Casita querida dans ma maison chouette

Your two bedrooms & bath (no additional living area) are part of my home, but you have a separate entrance and one adjoining wall to my kitchen and living room. There's NO kitchen; only the usual fridge, micro, and coffee maker. Small balcony off the front bedroom. This beguiling central city pied-a-terre, 3 miles north of the University of Texas and the Capitol, provides you with a sense of peace in the middle of the city. Ten minutes to downtown, but take advantage of several people-friendly and dog-in-heaven trails bordering the creek or attend whatever music, film, comedy, car racing, athletic, gastronomic, or wine-tasting event-du-jour suits your fancy. No fenced-in yard but well-trained dogs welcomed. MoPac and I-35 are 3 and 10 minutes away, respectively. Central Market, restaurants, shops, Westminster, and Seton Hospital are within a mile.

Clean and Comfortable
Quiet location with great view from master bedroom. Beds were comfortable. This is the second time we've used this location and family like it. Not nearly central but several nice restaurants in walking distance. A large upscale grocery is a short drive or longer walk away.

Great stay
Enjoyed the casita very much, clean, eclectic, easy stay and added little porch area! Suggest wearing walking shoes for little stone path to entry. Will probably stay again soon

After studying at U.T. to start my life-long love affair with 'soft-rock' geology, followed by stints in Houston and Midland, Austin lured me back for keeps. I lucked into this jewel of a neighborhood north of the original Kerbey Lane restaurant by happenstance. Turned out--much to my father's delight--to be a mere two neighborhoods north of the house in Clarksville where my grandfather was born after the Civil War. This Eichler-style house is on a small hill overlooking the creek, and we've found remnants of Indian cooking utensils when planting trees. The abode hardly spoke to me until I went inside and got hooked by the light, in general, and the tree-house view of the creek, in specific. Perfect spot for two sons, with an ephemeral creek full of exogyra fossils and evocatively vocal amphibians, depending on the season. Whipporwills (pre-development of the Grove) and owls and blue herons also frequent the area on occasion.

Why they chose this property

Among the cognescenti, this happy 'hood is known for neat walks and pleasant bike routes. The Ridgelea cul-de-sac is conveniently located just east of MoPac (Loop 1), just south of the new (as of 2020) Grove development (nice pond there!) and west of Interstate-35 by 3 miles. Not only is the location ideal on several counts, but your guest quarters are the cat's meow. The house, built in 1952, has an efficient layout that easily accommodates two comfortable living spaces, minus an actual kitchen in the guest quarters (but still equipped with the essentials: refrigerator, microwave, and coffee maker). You're close to all the city has to offer--restaurants, shops, and bars in walking distance--yet adjacent to a (not completely messed with by humans) riparian zone offering a bit of sweet respite from the hub-bub.

What makes this property unique

Infrastructure highlights (as if such would cross your mind?!): The 1500-gallon tank collects rainwater for the front yard; roof-top solar panels collect 1500+ KW/month for our favorite 20th century invention--electricity; and a tankless water heater keeps you in the perfect! amount of hot water. Inside amenities: mini-split AC/heaters, Keurig coffee-maker, microwave, small refrigerator, Grande 1000 mbps WiFi and cable, several streaming services.
