With a superb terrace, a huge (800 square foot) semi-infinity pool and magnificent views that include the two best beaches on Montserrat, the Caribbean Sea, Garibaldi Hill, the Belham River Valley, and all 3000 plus feet of Mount Soufriere itself - this lovely villa has one of the best settings on Montserrat..
Wonderful sunsets over the sea from the house and terrace, you can often see the famous 'green flash' as the sun goes down.
The villa is in a private setting and is surrounded by its own gardens, full of flowering trees and shrubs, humming birds, coconut palms, orange, lime and banana trees, a glorious mature almond tree, masses of bougainvillea, hibiscus and oleander, plus many others - this beautiful villa was built in the nineties to a colonial style and is set high amongst the many wooded, hillside acres of the most exclusive development on Montserrat. This is Caribbean style and quality at its finest. Beautiful high ceilings, double opening doors from each bedroom on to the covered verandas that run right around the house, lots of light and living space, cooled by the trade breezes with glorious views from every room. There are two main bedrooms, each with a well-fitted bathroom, both with showers and one with a Jacuzzi bath. One has twin beds the other a king-size double. There is also a gallery room which can be used as a third, children’s bedroom by prior arrangement - the house is perfect for one or two couples wanting maximum space, comfort and privacy. (For larger parties we can arrange consolidation with other villas on this very special estate).
New additions for 2014 include an exercise bike, and a great, reflector telescope. Clear air and almost zero light pollution make for some of the best night sky viewing you will find anywhere.
The kitchen has just been re-fitted with locally crafted red-cedar solid timber, a new cooker and dishwasher, with a sizable inventory of equipment including a vast, American style fridge/freezer with built in ice dispenser, plus a coffee maker, breadmaker, microwave, slow cooker and a mixer.
The magnificent and very sizeable terrace has a high degree of privacy for that all-over suntan, and great views in every direction. The fully tiled 40 foot swimming pool has a diving board, steps at both ends, built in underwater lighting, and a full safety ledge around the whole pool. There is a separate garage, a wash and drying room, and ample car parking.
The rental package includes private transport to and from the airport or ferry terminal, and the services of both a maid and a gardener for one day in each week. Pre-stocking of the bar and fridge can be arranged at client cost, as can extra days of maid service. A 4wd drive hire car can also be made available at a nominal cost.
Close by are a number of excellent restaurants, including the highly regarded and beautifully sited Olveston House (belonging to Sir George and Lady Martin), and Watermelon Cottage, run by the truly charming Trevor in his own wonderfully quirky house.
The island itself is very much the West Indies as it was 50 years ago, the Caribbean at its best. Mountainous, green, very beautiful, the friendliest people you will find on the planet, almost completely crime-free, and absolutely full of true West Indian quirkiness and character. There are no resort hotels or cruise ship terminals, thus zero mass tourism. Access is via Antigua, St Kitts or St Martin by air (10 minutes from Antigua) or by ferry. There are daily flights from UK and US to Antigua. Montserrat is a British Overseas Territory and has a resident British Governor. No visas are required in advance of arrival for US, Canadian or EU passport holders. Everyone speaks English, and there is a great mixture of resident Montserrations plus expat British, American and Canadian property owners and residents.
I am a semi-retired British yachtsman and balloon and airship commercial pilot. Very widely travelled, I settled on Montserrat as being one of the loveliest and friendliest places I have ever been fortunate enough to visit.

In a really superb location, with wonderful sea and mountain views, great sunsets, privacy and peace. I find it hard to imagine a better property or location in which to simply relax and enjoy. To sit by the pool, on the terrace in the late afternoon and watch the sun setting over the Caribbean Sea, surrounded by nature at its very best, and with a cold drink to hand - these are the magic moments in life.
After some years of full-time ocean cruising I thought long and hard about where to put down some roots, the Caribbean held the greatest appeal and Montserrat ticked all the boxes. When I found Lime Tree House I was content, it was perfect for my needs. I'm glad to say that my guests all find the same.
The views, the pool, the terrace and verandas, the peace and privacy, the night skies, a truly delightful place to be.
I've recently installed a large reflector telescope to take advantage of those wonderful night skies, this is available to be used by guests. Also just added are a barbecue, and an exercise bike.
We have been visiting the islands of the Caribbean for several years now and Montserrat was certainly different! The effects of the volcano on the southern half of the island are amazing to see and we spent memorable days exploring the island and visiting the Volcano Observatory, the abandoned Air Studios and the outskirts of Plymouth.
Lime Tree House was an excellent base from which to do this. We visited for 11 days in early October and the house was very much as advertised, with 2 large bedrooms and bathrooms at opposite ends of the house, with a splendid lounge and kitchen with all mod cons in-between. The balcony soon became our breakfast room and with the excellent wifi, my office for the hour of work a day that I couldn't avoid!
We were given excellent information by Jon, the owner, when we booked and before we travelled and we were met at the airport by his manager, Pickett, who took us to collect our local driving licence on the way from the airport so that we could take advantage of the owner's car (which is also available to rent) straight away. The people of Montserrat are incredibly friendly and we soon got used to waving to everyone we saw and not having to lock everything up all the time - crime on the island is virtually non-existent.
We used the pool a lot and the memories of watching the sun set from it will stay with us for a long time - especially the evening when an agouti appeared in the garden in front of us and stayed there long enough to have his photo taken!
The island has a good choice of restaurants and our favourites were Olveston House, Ziggy's, Tina's, and Ben & Gemma's new beach bar at Isles Bay.
