Roatan sits atop the Mesoamerican barrier reef (the world's second largest barrier reef) and a wide variety of sea life make this their home; it is the perfect setting for world-class scuba diving, snorkeling and fishing.

Our property is professionally managed by Island House Vacation Rentals. Along with keeping our house and grounds in tip-top shape and managing our guests, they offer free Concierge Services, helping you organize activities. You can find a list of various activities and services below.
Sunset House is setup in a way that you can easily customize the number of bedrooms you need for your stay. When you rent this property you will be the only guests on the property. We do not rent the two lower bedrooms nor the guesthouse to another group; you have the property to yourself. One of the great things about renting our property is that if you have others that decide to join you at a later date, you can easily add on additional bedrooms.
The main part of our house is on the Upper Level. This Level consists of 2 bedrooms each with a king bed, 1 bathroom, an open concept living room, dining room (with a new locally made dining table seating up to 10), and kitchen, with central AC and sliding doors onto a large deck overlooking the ocean. On the lower level are 2 additional bedrooms, each with their own AC. One bedroom has a king bed, the second bedroom has two single beds (which can be made up into a king) and there is a large bathroom joining these two bedrooms. We also have two memory foam fold out beds available for small children. We have bottled drinking water both on the upper and lower levels.
If four bedrooms are not enough for your group, there is a separate guesthouse on the property with two queen beds and a queen sleeper sofa, sleeping four comfortably (or six if there are children). This unit has an open concept kitchen/living room with French doors separating the bedroom and bathroom. The guesthouse has two separate AC units, one in the bedroom area and one in the living room/kitchen area.

We have a great swim area with a sand bottom; the water is about five feet deep at the end of the dock. The translucent turquoise water has an average temperature of 80F / 27C. After your swim, you can rinse off in our outdoor shower which has hot and cold water.
There is an outdoor kitchen & beach bar in front of the house with a large Napoleon Grill (searing station, double rotisserie, wood smoking tray), a full size fridge with icemaker, bottled drinking water, a Margaritaville blender.
Available for you to use are two paddle boards and two, 3-person open ocean kayaks with back supports. We have life preservers in a variety of sizes. We have a 12 foot long outdoor shuffleboard, for those night time tournaments, and we've added an outdoor ping pong table. Also, we have recently installed underwater LED dock lights, one blue and one white, which should attract a variety of fish to our dock at night.
The reef is 400 yards from the end of our dock. The swim to the reef is wonderful. We have available for our guest, a small dive flag which you can attach to your snorkel so your party is visible to any boat traffic. If the swim seems daunting, paddle out on a kayak and tie off to a mooring buoy to enjoy the reef. You should know that no dock on Roatan is private. You may find that locals will use our dock to have a break on their walk between West End and West Bay or to flag down a water taxi. They never stay long and are always very friendly.
For a number of years, we have had a biodegradable and pet friendly mosquito/sand flea misting system, which is working with excellent results, although you will still need bug spray when you are away from the property. We also utilize a solar array for our hot water needs and for ceiling fans on the upper level deck.
Our yard has banana, mango, almond, coconut, noni and various other local fruit trees. Emerald Hummingbirds (which are endangered) hang out quite frequently at the many Hibiscus plants we have. On morning walks down the beach we have observed pelicans, sand pipers, gray hawks, golden fronted woodpeckers, yellow crowned night herons, cattle egrets, scarlet macaws and mourning doves. As the sun is setting, watch for the tree top parade of black birds going to roost in West Bay. The birding possibilities here in Roatan are fantastic.
Yoni, our full time caretaker, speaks some English but his first language is Spanish. Living on site with his wife and two children, he maintains the premises and grounds, provides nighttime security making sure everybody is safe and sound and provides stability in the neighborhood. He's always helpful if you are ever in need of anything.
Local charter companies will schedule a pick up for you at our dock for any diving, fishing or island adventure excursions you may have. You can have Island House Concierge help you out with the arrangements.
