Notes:
Wonderful large, fully fenced, sunny, private backyard that has a redwood swing set with slide and tower for the kids, as well as great shade trees for the hammock for the adults. Enjoy the Adirondack chairs around a fire to roast marshmallows. A great retreat that is 4 houses from a very private, sandy beach. Great Bay has no rip tides, and no traffic. Enjoy the easy lifestyle as the children hunt for hermit crabs, and you can relax, worry-free.

Absolutley delightful!

My husband and I and our family have been vacationing on the Cape for 44 years so when we rate this vacation home 5 stars we know what we’re talking about. The huge private backyard is fenced in and beautifully landscaped. It is a very quiet area with very few cars going down the street. None of the bedroom windows face the street. Beaches are within walking distance even with a 2 year old in tow. Stores are less than a 5 minute ride away. Our grandchildren loved going down to Great Bay with their nets and exploring. Walking along Great Bay is so relaxing and perfect for we senior citizens as there are 2 benches to rest on from Brockton Street to the beach. The owners respond faster than any I’ve ever dealt with. We had a great time! A huge shout out THANK YOU to the Lemos’s.

Excellent. Comfortable. Very accommodating owners!

I agree with the other reviewer. We found this property to be excellent. The owners were very responsive, accommodating and helpful with any questions we had about the property and the area. The house was very comfortable and having two full baths plus the outdoor shower was a great convenience. The back yard was very large and private; the residential location was ideal proximity to the local beaches, accessing the conveniences of the Falmouth Center in just a few minutes drive, and biking/running. We would definitely rent this cottage again.

Brockton Street

What a wonderful experience. The backyard was huge and private and our grandson thoroughly enjoyed the playground set. Whenever I needed to contact Dan ( the owner) he got back to me instantly and was a great person to rent from. The house was perfect for the seven of us and the property is in a great location. A very short walk to the beaches and a lot of fun to bike around the neighborhood. Thank You for providing such a great rental

Great Property!

This property had everything we needed for our family of five with 3 children ages 6 and under. Plenty of room for all of us to sleep comfortably. Nice big backyard that had a swing set for the kids and a fire pit for evening s'more making. The outdoor shower was a treat after coming back from the beach. Plus we were visited by some of the local bunnies in area and our kids just loved that!

It is a very clean, well kept house on the inside. Stocked with all the dish ware and cooking ware that you would need. I would say that the outside bushes in the front needed a good cut back. They were a bit overgrown near the front door, so getting in and out with your things wasn't easy - but it was doable and doesn't take away about how we feel about the property.

The bay was a short walk from the house. We didn't swim there, though you could have. We took evening walks there and skimmed rocks. The closest beach is walking distance for adults or families with older children who don't need to bring a lot of "stuff". We drove :)

There was a visitors book in the house, but not well kept up. We know Falmouth pretty well as we were married there 7 years ago. But for visitors new to the area, a book with more recent info about restaurants and attractions would be good.

We spent 2 weeks at this property and enjoyed every minute of it. We contacted the owners via email about a couple of questions regarding the house while we were there, and they replied promptly. They are very friendly and informative.

We highly recommend this property when looking for a place to stay in Falmouth. We hope to return there when we have our next family vacation on the cape!

All in all, a very nice place for a week's vacation on the Cape.

Pluses:

Owners very responsive to any issues that may arise prior to and during your stay.

Bristol Beach is within walking distance as advertised.

Nice kitchen and all appliances work.

Sleeps 7 comfortably.

Outdoor shower to remove sand effectively.

Big backyard with chairs, 2 picnic tables, and small playground set for kids.

Beach equipment in one of the closets if you need it.

Minuses: All of these are minor:

If you can't live without A/C, be aware that there are only 2 window units.

Many rocks and shells on the beach and in water. Wear swim shoes.

Turn off A/C in family room when using microwave.

Narrow stairway to get up to second floor; may be difficult for some seniors.

Windows tend to "stick". Could be the humidity the week we were there.