The island also has several (usually deserted!) beaches and the swimming and snorkelling was fun. We also went trekking through the rainforest on one of the several trails that are available in the central hills.
Following the destruction of Plymouth by the volcano, there is still re-building going on in the north of the island to create a new capital around Little Bay, but Montserrat is the Caribbean before tourism arrived and if you want a holiday of tranquillity and a stunning example of the power of nature, then it is well worth a visit and Lime Tree House is a great place to stay.
The accommodations were excellent. The views were amazing. The pool was very nice. The beach was a short drive from the house and was fantastic. Had it pretty much to ourselves every time we went. The locals were very friendly and easy to talk to. We had never been to Montserrat but we will definitely go there again. I've told everyone that has asked that it was one of the best vacations we have ever been on and that they should try to go there someday. Really only have a couple of negative things to mention and they are very trivial. The house could use some cleaning supply such as dish soap for the sink and dishwasher. Couple of oscillating or box fans would be nice also.
The house was everything we expected and the owner Jon was true to his word and very helpful and supportive with details about the house and all aspects of visiting Montserrat. We could not be happier with our choice. The house is perfectly suitable for one family or for two couples as we were. Jon detailed every aspect of the house honestly and accurately. He tirelessly answered my infinite emails and we arrived and stayed without issues or concerns. Jon made sure we had transportation to house on arrival which made settling in easy. On our arrival the house was spotless and move in ready. Although the house is not large it feels very spacious as it is designed for outdoor living and why wouldn't you live outside with such an incredible view of the sea and the volcano. We like to embrace ourselves in the local culture of the places we visit but Jon had suggested that we spend time to enjoy the house and he was right. Each day we spent hours discovering the treasures of the island and meeting new friends but most afternoons we would find ourselves enjoying the very large pool and sunshine on the spacious deck. Renting a house in an unfamiliar location can be a stressful event. This was an extremely pleasurable event. The house is upscale in an upscale location and the pictures do not mislead or lie except that until you are actually there you don't realize how beautiful it all really is. Very few islands offer a location with such a view with a pool and so much privacy. The island is small with very few tourists, no over priced tours and certainly no crowds. If you want an exciting nightlife and lots of action Montserrat is not for you. If you want simple, friendly, safe and quiet Montserrat is paradise just as Jon's house except for the wild roosters. They are not quiet at 5:00am.
The house is located in an excellent and quiet private neighborhood with gorgeous views of the ocean. The yard is fenced which keeps the wild roosters at bay, surrounded by green lawns and trees. A very large tiled patio around the deep pool provides an area for social gatherings. The home is very clean, freshly painted and all the screens and doors are tight which keeps out insects- this can be a problem in many tropical homes.
We just returned from a really wonderful week at this property. Other reviews cover many basics – pick-up at the airport, arranging a car for us for the week, facilitating getting a Montserratan driver’s license, etc. Those reports are all accurate; the owner very effectively makes things simple and makes sure one has all the necessary information and support. What really makes this site special is the incredible location, the views, and the large pool with its large deck. From the pool deck, one can look out to the Caribbean Sea and incredible daytime and sunset views. Turning 90 degrees you have an amazing view of the volcano, including views of the vents still active, when the clouds clear. We were enthralled. It is easy to get to a beautiful beach, and we spent wonderful time down there on a lovely beach that we had almost to ourselves. It is also easy to get to the Montserrat Volcano Observatory and learn much more about the history of this volcano and its impact on Montserrat. We explored the island extensively, which was easy from this site. We also loved sitting by the pool at night to look at the amazing, star-filled sky. There is no way to describe the number and vividness of the stars we saw; the memory will stay with us always. We also should stress how nice the house is. It has great privacy and is very quiet. It is well kept and has many new features, such as a recently updated kitchen. There are windows and glass doors everywhere, so one feels connected to the beautiful environment even when inside. There is a lovely roofed porch all around two sides of the house, and we spent much time on its main section, eating breakfast there, for example. Every day of our stay was just perfect. Montserrat is a very special place, and this house provides the opportunity to enjoy all the most special aspects of the island. We recommend it most enthusiastically, and we definitely hope to be back soon!
The listing description was accurate as advertised. The property was clean and very well maintained. The views of the sea, volcano and surrounding area from the front of the villa were amazing. At night, on a clear evening sitting around the pool one could see all the stars lit up, and fire flies flitting around the bushes and trees in the garden, so relaxing and peaceful. In the day one could see smoke rising from the side of the volcano. The owner provided excellent customer service, and was always obliging and helpful If I had questions as to which restaurant was worth going to or in fact anything I needed to know. I did try a few restaurants close by and further towards town and found the food good and the owners very accommodating and very interesting to talk to, really nice people. I also did a few walking trails which are close by and thoroughly enjoyed the one from the beach up towards the volcano it was awesome. I would recommend staying at this villa to anyone who is looking for relaxation and a bit of adventure and excitement as everything is close by and the surrounding area is so peaceful and beautiful. The pool is also awesome especially if you wanted to skinny dip in the evening it is so private you would think you were in the middle of the desert. I enjoyed every minute of my holiday, and will definitely be back next year.
Montserrat is very mountainous and beautiful, very green and wooded with special flora and fauna and spectacular scenery. Nature at it's very best. There are lots of mountain and jungle walks and excellent guides are available. The National Trust h/q and botanical gardens are only about a mile away.
The beaches are often deserted.
There is a permanent, on-island property manager always contactable to answer queries or sort problems during your stay.
The owners car can also be rented for the duration of your stay at a very reasonable charge.
