13 miles from Cooperstown, Our 1869 Italianate Victorian (Tuscarora) is a hillside farm of 141 acres. We are 9 miles from Alice Bush Glimmerglass Opera, Otsego Lake and about a 15 minute drive to downtown Cooperstown.

Located 1/2 mile outside Historic Cherry Valley you will enjoy the convenience of the short drive to Cooperstown, the Glimmerglass Opera, 4 different golf courses, antique shops and more. Walk less then 1/2 mile to Rose & Kettle restaurant for your first meal. There is always the possibility you will never want to leave the property.

It was very hard to choose the right pictures of Tuscarora (supplied by previous guests) as they are all so appealing. This beautiful home has been restored over the last 13 years and has often been rented by guests attending the Baseball Hall of Fame, the Glimmerglass Opera or just vacationing in the area from all over the world. The 360 degree view allows you to see the Adirondacks while at the same time being able to look down the valley view known as the historic Lindsey Patent.

Cherry Valley played a significant role in America's western migration so a visit to our village museum is suggested. Be sure to review all of the pictures and I am quite sure you will find nothing else like it to enjoy your visit to the Cooperstown area.

About Greg Noonan

Hi, I'm Greg and I own historic TUSCARORA and part of our local history. I am active in most of the outdoor activities you see listed for my property and have lived in this area since 1954. I own a magazine advertising marketing and conference planning business.

I'm a long distance swimmer, pilot and pretty much participate in most sports. Tuscarora keeps me young with the many chores to be done. I enjoy restoring the buildings and old farm equipment to be used in pictures.

Why Greg Noonan chose Cherry Valley

Too often we throw out the old for the convenience of the new. Tuscarora was built over 160 years ago and built to last, not torn down or left for ruin.

As a child I walked by this farm hundreds of times only to see it fall further and further into disrepair and finely to a point of no return.

I can't say for sure what finally pushed me over the edge to buy it but I am glad I did and so are my hundreds of guests. The memories that have been created here would never have happened if it were not rescued.

Now this painted lady stands as a monument to the period of history that was so important to our Nations future.

The home provides every convenience inside. Heated floors, 3 beautiful bathrooms and nicely appointed antique rooms throughout. Each of the 3 bedrooms has a flat screen TV with DVD, we have wireless throughout the home. Our office area has a computer with printer for printing your plane tickets out.

Wedding are gorgeous here. This past summer two were held here and many more will result because of the word being spread. We can supply many pictures but when the guests see it in person they all say the same thing, " it is more beautiful than they ever imagined.

What makes this chateau / country house unique

Historic home with modern conveniences here in beautiful upstate New York. Three couples can enjoy a country holiday only 3 hour drive from Manhattan or Boston.

If you are a pilot and own an aircraft and love having your dog with you we are your place. Cooperstown-Westville airport (K23) is an easy drive and we can also also find you indoor or covered hanger for your airplane if desired. Or land your helicopter right next to the house on a private well manicured lawn especially designed for that.

Walking on 141 acres of private property or hiking the miles of back roads or trails is a great freedom many places do not offer. Whether sitting on the hillside looking at the views while enjoying your privacy, being able to have your dog walk, run or swim with you are just a few of the benefits. When you look at the views from Tuscarora you will, hopefully, never want to go inside or turn the TV on. There are miles and miles of walking on trails and country roads or you can bicycle any one of the hundred routes right from the house.

Wedding are held at the pond or near the wedding barn with reception in the 1859 barn. There is an additional fee for renting the barn for the week rental.

I am constantly updating Tuscarora. Between the pond the walks and the relaxation spots on the property if you can't relax here you just don't know how to relax!

Gorgeous house on a spectacular property!

Beautiful old Victorian home with updated amenities and everything you could possibly need for relaxing stay. The pond was the favorite location among friends and family with crystal clear swimming water and filled with fish to keep any fisherman busy! Our son was playing in Cooperstown which was only appx 20 min away...which made it a perfect retreat when we were finished watching the games for the day. Greg was so easy to work with and provided us with any information we needed. We would love to return to this beautiful property!

Beautiful home away from home, away from baseball madness!

We loved the home - plenty of space to comfortably relax, and a well equipped kitchen for the meals we were home to make. The drive to Dreams Park is close to half hour, but the trade off for space and beautiful setting was worth it. We had cold and rainy weather most of the week, but on the occasions it cleared up, we loved the sunset at the pond! The Noonans were great hosts, making sure everything exceeded our expectations.

