Come to the Finger Lakes and wander the Hills in search of wineries and a whole variety of outdoor activities.

We have over 20 acres, with a whole host of outdoor games for your family entertainment. Try corn hole, disc golf and even ping pong, in addition to croquet, tether ball and bocce ball and badminton. Fun for the whole family!

Rent is $400 a weekend or any two nights and $1050 per week.

Lovely private 3 bdrm Guest House -- the third bedroom is a separate area with pullout couch-- located in South Bristol. 20 acres to walk about with three ponds, grapevines, view of Canandaigua Lake. Beautiful patio to relax on and cookout.

Arbor Hill Winery and Brews and Brats is around the corner and Bristol Harbour and Bristol Mountain just a short distance away. Great start and ending point after touring the wineries in the Finger Lakes.

There are 3 bedrooms (one with a queen bed and one with a set of bunks and the third with a pullout queen couch (1/2 bath is located off this room.) There are 1 1/2 baths. Kitchen has seating for 6-8. Linens and towels are provided. Washer and Dryer. Wi-Fi and satellite TV.

We ask that the place is left as you found it and please strip beds you use. Thanks for looking.

Reservations:

• To reserve, call 585-705-0943

• We require a deposit of half the reservation total.

• After receiving your deposit we'll send you a confirmation of payment received and balance due.

• Balance due 1 month prior to arrival

• After receiving final payment we will send you the final confirmation & directions.

Cancellations:

For cancellations -- we will return your deposit less a $30 processing fee when cancellation is more than 30 days from arrival. (Fee may not be charged). For cancellations less than 30 days notice of reservation date, refunds will be given to the extent we are able to re-rent, less a $30.00 processing fee.

From the pristine lakes, gorgeous waterfalls, and magnificent parks to the charming villages, one-of-a-kind museums, and unique shopping opportunities, the Finger Lakes has something for everyone to enjoy in all four seasons of the year.'

You'll never have trouble finding activities and attractions in the Finger Lakes. Known as the Outdoor Lover's Paradise, there are unlimited recreational opportunities for the entire family. There are many antique stores, art galleries and theaters; and of course you can always visit one of the Finger Lakes region's famous wineries and a must try --- Grape Pie --- especially just a short distance down the road on Rt 21S at Monica's Pies. She also makes many other delicious pies and also a great chicken pot pie.

Come the last weekend of September for the Naples Grape Festival.

About Carolyn

This property was purchased and built by my brother, Jim. He was a great builder put a lot of love into the development of the whole property. He loved to share it with others. The property is in trust for his son. We are the caretakers of his legacy.

Why Carolyn chose New York

Jim chose this property because it was in the country yet not too far from the stores, etc. There are 20 acres to roam and even a vineyard on the property.

This place is special. There is a peaceful feeling about the property. It is a place where one can truly relax.

Gorgeous retreat

We had a perfect family weekend. All amenities are provided and the place is beyond beautiful!! We relaxed by the ponds and enjoyed coffee on the patio every morning. We explored Naples and had ice cream at Lynnie Lou's and did a short hike at Grimes Glen.

A little bit of (PURE) heaven!

This is our second stay at this glorious getaway and it was even better than the first. It is a beautiful, spotless, well-cared for property, with nothing but glorious vistas to enjoy. Every angle offers a perfect view of the three ponds and the wonders that surround them. And it is so quiet and peaceful. I am so grateful to Carolyn for maintaining this wonderful, amenities-rich environment for folks like me to come, unplug and simply relax surrounded by the wonders of nature. Everything you want or need is at your fingertips, including a wonderful fire-pit (with wood!!!) and plenty of space to sit around it; wi-fi, satellite-Tv, air conditioning, if you want and need it. And even a Keurig coffee maker with pods of coffee, tea and hot chocolate. Yes, there's a full kitchen, if you want to cook or even heat up delicious local take-out. And there's plenty of space indoors and out. Ladies and gentleman who visit: prepare for a little bit of pure heaven. It will be all yours at Jim's South Bristol Guest House. Thank you, thank you, thank you!!!

Great home

Great home - lots of room, beautiful setting, and everything there that you could possibly want. Close to Naples and Canandaigua, so getting groceries or going out is very convenient.

Beautiful hidden gem in the Bristol Hills- but beware of the neighbors!

The house is absolutely beautiful, and you can't beat the view or the property with the ponds and scenic fields. The house is a little off-putting when you arrive though- it is located inside a multi-door garage and doesn't look like a house from where you park. But inside it is clean and well cared for.

The only trouble we had was with the driveway. The instructions say to stay to the left (and there's a sign in one fork to keep you on the right road) but the driveway forks again and you may be inclined to follow it up to the house above. DO NOT. This is not the rental. This is the home of one very agitated (and possibly drunk?) woman who will scream at you if you approach her home. You've been warned.

Working with the owner was great, she is very responsive to e-mails and provides a nice touch with a Monica's pie in the refrigerator when you arrive.

We enjoyed the fire pit on the back patio both nights of our stay and enjoyed our stay immensely.

Owner's Response: The guesthouse is a hidden gem. We love the 20+ acres to explore and relax. It is a tranquil setting and all love the large patio to spend time with family and friends. Of course being a hidden gem, we are now sending guests a satellite view of the property with the way up the driveway clearly marked. We are also getting solar lit decorative wind spinners to help lead the way so that guests of guests can find their way especially when coming to visit at night. We are thankful for all suggestions our guests make to give them a great experience at The Guest House.

Family fun!

Our family loved our second visit to the "Guest House" as much as our first. We spent hours at the ponds fishing. The kids enjoyed the new ping pong table. So much to do. Carolyn has added many thoughtful touches to this rental and it feels like home. We can't wait to return.

There are lots of outdoor family games! We now have a ping pong table, corn hole game, Tether Ball and Disc Golf for your family fun and entertainment. In addition to Bocce Ball, Croquet, and Badminton.

There is a new Neapolitan Pizzeria that just opened with wood fired pizzas. Arbor Hill Winery, Brews and Brats is open on weekends, Opening in mid September will be a new café around the corner opening for breakfast and lunch, Monica's Grape Pies, Inspire Moore Winery, Hazlitt Red Cat Winery are just down the road. Close to many wineries and just a pleasant drive to Seneca or Keuka Lake Wineries

PLEASE Contact Manager for correct rates. VRBO will not let me do the rates the way I do. It makes it more costly. After two nights, the Third Night through Fifth Night Rate is $150.00 each night. The Sixth Night and Seventh Night you would add $100 per night. This would make the week average out to $150 per night--After the 7th night the rate will be $150 per night. Rates are subject to change until reservation is confirmed.

1/2 down with signed contract and balance 30 days before arrival. If less than 30 days before arrival then entire amount is due. We only accept checks from US banks or cash.
