case you need taking relaxation to the next level.

The only negative thing I can think of was the flies at breakfast but everything else was amazing & I cannot recommend Villa Amalia & it's wonderful chef highly enough.

Perfect spot for a relaxing stay

This villa has an amazing view, peaceful spot for a relaxing holiday with familie or friends. There is space for everyone, so you feel completely free to do whatever you want, swim, watch a mobiel in the open air, play table tennis, sunbathing etc.

Absolutely astonishing place, modern and spacious

Already when entering the estate you feel relaxed, the villa impresses and views over pool and sea are fabulous. Pool is of a size that you really can do a good swim. The villa is modern styled and so are bed and bathrooms. You feel at home and no stress will come up here just because it is so relaxing. Outdoor cooking and eating is the thing and Dimitra takes fantastically care of that. Have enjoyed it a lot staying there.

Very Nice property. Felt very relaxed during stay

This estate gives you already and directly at arrival a very comfortable feeling. Then when staying there longer you go with the flow. Clean, well taken care of property, everything fits, stylish and you feel being taken care off. Rooms have a modern atmosphere with bathrooms that you would wish to have in your on house in ( northern) Europe. Early morning swimming in the sea with our without à view of dolphins, is fantastic and water is entered very easy as is the Infinity pool, large enough to swim in or to just play in. Paradise on earth

Beautiful and very specious villa. The pictures already look great but in real life the estate is much more beautiful. We had a great time and we had a very relaxing holiday next to the pool or at the sun beds close to the sea. Dimitria cooks great traditional Greek meals and makes certain that you don't have to worry about anything. We have been there for a week but it felt like a month!

An Ionian Sea day cruise-starting from Paleros is available (max 8 people):

This day cruise has a big success. Tthe guests have the opportunity to swim in Egremni/Porto Katsiki beach, visit Fiscardo or Kioni in Ithaka, swim and have a BBQ in Atokos and visit Kastos island in the same day!

The cost is 400€ for the boat, the skipper, drinks and snacks, for max 8 people.

The duration of the tour is maximum 12 hours, 9am until 9pm.

The fuel is an added cost, for example the big tour, Paleros-Scorpios-Meganisi-Lefkas-Porto Katsiki-Egremni-Fiscardo or Kioni-Atokos-Kastos-Kalamos-Paleros costs approximately 200€.

If you choose to have a BBQ on the beach, this costs 15€/person and the skipper prepares it in Atokos, in the most clear waters of the Ionian sea! If not you could have lunch in the beautiful ports of Fiscardo in Kefalonia or Kioni in Ithaca.

A beautiful trip on an old traditional 30 tonne, 14m long, traditional, wooden “trehandiri” around the Ambracian Gulf. Please see all the details . The boat can be rented out privately. It will come to the villas private pier to pick up at 9.30-10.00 and then cruise all around the gulf, stop for lunch and swimming and return late afternoon. It is an absolutely superb trip. We find most of the clients take this trip and all of them enjoy themselves.

In Sparto village there is:

A good bakery, mini markets, 2 fuel stations, a few tavernas, one which we can recommend has great seafood and grilled meat. The owner of the taverna also has a restaurant on the beach front so clients can either choose to stay in the village or drive 5 minutes to the Kataxaki beach restaurant.

Around the bay from Villa Amalia is the popular Koulouri beach, here, all the locals and people from the surrounding areas gather to enjoy a swim in the fantastic water and to drink coffee and have a “meze” from the beach bar.

In Amfilochia: 10 mins – 9 km

With 10,000 inhabitants, you have all the amenities:

Supermarkets, cafe, bars, tavernas, banks, hotels, hospital etc

Amfilochia is also among the first ports with a legal “airport” for sea planes, which will connect the town with Athens, Ioannina and the Ionian islands.

Paleros: 40 mins – 40 kms

Many times guests from villa Amalia come to relax for the day at our Yacht Club/beach bar:

Preveza: 50 mins – 48km

Nicopolis museum is really good, open 8H30-15H00 Monday to Friday

Preveza has a cute city center with small tavernas famous for the seafood and a nice seafront full of yachts and sailing boats and modern cafes.

Nicopolis club is a buzzing beach bar and is worth a visit if you go to Preveza.

Lefkas: 50 mins - 55km

Lefkas has a lot of nice places, the best beaches, cafes, restaurants & shopping in the town, a modern marina.

Preveza, Paleros and Lefkas are all 50 minutes away so could be combined together for a day trip.

Arta: 1hr 20 mins - 80km,_Greece

A city that is steeped in history. The Bridge of Arta is a stone bridge that crosses the Arachthos river in the west of the city of Arta It has been rebuilt many times over the centuries, starting with Roman or perhaps older foundations; the current bridge is probably a 17th-century Ottoman construction.

Koronisia Island is just next to Arta and is connected by a long causeway. Here is a great island for bird watching and also has the unique feature of a shell beach

Meteora: 3 hours – 220km

One on the most stunning places in Greece, popular for climbers. Here you will see amazing rock formations and many monasteries perched high up in inaccessible rock towers. A photographers paradise.