We were out there for the Dreams Park Experience with our son and as others have mentioned, it is a 25 minute drive to the complex, but it was a relaxing drive as we probably went a different way every day. Our boys loved the pond and we have priceless memories of watching them jump in while we enjoying a beverage. Greg is great to work with and very accommodating.

Many positives to this estate, beautiful with some work to be done

We pulled up to the estate and were pleasantly surprised by the overall appearance. The scenery is stunning. Located on a 140+ acre working farm, the place can't be faulted for natural beauty. Greg the host is very kind and hospitable. The house itself is very spacious with three large bedrooms and three full baths. The pond up the hill was a welcome respite after a full day of baseball. We were playing at Cooperstown Dreams Park and unfortunately, we would have liked to be a little bit closer to the games. It was about a 25 minute drive from the property, making it difficult to quickly run back to the house between games. However, when we were at the house we did enjoy our time there.

We have stayed at many self catering properties and the one thing I will say is that most of them are solely for rental. Know that at this one, the owner does keep a lot of personal items. A lot of people may be able to overlook this, but we were just not used to this and it gives the appearance that he lives there (at least part of the time). Also, while we were staying there, several workers did come and go and while not overly obtrusive, it was unexpected, especially for my father who was trying to nap one day.

The stair case is a bit more ladder like so for anyone with mobility issues, just know that it is an old farmhouse and staircases were different back then.

Overall, we did enjoy the peaceful outdoor spaces including the front and side patios, grilling on the BBQ, and spending quality time as a family outdoors and unplugged. As Greg will tell you, some of it is still a work in progress, and I can imagine it will really be beautiful when it is all done.

Owner's Response: Thank you for the nice review. We do want people to know this is a crop farm so we do, on few occasions, have the fields being harvested of hay or soybeans. The baseball field is 20-25 minutes away and we only reccomend it to families wanting a vacation for all the kids. The heaviest traffic is within 3 mile circle of the field. Due to the unending rain we did allow our painter to finish the barn doors and when the new screen came in to install them, a 15 minute job. We customarily do not have anyone come to the house and don't live there between June and September but other times it is our home. I highly reccomend Tuscarora to families looking for a vacation from the 24 hours of baseball and if 20-25 minutes is agreeable to stay here. Yes the stairs are original and steep so pay heed but certainly manageable unless you have bad legs. Many guest use the living room fold out Queen couch for grandparents though most choose to stay in bedrooms. All old home, and I guess new ones, are a work in progress but most will find Tuscarora a wonderful place to stay. Be sure to read this review and all the others as they, our guests, have the best feel for the pluses and minuses historic homes may offer. Have a great summer, Greg

VRBO has terribly. Hanged the search criteria for our home. It's very convenient to Cooperstown and opera and all tourism while enjoying the beautiful settings. Over 130 families have stayed over the last 10 years but this year VRBO obnoxiously moved our search as if we are not close to Cooperstown. The last few years Tuscarora has become a destination for every type of traveler. From every part of the world people come to vacation, have their wedding, enjoy family reunions.

TUSCARORA IS A BEAUTIFUL PIECE OF HISTORY. IT'S SIMPLY IMPOSSIBLE TO NOT ENJOY IT. Every year we do more upgrades and this year we are repairing the largest of the barns that will eventually hold 500 people.

Call me at 607-437-3061 and discuss your travel interests and I'll make sure to refer you elsewhere if we aren't the right choice. Our guest book is amazing to read for the last 14 years.

When guests first call me I ask them why they are coming. If they say baseball I say do you want to be 100% baseball or also enjoy a vacation. If a wedding, I send the, PO tires of other weddings and their decision is quickly made. If family reunions there are always the campers and hikers who want to live outdoors and we have so manager places to set your tent with a great view and fire pit.

So many come to the area and leave feeling like they need a vacation but not at Tuscarora. Please read the reviews you find on my site. In most cases, Tuscarora has changed the guest who came, they realize we are 100% invested in them having the right location and enjoy themselves while also going to baseball games.

All one needs to do is walk out our door and you are on a journey. If not walking the 141 acres, walk the miles of trails within only a few miles of the farm. Sail on the Otsego Lake and fish in and you might treat yourself to a big trout or large mouth bass, swim and fish in our pond, bicycle, jog or just read a book and relax.

Even doing nothing is a great activity so, whatever your reason for coming to our area, you will find a Tuscarora vacation is just what the doctor ordered.

Whatever you do, don't just settle for a place to stay ....... chose a place your soul will forever remember as a time you relaxed, engaged with your family and friends and left renewed and reenergized.
