Extensively remodeled in 2016 & updated in 2021. On a quiet residential street in the historic Warm Sands neighborhood just 5 blocks from downtown. Amazing west mountain views - 'simply breathtaking' !

The home is spacious with its open floor plan and tiled floors throughout. Equipped with new central heating and cooling, a full-size washer and dryer, WiFi, a whole-house audio system (interior & Exterior) & additionally a Karmen-Harmon blue tooth speaker. Alarm system, 3 flat-screen TVs, basic cable service (bedroom, den, and kitchen/breakfast nook), WiFi. Architect-designed lighting inside and out, and an abundance of large screened windows with reflective tint for privacy and bottom-up top-down cordless shades.
Living areas: large living room with gas fireplace, open dining room, cozy den with a queen sleeper sofa, bedroom with a comfy king bed, large bathroom with a tub/shower, soaps, and hairdryer. Kitchen stocked with quality kitchenware, utensils, dish & barware, and full-size Bosch gas range and convection oven, microwave, full-size refrigerator with icemaker, dishwasher, toaster oven, coffee maker ample counter space, and a breakfast nook. High-quality bed linens, blankets, NEW HYBRID KING bed (MECHANICAL ADJUSTABLE BASE. Mattress can be elevated at the top or bottom or both), plush bathroom towels, and robes are provided as well. Large pool towels are also provided.
Private patio spaces for dining and lounging! There is a large open-air patio with a gas grill and dining area, and a patio with lounge chairs for relaxing and tanning.
A fully enclosed open-air patio with informal seating and a dining area. This patio is ideal for working outdoors and watching the sunrise with coffee. It's shaded, fenced, and great for pets..

Includes a circular driveway with parking for 2-4 cars. Park just steps from the front entry! The house is single-level and has no steps.

So Convenient For Walking
As described. No surprises. Put on some Frank Sinatra, Doris Day, etc. and drift back to the 1950s. Depending on your speed a 5-15 minute flat walk to the center of downtown. Friends spent a couple of nights and plenty of room for 4 adults. Would definitely go back.

Amazing Coachella Weekend
John was such an amazing host. He texted me before our arrival and throughout our trip. His house was very comfortable and safe during our stay for Coachella weekend. He even provided us recommendations for things to do in the area. We will definitely come back to stay in Palm Springs, hopefully with John again.

From my early school years, I can remember riding my bicycle to all the neighboring new housing developments in Miami, Florida where I was born and raised to look at the furnished model homes. My life long love and appreciation for quality design began there and continued to my college and early work years in Texas and my 37 years in Los Angeles. This is property # 17 for me. I am certain I have at least one more home project in me but for now, I am content. I have a second bedroom & bath addition planned for this property in the Summer/Fall of 2020

Why they chose this property

I am quite fond of the Warm Sands Neighborhood for a number of reasons. It is one of the oldest if not the oldest neighborhoods in Palm Springs. It has had many famous residents from Bugsy Seigle to Walt & Roy Disney (separate properties but across the street from each other). The first residential homes built were primarily Spanish in their architecture (Adobe and Stucco). In the 1940's the Ranch style became popular and in the 1950s-1960s most of the homes built were Mid Century Modern in design. The mountain views from the house and neighborhood are some of the best in Palm Springs. Walking and bicycling are great modes of transportation to downtown Palm Springs. I see a bright future for this area along with positive growth and enrichment.
