This Tuscany holiday accommodation is an apartment within a villa, with plenty of space for outdoor relaxation, walks, and swimming. In addition to having your own rental accommodation near San Gimignano, which is where the movie "Tea with Mussolini" starring Maggie Smith, Cher, and Judi Dench was filmed, you'll find yourself in the perfect location for winery-hopping and day trips to Florence, Siena, and more.

This estate on a hillside, right on what was once the old country road leading to the town of San Gimignano, and boasts a stupendous view of the town’s famous towers. Set magnificently within the splendid Tuscan countryside, the property is surrounded by olive groves and vines that produce oil of superb quality and the excellent white wine, Vernaccia. There’s also a large park with cypress trees and flowers. The property was recently renovated, but dates back to the Middle Ages. The villa has been divided into independent apartments. Guests can make use of the pergola for al fresco meals, or enjoy the shared pool (8m x 16m, open Apr 24 - Oct 30). There’s parking on the property.

WiFi can be found outdoors, near the Reception Office. It cannot be received in the units as the walls are too thick.

Air conditioning is available and included in the rental price from the beginning of June through the beginning of September.

People beyond the maximum number of sleeping spaces, including children up to the age of 2, are not allowed.

Given the structure of the house, the antique furniture, and the absence of equipped areas suitable for playing in, parents must pay special attention to the children present. This is to guarantee a peaceful and serene holiday for guests.

Finally, guests must read the regulations of the house and respect them during their stay. Any group bookings must be agreed upon beforehand.

One of the bedrooms had no mirror.

The view. A very beautiful part of Italy.

San Gimignano. No, perhaps for younger people.

Tips or Restaurants:

Can't think of any. One great restaurant was in Poggibonsi but can't recall the name. It was adjacent to a small hotel. Also a great pizzeria in the main square of Volterra.

Directions:

Put the actual address of Il Cortile rather than the address of the owner's residence. We were using a GPS which took us the owner's residence which is about two kilometers from our destination. We had to call them to lead us in.

Enjoyed Most:

The owners were very welcoming and warm. The dinners were superlative and were the highlight of our stay at the villa. The views of the surrounding hillsides were beautiful.

Surrounding Area:

The views. Watching the grapes being harvested.

Nearby Events or Locales:

San Gimignano was a few kilometers away. It would have been a lengthy and dusty walk, so we drove.

Directions:

You absolutely need a GPS for driving in Italy.

Overall:

We were impressed with this property from the time we drove in to the time we had to say our goodbyes to the lovely owners. It was a very relaxing place to be. It is also centrally located and was easy an easy drive to Florence, Siena, San Gimignano and other wonderful towns. We met other wonder families at the villa. Some of them were on their second and third stays. That is a true seal of approval. We will return one day.

Enjoyed Most:

There were so many thing we loved about this villa. The owners were very friendly and were on site everyday to answer any questions. The three authentic Tuscan dinners cooked at the villa were phenomenal. The apartment was clean and nicely decorated. The view was amazing and the pool, which is located in an olive grove, was a relaxing place to be after a hot day of sightseeing. My daugher and I took the cooking class that is offered on the property. It was taught by a local chef with the help of a translator. We both thought it was a fun experience and worth it.

Surrounding Area:

We enjoyed the town of San Gimignano. It is a couple of miles down the road. The views were amazing and we enjoyed being able to take half day or full day trips to the surrounding towns.

Nearby Events or Locales:

The nearest small town is San Gimignano. It is not in walking distance for most people. The villa is situated off a dirt/gravel road. Once you get to the main road San Gimignano is about two miles. Save your feet for walking through the towns.

Tips or Restaurants:

Having a car is almost a necessity. We rented a car in Florence, which was relatively easy. The supermarket is in a nearby town. The villa's kitchen had basic items such as dishwasher detergent, dishtowels, pots, utensils and dishes. Beyond that we had to purchase some things at the supermarket. The use of the washer and dryer for a nominal fee was nice to have. There is one washer and dryer for the entire property but that did not seem to pose a problem. The best place for a meal is on the property. It is offered three times during the week. We had dinner all three times as well as most of the other guests. There is also a restaurant in Siena that is worth a visit. It is Le Logge. It is on a street right off the piazza. We did not have reservations but it is probably recommended. Try to avoid the restaurants on the piazzas unless you want the experience of sitting on the piazza. We were disappointed in the food.

