We've got the perfect family cottage retreat for you! 100 foot private sandy beach, crystal clear water that's shallow a long way out, dock, plenty of yard space for playing & relaxing, comfortable, spacious 4 bedroom, 2 newly-renovated bath cottage with windows galore, offering gorgeous views of the 6th Most Beautiful Lake in the World.
Your cares will begin to melt away the moment you turn down our secluded & wooded 600 foot driveway. By the time you reach the cottage & see lovely Higgins Lake, you'll be in full relaxation mode.
Gaze at the lake through picture/bay windows in the great room, or gaze at the woods through picture windows in the sunny, full, eat-in kitchen. We offer beds for 8, plus a pull-out sofa for 2 more. Each freshly-updated for 2017 bathroom has its own window & subway tile shower, new countertop, additional storage, & cool flooring. Bed linens, kitchen, bath & beach towels, cookware, tableware & glassware for a crowd, as well as paper products to get you started are provided.
The four separate bedrooms include a queen bed master (new mattress for 2015), queen bed lakeside (new mattress for 2015), two twin beds lakeside, and a pair of single-size bunk beds. Each bedroom has two windows for enjoying refreshing breezes and falling asleep to the lapping of the waves along the shore, a chest of drawers, and closet.
Outside, enjoy two cement patios, a fire pit, a gas & charcoal grill, picnic table, even a basketball hoop, & those all-important Adirondack chairs for just chillin' by the lake.

Perfect Up North Cottage
This cottage is simply one of the best you will find for a stay at Higgins Lake. A perfect mix of traditional Up North cottage and modern amenities. The kitchen is fully stocked with cookware, from basic plates and utensils to baking sheets and muffin tins tucked in their own custom cabinets. There's also grillware, and metal skewers to roast your marshmallows for s'mores. The washer/dryer were a must for our family of 6.
The bathrooms were just redone and they are GORGEOUS. What a fabulous update! There were tons of linens for the beds and the bathrooms including super fluffy bath towels, a collection of beach towels, extra blankets for the cool nights and plenty of fans for the warm ones. The bedrooms were great, multiple windows for a cross breeze (the whole place actually, tons of windows all in good shape with screens) and nice mattresses.
The great room was a treasure all its own. The bookshelves and cabinets are full of books, maps, records and tapes to play on the stereo, games, toys, construction paper. There's a flat screen TV with cable and HDMI ports - the internet is super fast if you want to bring a Fire stick or Chromecast for even more options. The couch is HUGE and has a hide-a-bed if you need it. Another huge table, and even a piano.
Outside, the backyard has a grill and seating, the shed which is full of everything you could need - water toys, floats, coolers, fishing rods, oars and life vests for the rowboat and canoe. There are several clotheslines back there for hanging wet towels and suits.
The front, of course, is the star of the show. There's a grassy, shaded lawn with a picnic table - we ate most of our meals there. When I went to hang my hammock between two trees by the sand there were hooks in the trees so I didn't even need my straps. There fire pit is surrounded by a wooden bench and stumps to sit on, and there are also plastic Adirondack chairs. The sandy beach and shallow, clear water were perfect for our kids and there is a float out near where it gets deeper if you have more adventurous swimmers. There is an aluminum canoe and rowboat, we also rented a stand up paddleboard from B&B Marina. We had no trouble with swimmers itch like we have in other parts of the lake.
Overall what makes this place stand out is the obvious care the Flynn family has put into it for decades. It's obviously a family home with history and memories. Thank you for sharing your little piece of heaven with us! We will be back!