We are situated about halfway between West Bay and West End, both easily accessed by walking or water-taxi. You can get a water-taxi by standing on the end of our dock and flagging one down going in the direction that you want to go. If you go out in the evening for dinner or nightlife, there are always cabs available to take you home (the four wheeled kind).
West Bay has some great restaurants and its beach is a long expanse of exquisite white sand, seriously one of the most beautiful beaches you will find. The short walk to West Bay is about 1 mile (3246 steps) and takes you along the beach towards Gumbalimba Park, over a metal bridge, through Las Rocas Resort and finally to the beautiful West Bay Beach.
West End is definitely the most fun town on the island with all of the bars, restaurants and live music to choose from. On the walk to West End there are some rock outcroppings that you will have to maneuver over. West End has the wonderful Half Moon Bay as well as fantastic restaurants and gift shops.
If you are not renting a car, the property managers can arrange your ride from/to the airport (which is recommended). At the time you make these arrangements they will let you know the cost. Otherwise, there are always taxis waiting at the airport and you can negotiate your own fare. If you do decide to rent a vehicle, it is recommended that you rent a 4-wheel drive vehicle, due to the road being in poor condition during the rainy season. Remember there are no house numbers or street names on the island, so at times the taxis will need some directions to the house. We do have Sunset House signs posted along the road into our house.
Our large local grocery stores are going green; they've recently stopped using plastic bags. We recommend you bring some re-usable shopping bags with you and stop for provisions on your way from the airport. The house is stocked with some basic items.

Purchased in 2008, I love Roatan! The first time I walked through the door I knew I was home. I love to scuba dive and sail and this area is fantastic for those activities.
Gail and I have put our own special touches into this house and we both hope all who stay here enjoy themselves. We are constantly trying to improve and add things that will make our guests stay one they will remember.

Sunset House is really in the perfect location - half way between West End and West Bay. If you want quiet and privacy you can have it here. If you want more action, it's close by. Water taxis are always going by and it is easy to get to either town.
The diving, snorkeling & fishing are fantastic. The local people are extremely friendly and always helpful.
The dock has a palapa to sit under to get out of the sun (with a hammock which hangs partially over the water). If you like the sun, there is a large swimming platform which is a great place to get a tan or to cannonball from (to splash all those tanning bodies). Or just relax on one of our water loungers. Don't forget to take the portable speaker with you to enjoy some music while on the dock. Fresh drinks are only a few steps away at the beach bar.
Our beach bar is a great place to hang out listening to music, concocting cocktails and cooking. There are two hammock chairs which are really comfy and relaxing. We have drop down curtains which has clear plastic windows so that even if the weather is rainy, you can stay dry and see what is going on around you.
We have an outdoor shower with overhead light, hot and cold water and a door for privacy. We also have a "foot shower" to quickly rinse the sand from your feet.
If you need a break from the sun and sand and surf, we have lots of games, books and movies. There are card games, board games and outdoor games (ping pong, shuffleboard, horse shoes). Lots of fun things to do.
The beautiful beachfront house is excellent for some r&r but also ideally located to go out for day trips snorkeling, scuba diving, ziplining etc. Watet taxis come by regularly but you can easily walk or kayak to the little towns on either side of the house. Lots of new renovations have been done to the house and the pride of ownership shows. The swimming was great and sitting out under the stars at night was spectacular. I would recommend this property to anyone. Spectacular!
We stayed at the Sunset house with a group of 11 people in August 2015, and had a great time. I proposed to my girlfriend on the dock, looking at the stars and ocean late one night. So in August 2016, we returned with a group of 10 people and got married on the same dock!
The house is in a great location, walking distance from West Bay and West End. The dock is one of the best on the beach, with lights in the palapa and in the water so you can see the sea creatures at night. Water taxi drivers are well aware of the sunset house and will drop you off easily, night or day. The concierge is extremely helpful with planning any activities you want to do around the island during your trip. The on-site caretaker is a great guy who carefully maintains the property, he's also a lot of fun to talk to (study your Spanish, though!)
