Stunningly Designed Cottage on a private corner of a historic 100 acre farm. Situated on a scenic bluff overlooking the legendary Shenandoah River and Blue Ridge Mountains this 'cottage' has a stone fireplace and wood beamed ceilings through the main floor. In addition to three covered porches (including one with a Hot Tub) there is a 34' second floor deck overlooking the river. At river level there is a multi-level deck and 30' floating dock right on the water. Perfect for boating fishing, swimming or just enjoying the sun and water. Less than one hour from the Washington Beltway and Dulles Airport. There are numerous restaurants, shops, golf courses, wineries, National Parks (Skyline Drive, Shenandoah National Park, George Washington National Forest), hiking trails (Appalachian Trail), battlefields etc are literally ten to twenty minutes away. Then, of course- best of all, your own piece the Shenandoah River!

Please Note: Location Map shows gate location and not the house. The Private Driveway is a quarter mile long!

About Frank O'Reilly and Sean O'Reilly

My wife Angelique and I bought this historic property from a family that had owned it for 155 years! This once in a lifetime chance (several lifetimes actually) was simply too much to miss. With such a spectacular riverfront location, our goal was to create the most memorable vacation retreat in the Shenandoah Valley. After years of planning and design for a river cottage, to compliment the existing renovated farmhouse (a ten minute walk away through the woods and rolling fields), the results are yours to enjoy. One of our sons Sean took over online reservations in 2012 but dad Frank is still the 'boots on the ground' and will be on the other end of the phone if you call. Our family never tires of it and it is our joy to share it with you.

Fantastic and private multi-level deck right on the river with gangplank and floating dock for your boat or a rental boat. Use of all outdoor equipment and amenities are subject to weather restrictions (ie: floating sections of dock may be removed by owner when there is a risk of flooding).

Family fun weekend

Our family had a wonderful weekend at The Overlook. We spent a lot of time in the hot tub and wandering around the grounds. The house suited our needs perfectly. We cooked all our meals in the house and were very comfortable in the house. The dining room table got lots of use with meals and jigsaw puzzle time. The views were spectacular from the house and hot tub. We had a few gorgeous sunsets which were an added bonus.

Even better than expected!

I had high hopes for this place from the pictures and yet was blown away when I saw it in person! The house is so comfortable, with nice mattresses, a fully equipped kitchen, cozy fireplace, and gorgeous views of the Shenandoah river. My girlfriends and I are already talking about a return trip!

Gorgeous cottage, but some slight observations!

The cottage itself is really gorgeous, and the views from the back of the house are very pretty however we did experience some concerns throughout our weekend stay:

* the description of 'the driveway' is misleading enough that when our sat nav took us through someone else's property it didn't raise alarm bells, until we saw a sign saying 'if you can read this you are within range, trigger happy rednecks'!!!!!! Future visitors need to look at a map before setting off, and go around all of the other private driveways, until you arrive at the actual cottage driveway which is gated and signed appropriately with the cottage name.

* when you do arrive at the gated driveway, the code for the gate is different from the code to the house. The details that I received from Homeaway did not give me two codes. So make sure you have two codes before you arrive; this will avoid standing outside in -4 degrees, trying to use an incorrect code! Once you do have the correct code, the padlock is very temperamental.

* inside the house was very well maintained and supplies that are listed on the website were there, but they were minimal; for only 7 of us, for 2 nights, we were down to the last toilet roll on the last day (meaning we were all using the same bathroom). The 'shampoo' was in one bathroom only. There were only enough towels for exactly one each. And no sheets or comforter were left out to use on the pull out sofa; we had to go searching through cupboards that had been intentionally blocked off. (however, once we found them, we decided not to use that bed anyway because the mattress was, in our opinion, not worthy of sleeping on as it was extremely thin, uncomfortable and full of kinks and ridges).

* when someone showered upstairs it caused a leak into the kitchen. Not too much of a big deal until you realise it has happened before as we found a drip collection bowl on top of a kitchen cupboard.

Overall the cottage was gorgeous and well stocked, these are just a few points to note.

Owner's Response: Hi Amanda! Thanks so much for staying. It was a pleasure to have you. Thanks also for sharing your concerns. In regards to the road in, it can be confusing and we understand that. Our driving directions warn "NOTE: please follow our directions closely, some GPS's take you down McGeath Farm Lane, which is a private dead end road". We recommend this to all future guests for a smoother arrival. We are looking into making the gate code that is in our driving directions more prominent, so future guests don't miss it. In regards to the padlock, we agree and are researching better solutions for entering this gate. We apologize that it was not clear how much supplies we would provide. Since every group is different, we cannot provide the ideal amount of paper towels and toilet paper for every group. We provide a starter supply of these and after that we rely on the guest to fill in the remainder of their needs. We try to have 3 rolls of toilet paper in each bathroom, if that was not the case, I am sorry. The body wash/shampoo was a foresight on our part as was the additional sheets. I have met with our cleaning staff to ensure this is not missed again. We will also review the pullout couch and check to see if there are improvements we can make to that. As an auxiliary sleeping space, we don't guarantee it will have the same comfort as the other 4 beds. We have fixed the seal in the shower door and it should not be an issue moving forward. Thanks again for staying with us and for the valuable feedback. It is a big help in making sure we stay up to date and maintain a high level of hospitality. Fantastic house with beautiful view and tons of things to do!

We arrived later in the evening and had no idea what to expect. Our whole stay exceeded Our expectations. We brought our two teenagers and a couple friends of theirs. No one was ever bored. We went hiking, kayaking, built a fire, walked around the

Property and cooked a couple big meals in the excellent kitchen. The house is perfectly done with a master

Suite on the first floor and two generous bedrooms and lovely bathroom on the second floor.

We hope to come back during the warmer months!

Beautiful home , view was awesome , secluded on great property .

Fire pits were very accessible which so enhanced the experience , walk to meadow was fun and the meadow view was awesome. Lots of games were there and the tv reception was really good. I hade a grate time says the grandchild!!!

Needed linens for pull out couch upstairs and we had to purchase propane for outside fire pit as an fyi

Your visit was over a cold couple of days, so we are happy you were still game to enjoy the outside. We have followed up with the cleaners to make sure we stock the additional bedding for the pullout couch. It is a problem we have addressed with a new cleaner. Thanks for your understanding. Amazing cabin

I stayed at this cabin for the weekend with my sisters and 2 dogs. While the cabin is meant for more people, we loved it. It was very nice and clean inside, and the kitchen was great. It had all the utensils you could need. The hot tub was great, and using it in the colder weather was very relaxing. The outdoor space is amazing, I loved the fire pit. While we couldn’t use the kayaks because the river was frozen, we still checked out the dock and equipment and we definitely are gonna come back during spring to be able to use all the amenities at this cabin. Would 100% recommend to others.
