Stunningly Designed Cottage on a private corner of a historic 100 acre farm. Situated on a scenic bluff overlooking the legendary Shenandoah River and Blue Ridge Mountains this 'cottage' has a stone fireplace and wood beamed ceilings through the main floor. In addition to three covered porches (including one with a Hot Tub) there is a 34' second floor deck overlooking the river. At river level there is a multi-level deck and 30' floating dock right on the water. Perfect for boating fishing, swimming or just enjoying the sun and water. Less than one hour from the Washington Beltway and Dulles Airport. There are numerous restaurants, shops, golf courses, wineries, National Parks (Skyline Drive, Shenandoah National Park, George Washington National Forest), hiking trails (Appalachian Trail), battlefields etc are literally ten to twenty minutes away. Then, of course- best of all, your own piece the Shenandoah River!

My wife Angelique and I bought this historic property from a family that had owned it for 155 years! This once in a lifetime chance (several lifetimes actually) was simply too much to miss. With such a spectacular riverfront location, our goal was to create the most memorable vacation retreat in the Shenandoah Valley. After years of planning and design for a river cottage, to compliment the existing renovated farmhouse (a ten minute walk away through the woods and rolling fields), the results are yours to enjoy. One of our sons Sean took over online reservations in 2012 but dad Frank is still the 'boots on the ground' and will be on the other end of the phone if you call. Our family never tires of it and it is our joy to share it with you.

After 30 years of living on the Shenandoah River, enjoying it's beauty and recreational possibilities, we were still awestruck by the sheer magnitude and combination of nature's bounty possessed by this farm...thousands of feet of River Front, sweeping views of the Blue Ridge Mountains, acres of rolling hills and woods, sunrises, sunsets...the list goes on and on.
'Peacefulness without loneliness' is an old Irish expression that captures the private wooded riverside retreat yet convenience of so many attractions, shops and restaurants nearby to the River Overlook Cottage at Rolling River Farm.
We enjoyed the beautiful view of the Blue Ridge mountains and the Shenandoah river. Outdoor spaces including hot tub and fire pit were great!
The cottage was comfortable, fairly well stocked with dishes and cooking equipment for our family, however not if you had 10 people staying. Surprised there was no working exhaust fan over the stove in the kitchen. The microwave shorted on the second use which was not a big deal.
Beds were comfortable. Glad washer and dryer were available as not enough towels. Also did not seem the house had been well cleaned before our arrival. Lots of dust and mud on the floors. Took care of that with cleaning supplies there. As we were there over the Christmas Holiday, nicely decorated with a light up tree and Santa hats. We would consider returning!
We have a delightful stay at the Overlook house for three nights before the Christmas holiday. The house was charming with lovely views from all the downstairs windows. The indoor fireplace kept us warm and the hot tub was a great spot to watch the sunset. Would definitely stay here again! Wanted to note that the two upstairs rooms have skylights so it is a good idea to bring an eye mask if you want to sleep past daybreak.
We had the best stay at the Overlook house. The house is absolutely gorgeous, with the hot tub overlooking the river. Kitchen was extremely well stocked and more than enough towels for showers and hot tub. We had a little issue with the hot tub (it wasn't heating up properly) and the owner came by to look at it within an hour of me calling. Overall a fabulous experience, and sure to return!
We had a wonderful stay. The house is beautiful. Lots of great outdoor seating. Great views. The fire pit and hot tub are wonderful. Kitchen was well stocked. We loved it!
First the basics -- we rented this house for 4 nights in early November, and it provided everything that was listed in the description. However, it's hard to capture the essence of our stay. Our goal was solitude with the option to get out and do something if we felt like it. The location on the river is fabulous, with the sweeping views. The property was very secluded, and we saw deer and wild turkeys on the farm. The interior of the house was very relaxing and well done; everything was top notch (including the mattresses!). I can't say enough good things about this property and the responsiveness of the owner and property manager. You won't regret it!
This slice of heaven is hidden on the side of the hill overlooking the bend in the river. The house is well appointed, lovely and designed with both gathering and alone time in mind. It was loved by each of us and we would all glowingly recommend it to anyone interested in natural beauty, quiet contentment and serenity. The landlord is great to deal with and they do a fine job of making sure that you have all that you need. Great and most memorable stay!