The house has all the amenities you'd need, as does the extra apartment in the back. They also provide water toys for your use, and you can kayak or paddleboard out to the reef pretty easily.
I had such a memorable time at the Sunset House; it was such an enjoyable experience. The Sunset House is in a prime location between the West End and the West Bay, making access to fun activities a breeze. The house has so many fun and thoughtful amenities that it truly reflects the manager's mindfulness in making certain that guests are beyond satisfied. Subtleties that may go unnoticed, like having staff--who I must mention are kind, thoughtful, and very helpful--constantly rake/turn over sand and spraying plants to keep unwanted pests away made our time at the home extremely comfortable. Other things, such as paddle boards, kayaks, snorkeling gear, ping pong table, hammocks (ohh how I loved the hammocks and their location on the property), a Bluetooth speaker to blast music while swimming at the dock, night lights under the dock to see beautiful sea life... the list goes on! Wake up, grab some breakfast, then a kayak with some snorkeling gear, paddle out about 100 yards (no joke!), and snorkel the coral reef and its lovely creatures that will literally have you in a state of awe--it's like Finding Nemo all over again! If that's too far, there are lively creatures to see right off the dock--sting rays, small jellyfish, numerous kinds of exotic fish. I decided to go for my PADI certification on the island where one of the most beautiful scuba locations I went to was right in front of the Sunset House!! Sea turtles, sting rays, magnificent coral, and uncountable variety of fish! Want some fresh lion fish tacos? Walk on the dock and get water taxi that will take you to the West End. Or head out to the West Bay to have some Monkey Lalas (a unique island drink that's all over the island) with my all time favorite fresh sea bass fish and chips (I'd get the fish and fish it's so damn good). All in all, the manager's/owner's effort that goes into this place is palpable and made my experience priceless--thank you!
This was my second time on the Island and a week really isn't enough. I barely had enough time to see my friends who live there. Everything was awesome though. The house is perfectly located: just far enough out of town that you can have your own little piece of the island, but close enough that it doesn't take long to get there either. If you go snorkeling early in the morning, you can find eagle rays and the odd turtle swimming around a hundred feet or so off the dock. The house is nice and roomy, beds are comfy, and it's got all kinds of stuff to play with should you get bored. The A/C recieved an upgrade from the last time I was in the house two, so if you can't deal with the heat you're covered until the later hours. The only thing I think the house needs is an automatic monkey lala dispenser. If it had one of those I'd never leave.
This was my first trip to Roatan and I was very impressed with sunset house. It's location on the beach made it very accessible to near by west bay and west end by walking and water taxi. The snorkelling at west bay was second to none! The property itself was very well kept and had great amenities, such as a great outdoor bar, ping pong table, shuffleboard and fantastic water toys . Really enjoyed kayaking and paddleboarding. Washer and dryer on site was very handy also. We had great times just hanging out at the beach bar and making our blender drinks, very relaxing holiday!!!
This was my first time to Sunset House and I was blown away! It has everything you could ever want in a beach house. The house itself is beautiful and so well cared for, with big, comfortable beds, nice linens and towels, air conditioned, ceiling-fanned rooms, plenty of space to gather as a group or just relax on your own, and lovely, thoughtful decor throughout. Honestly, though, we didn't spend all that much time in the house. We spent most of our days snorkeling with the snorkel gear they provided (you can walk out of the house and swim directly to the reef a couple hundred yards out, or walk to West Bay and snorkel there if you'd like), paddle boarding on the paddle boards they provided, kayaking on one of their kayaks, or just swimming and chilling out in the water near their dock. I loved making Monkey La La's in the fancy blender in their bar and bringing them out to the dock while we swam or laid out on the sun deck. We watched amazing sunsets with drinks in our hands on the dock every night before going out to dinner in West Bay or West End.
It was just the most relaxing, fun, wonderful vacation I could have asked for, and so much of that had to do with Sunset House. The owners have created the perfect beach house! I didn't want to leave, and I can't wait to go back!!
