The river is flowing just fine. Come enjoy it!!

- Booking includes BOTH the Main AND Guest House (Guest House is only 15ft from the Main House. Houses can not be rented separately)

- Direct River Access. We have water y’all! There is a short 10 step (6ft wide) staircase that leads down to the beach style area (small river rocks) and water. (see photos for stairs/river)

- Water level is currently holding at 6 feet towards the middle of the river but can fluctuate during/after rainfall, etc. Please be aware the water level does gradually go up a little late at night and back down early in the mornings. We recommend not leaving any items along the river overnight.

- Kayak & Paddle board rental nearby (Delivers!) or bring along your own personal watercraft! (No motorized watercraft access point at this time)

- Bring your fishing gear and water toys/tubes! (Maybe some water shoes for the little ones)

- Huge Circular Fire Pit big enough for the whole family surrounded by bench seating and cafe lighting. (Wood provided for ONE fire per group. You’re welcome to bring more)

ACCOMMODATIONS:

- 11 bedrooms, 5.5 bathrooms, 3 kitchens (Freshly made beds and towels in every bathroom)

- 28 in beds and 6 on futons. (Home Max on the property at all times including visitors/those not staying at the home is 32. We do not count children 5 years old and under)

- Large Kitchen fully open to the Dining and Living Room areas of the Main House. Kitchen is stocked with all kitchen tools you’d need to cook a thanksgiving dinner and more!

- PLEASE SEE floor plan photos for bedroom layouts. There are a few bedrooms that have to be passed through BUT doors can be locked to control the flow of traffic / maintain privacy.

WHAT TO PACK:

Upon booking you will receive an invite to the home’s Guide Book. It contains everything your group will need to know about the home to help plan ahead such as What to Pack, Check-IN/OUT details, Home’s Address, Local Groceries stores and much more. We suggest sending the Guide Book to everyone in your group.

**General items we suggest you bring as they are NOT provided are: Paper Towels, extra Toilet Paper (one roll provided per bathroom), all toiletries & shower/bath products, Extra fire wood for the fire pit, Towels for the river & Portable Cribs. Again please refer to your Guide Book for a full itemized list of What to Pack/Items Not Allowed**


WEDDINGS/EVENTS NOTICE: We are not an official "venue" and we do not provide outside furniture such as tables and chairs other than what you see in our photos. It is on you to plan, provide and set up anything you would like to use for your event as well as have it removed prior to your departure. We do have a list of local caterers, florists, bakers and table/chair rentals available upon booking to help with your planning.


INTERIOR OVERVIEW:

Our property features a Main and Guest house which are bundled together when you book (Can NOT be rented separately)

The Main House is 2 stories built on the side of a long gradual hill overlooking the large spacious yard. The main floor features a large fully stocked kitchen which is open to the Main Living Room and Dining areas that overlook the gorgeous panoramic view of the tree tops. The outside patio deck and gas grill are also located right off the main kitchen. The patio deck is equipped with two large umbrella tables with seating for 14. The Lower Level is ground to the large back yard and the large outdoor fire pit. It is complete with a small kitchenette and great views of the river as well. The Guest House directly next to the Main house has 4 additional bedrooms, 2 full bathrooms and a small kitchenette along with it’s own concrete driveway. NOTICE: there are a handful of bedrooms that have to be passed through in order to exit the building/access a bathroom. All Doors are able to lock in order to create a flow of traffic of your choice for your groups convenience. See our floor plans in our photos for the layouts of the pass through areas. If you’d like a larger version of the floor plans please let us know and we’ll send you a copy no problem.

Together both the Main and Guest house can comfortably sleep 28 in beds, 6 on futons, 32 Max Occupany. Both houses combined create a very large vacation home offering a total 11 bedrooms, 5.5 bathrooms, 3 kitchens, large deck, patio and fire pit.This property offers much privacy for larger groups to easily spread out.


WE ARE NOT HANDICAP ACCESSIBLE:

Please note the house is not handicap accessible by any code or standard. We have however had a number of guests with limited mobility say they found it very well suited for their needs but they likely did bring a shower chair and had some assistance during shower time, etc. Note there are 2 steps at the front door entry of the home. Based on previous guests feedback they consider the house to be "handicap friendly" noting it has proven to work well for them. One main reason our guests rent this home is that the first floor/street level of the Main house is all one level and has 3 bedrooms, 2 full bathrooms,1 half bathroom, direct access to the Main Kitchen, Living room and back Patio overlooking the large yard and river view. From the feedback we’ve received these features are perfect for guests who may need a walker or wheelchair to get around or have trouble with constant elevation changes. With almost everything they need all in one level of the home it’s the ideal location for them without the worry of getting around in an unknown home. They’ll be in the heart of the main gathering areas. The hall bath does have a wider door than average. The hall bath also has a standard tub/shower that is not set up to be handicap accessible.
