Great location, clean and comfortable property
We love this area and these unit. This was the first time at this particular condo and it was great. The dishwasher door and dryer were broken but the management company handled it right away.

I have stayed in many properties all along 30a for the past 15 years. This was by far the worst experience I've had. There were many issues, but the biggest problem is that we did not have air conditioning for the majority of our three day stay. We literally had air for 22 hours, and we did not have air for 42 hours. The worst part of this though was the property manager's horrible attitude. She acted like we were bothering her every time we called. One time when I asked her to call the HVAC company again because we still didn't have air, she texted "showing a property, will later." Another time, she cursed at me and told me if she" could fix the d--- air conditioner she would." It was 105 degree heat index while we were there. She told us she had other guests who didn't have air conditioning and "they didn't die." I have all the texts and emails documenting all of this. The pool also was closed due to the pump not working for part of our stay. We were given pool passes to another pool to compensate for that, but it was an inconvenience. The dryer made a horrible screeching sound so bad we just couldn't use it. We found a dirty sock under one of the beds that did not belong to any of us. These other issues were obviously not great, but the main reason I would not recommend this property is the horrible way the property manager handled the air conditioning situation. We realize these things happen. In fact, I've stayed at another property on 30a that had the air conditioner go out and gave them a 5 star review because of their prompt and polite handling of the situation. This property manager was rude and unprofessional. We requested the owner's contact information three times, and the property manager and/or owner refused to give it to us. The condo is small, but nicely decorated and affordable. It could be a great rental with different management. I was so stressed dealing with the property manager the whole stay that I could not enjoy this trip at all. After a long, bitter back and forth of phone calls, texts, and emails, the owner refunded us 50% of the rental fee (minus all taxes and fees). Seeing as we were completely unable to stay in the unit for 2/3 of the trip, we felt that was the least he could do.
When guests arrived,the beach had double red flags which indicate no swimming and unfortunately the pool’s pump broke the day guest arrived but was in process of being repaired. The guest told me that it was going to cost her $100/child to take them to a waterpark, and she was hinting that we should pay for that. I immediately got her passes for a really nice pool in a different community not far from condo at our cost. Then, unfortunately, the air conditioning went out in the unit. I immediately called the repair service who was so backed up, but assured me they would get to me ASAP, but it might take a bit. I had to call and have the HVAC repairman come to the unit a total of 3 times, because they said it was fixed and it was not. In addition, I called my handiman to go and see what the problem was. I was frustrated when the guest said it wasn’t repaired, and yes, I said," if I could, I would fix the damn thing myself." I did NOT cuss at her! In the past when HVAC goes out, guests are understanding and realize I have no control, other than trying to get it fixed, which that was what I was doing. The guest kept demanding that they speak with the owner. The owner did NOT want anything to do with the guests and told me under no circumstances was I to give them his info. After the guest left, she and her two women friends sent me threatening emails telling me that if I did not give them their money back, they would slander me all over social media and VRBO. I have all emails and texts showing their blackmail tactics. After reading these emails, the owner told me to give them ½ of the total of which he was going to receive from VRBO and that is what I did. I never neglected the guest’s requests. In addition, this guest had stayed in this unit before, and knows that I am not negligent, I think the guest was upset because. (1) They had three boys and the beaches were closed..I have no control over (2) The pool was closed because it had a broken pump ..I had no control over , BUT, I remedied by getting them into another pool at our cost (3) The HVAC went out and I could not get it fixed as quickly as she wanted. (4) She demanded in a threatening, blackmail manner, her money back ..we felt 1/2 was fair, obviously she did not.
Mediocrity at best
Over the course of renting this property and stay at the property, I have ran into several problems. It began when I asked the property manager for a bike rental company recommendation and she responded with a “if you just type it into google..”, then we had a golf cart delivered for our week vacation and received a parking citation. We were unaware of our need for a parking pass and so was the property manager. We spend two days without a parking pass or access to charge the electric golf cart due to the lack of knowledge. Finally when I notified her of a few issue around the property (such as the tv not working, one of the burners on the stove not working, the dryer making a very strange noise, and the fridge water dispenser stop working halfway through our trip) and I was told to google it, ignored, or told she’s try to get someone there without any further comment. The actually property location was nice. The pool area was very clean and accessible. There is a shuffleboard area we were unaware of and would like to have played if we had access to game tools. The condo itself seemed as though it has never been truly deep cleaned. There were wrappers under one of the beds, an insane amount of dust on the TV cords (a real issue while I was googling how to fix the TV), the floor felt generally unclean, and we kept finding bugs in the bathroom. There was food left in the drawers and freezer from previous visitors (which seemed kind of sketchy to me). The mattresses on all the beds were EXTREMELY hard and nearly impossible to sleep on and to my surprise there was a noise machine under one of the beds that was activated the whole time driving me crazy. The property is a little far to walk to the beach, so some sort of transportation is definitely needed when going to the beach. However, beach days were much more enjoyable because the property has 4 beach chairs and an umbrella ready for beach use. The trip wasn’t ruined from the condo because it was just a place to sleep, not hang out. I would not recommend unless it has some major improvements. Side note: the whole village is dog friendly expect for like this one condo and I find it ridiculous.
Tonya's review had some truth, but also some fake news....
1. She is correct, I had no idea that we needed a permit for golf carts, but the minute I got her SOS., I went the next day and paid the $25 fee which I never passed on to her. and she had less than 12 hours WITHOUT the pass and without the spot to charge with electricity.
2. She did ask about bike rentals prior to her arrival, and this is my response which I have copied and pasted from her message to me " Tonya.... if you google bike rentals in Santa Rosa Beach, Fl. you will find at least 5
The one that is closets to the unit is Big Daddys... gave her number 3. She called me telling me that one of the TV s was not working, and I truly had no idea why it wasn't working, and she said, "oh, don't worry, it might be the battery on the remote, we will get some batteries while we are out"... I offered to, but she said "no problem"
4. Then the next day , she texted me that the water dispenser on refrigerator was working when they left to the beach, and then they returned and it was not, and she said that one of the burners on stove was not working and that the dryer was making a noise. I told her I would get my handiman out there the next day......In the meantime, I found out that if you turn the freezer lower than 5, it freezes up the water line, and I texted her and told her to increase the temp. on the freezer, and I also suggested that perhaps the cleaning crew did not put the eye to the burner back in properly, after they cleaned, and it just needed to be pushed in......because, my handiman was tied up with other situations that were more demanding.....and could not get out there immediately. When he did, he found exactly that......... the guests had turned the freezer lower than 5 and the eye on stove burner just needed to be pushed in more, something the guest could have easily done, particularly after I had suggested.
It is very interesting, I tried very hard to help this guest, and it seems that now, she is "trashing" us. Also, if she felt the property was not clean, she should have texted me about that too, and I would have immediately sent out my cleaning crew to make her happy, but no...........she told me "no problem", and then she writes a scathing review. If I have a guest who is unhappy, I do try hard to accommodate them and take care of their needs and concerns, I am sad that this guest decides to be nice to my face, and then tells the world another story, Tonya I am sadly disappoin
The condo exceeded our expectations in many ways
Very nice unit in a very nice gated community called The Village. AC was very nice and cool for the entire stay. Frig was huge and kept our food cold and ice frozen ... worked great. Well equipped unit. Only issue for us was the distance to the beach was about a 15 minute walk that was too far with chairs and umbrellas. I left other suggestions with prop mgr which she agreed with.