Overall:

We thoroughly enjoyed our experience at Il Cortile del Borgo 12, from welcome reception to departure. The folks were so lovely and accomodating. They went out of their way and certainly made us feel welcomed and relaxed.

Enjoyed Most:

The location near San Gimignano and the seclusion only 5 kms away. The views were what we expected of Tuscany. The meals prepared on site were exceptional. We did all 3, four course dinners. Wonderful food and wine and service. The aroma of the meals cooking each day was something to look forward to.

Enjoyed Least:

Not much at all.

Surrounding Area:

Very central for going to Siena, Florence, and Cinque Terre (2 hrs by car). The Pam Supermarket was 10 minutes away.

Nearby Events or Locales:

San Gimignano was 5 kms away and we walked it once. Not any easy walk, especially when you got to the busy main road with little walking area. Poggibonsi was only 15 mins, as well.

Tips or Restaurants:

The best gelato in the world is in San Gimignano.

Don't bypass the winery next to this property;

their wine was the best we tasted in Tuscany and at the best price.

Directions:

We used the GPS to get to the San Gimignano area but the instructions to the property were perfect.

Don't get discouraged going up the windy, dusty dirt road to the property. It's there and well worth the dust.

Check In Out:

The folks there will take credit cards. Good internet reception on site. They took care of our luggage to and from our vehicles.

Overall:

The villa was beautiful. We stayed at another villa 9 years ago and this was far better. The owners spent a great deal of time and money to restore the property and it shows! I can't imagine staying anywhere nicer. They also went out of their way to make you feel welcome and make sure you were having a good time.

Enjoyed Most:

The restoration was superb. A class act all the way.

Enjoyed Least:

The road to get to the property was not very good but it was worth the effort to get to this beautiful spot.

Surrounding Area:

The surrounding area was very picturesque with vineyards and olive groves everywhere. Our location on top of a hill gave a great view for miles around.

Nearby Events or Locales:

We were very close to San Gimignano which was our favourite Tuscan town. I don't think I'd want to walk that distance!

Tips or Restaurants:

We went to a restaurant called Calandrino twice while we stayed there. It was in a small nearby village called Borghetto, about 10 min. away by car. It catered to locals and the food was very good. We also ate at the villa twice and that was well worth it, too.

Directions:

We did use a GPS but I don't know the coordinates. The roundabouts are tricky but it wasn't too bad to find.

Check In Out:

We arrived at 1:00 and check-in isn't until 5:00, but they took our bags and told us to come back in an hour and we could check in. We went into Poggibonsi to buy groceries and at 2:00 our bags were being moved into our rooms. Very smooth.

The spaciousness of the villa. Easily accommodated 5 adults.

Views were magnificent.

Surrounding Area:

Close proximity to Siena, Florence, Pisa and Tuscan villages.

Nearby Events or Locales:

San Gimignano. Just over 4kms from villa - a relatively easy walk.

Tips or Restaurants:

The restaurant at the villa and Lamole restaurant, Lamole near Greve. Both were excellent.

Location

This estate is located down a 2 km/1 mi private, unpaved road and is 3 km/2 mi from the medieval hilltop town of San Gimignano, which dates back to the 10th century. San Gimignano is one of the most visited towns in Tuscany and is full of life and things to do. From the property, you��ll be able to see the town��s famous towers, the 12th century Duomo. Be sure to visit the People's Palace, and the museums dedicated to artwork and archeology. There are also plenty of wine tasting, art galleries, shops, and delicious restaurants. Numerous celebrations and gatherings are held every year including a music festival featuring theater, ballet, and opera performances, and a Medieval Harvest festival where the people of San Gimignano dress up as knights and play medieval games and have tournaments. If you’d like to explore bigger cities in Italy, a local bus can take you to the town of Poggibonsi where there is a train station that can connect you to destinations like Siena, Florence, or Pisa.