Nice Older Cottage - A Few Minor Issues
I apologize for the late review. Thought I reviewed last year, guess I didn't.
Best part of the cottage is the large living room area. The windows allow for a spectacular view of the lake and oh the sunlight! Ample room for a large groups and as a 2nd dining rm.
The kitchen cooking area is rather small as you open the oven you are up against the fridge. The eating area was large with nice windows to look out into the woods. W/D came in handy!
The water is crystal clear with a nice dock. We spent every day in the water even though it was a bit chilly. Good boat fishing. Life jackets and water toys in garage but a little old and dirty.
*Dislikes of our stay and rental process*
I don't mean to nitpick but just want you to be aware of our issues while they weren't earth shattering they are worth a mention.
I'm not sure if we were the first to rent the cottage in 2014 or just the first ones to use the gas grill. However first night of our stay we go to grill out, starving & food ready & the grill will not ignite. No propane in the tank. We had to go get a new tank as this one was not refillable. I informed the Owners at the end of our stay that we had to purchase propane and asked for reimbursement and they said renters provide gas. I feel that is part of the rental...if you include a gas grill you should include the gas for it.
I don't know how "new" the mattress' are in the cottage. They were very uncomfortable and noisy. The bed linen seemed worn, maybe update. The bath and beach linen were good quality and a lot of them.
Reading the rental handbook at the cottage we found out that the pontoon docked in front of the cottage belonged to a local family. This family is granted access at any time to the water/dock area by the owner during your rental. I feel this should have been noted to the renter before their stay at the cottage. Lucky for us the family did not show, probably since it was on the chilly side. If they would've showed I don't know if I'd appreciate their presence during my paid stay.
The damage deposit refund states 14 day return. It took almost two months to arrive. This was after several calls/texts/emails. I was told at two different times the refund was on the way. Guess one person handles rental and the other the money. Hopefully process improves for future renters.
Again nice older cottage and pretty clean. 3 stars due to issues, small bedrooms and small cooking area. But try the grill it should have gas!

A spare tank for the gas grill will now be provided. Two new queen mattresses, new bedding, a flat screen tv and expanded cable service await renters in 2015. Great Comfortable Family Cottage!!!
The Flynn Family Cottage is an ideal place for a large family stay on Higgins Lake (or a smaller family). Actually, in our 30+ years going to Higgins, it is one of the nicest cottages we have stayed in.
On this trip there were eight of us; my wife and me, two sons with their wives and two grandchildren. Everyone had a lot of room to move around in without bumping into one another.
The cottage layout is great. The very large kitchen is separated from the living room. The living room is spacious with comfortable seating for everyone. There are four bedrooms and two bathrooms.
The highlights of this location include a long private entry road through the woods that gave it a north woods feel. The beach and fire pit are great. The lake at this point had a smooth sandy bottom and the grandkids (3 & 5) could walk out beyond the end of the dock and it would only be up to their chest. At night on the dock, the stars were magnificent and you could see the Milky Way.
We had a great time and highly recommend the Flynn Family Cottage. We’re going back in 2016!!

Perfect Family Spot
What a great spot for us!! There were 4 Adult and 4 children under the age of 5. The weather was great and the sandy beach was perfect for them. The shallow parts where we could go out on our boat a park was perfect too. There is swimmers itch so be sure to towel dry well after getting out of the water!!! Cabin was perfect for sleeping and had everything we needed inside. Very clean! We did have one rainy day and there is not much to do around there when that happens besides play games indoors. Cable would of been nice to have besides 6 channels. But everything else was great.

We will add to our video library, and put together a list of free or inexpensive Rainy Day-type activities to add to our info binder...like drawing & coloring, card games, encyclopedia games (Name as many rivers, mountains, Presidents as you can...) & jigsaw puzzles inside the cottage, or short road trips to Hartwick Pines, CCC Museum, Firemen's Memorial, Pine Theater, Call of the Wild Museum, Pirate's Cove Fun Center, & Arnie's Arts & Crafts, along with nearby 'goodie' destinations, like Good Times old fashioned candy store, Nibbles soft serve ice cream, Little Cottage hard ice cream, and Higgins Lake t-shirt/sweatshirt/gift shop, Trappers.
In 58 years, not one family member has ever gotten swimmer's itch. We fervently discourage feeding the adorable but increasing number of ducks on the lake, and recommend a shower after a day in the water, along with frequent laundering of swimwear.
