Be smart! Many of the new listings in Pasadena are owned by folks who really just want your money. We own several vacation rentals listed on VRBO and have years of experience making our clients happy. Read the reviews and look at the maps. Many other properties listed here aren't actually in Pasadena. And most are not very close to Old Pasadena. Our properties are right where you want to be!

This historic purpose-built triplex offers three distinct options in the heart of Pasadena's most famous neighborhood. The Quarters at Waverly Green is a new option for our guests and has undergone extensive restorations. Both light-filled and private, it features our signature look with antiques and contemporary furnishings in a modern playful mix. It has one private bedroom and a very comfortable queen convertible wallbed in the spacious living area. The 'Murphy Bed' has traditional queen mattress and can be stored away for additional living space. This upscale property features high quality bedding, pillows and comforters, an updated kitchen with stainless steel appliances, formal dining room, flat screen TV with DirecTV, and high speed WiFi internet access. Vast gardens mature shade trees, and inviting outdoor spaces complete the scene.

Just one block from Wrigley Mansion and the Tournament of Roses House, the property is within the Rose Parade formation area and a short stroll to the shops and vibrant nightlife of Old Town Pasadena, Brookside Park and golf course, and the Rose Bowl. Your private retreat features dramatic views of the skyline and majestic San Gabriel Mountains and the valley beyond.

50% deposit is due with the reservation. Your initial deposit is fully refundable up to 60 days before check-in dates. A $200 security deposit and all fees for the rental are due 30 days prior to Check-in date.

Enjoy all the excitement of Pasadena’s venerable Old Town neighborhood in a location central to the entire Los Angeles basin. Waverly Green is less than 10 miles from Downtown Los Angeles, Hollywood, Studio City and the Burbank Studios. All of which can be accessed by easy connections with the Metro Gold Line or by car on the famous local freeways system. Can be combined with other units for additional space.

Waverly Green was constructed in 1946 and exhibits the attributes of the time: original double-hung picture frame windows, classic molding, period detailing, warm hardwoods and ceramic tile flooring. All of the main systems, like plumbing and air conditioning, have been upgraded to today’s standards and the kitchens and baths are freshly renovated.

With the charm and character of the period comes the personality of an older home: creaking floors and the patina of timeworn wood and painted surfaces. We believe that this charm adds to the livability of the space and is not considered to be problematic. Adding to the effect are antiques and art objects from around the world. If you like your curtains to match the bedspread, you might want to stay in a guestroom at one of the many local commercial hotels. Waverly Green is a self catering unit. Not appropriate for young children.

About John Matthes

A transplant to Pasadena from San Diego, John relocated in 1989 to attend Art Center College of Design where he was awarded a Master's of Fine Art degree.

John is an expert in marketing historic and architectural properties and holds his fiduciary responsibility to his clients in the utmost regard. With real world experience as the founder and principal of Carciofi and Jinglehyme, he successfully united residential real estate development and interior design; bringing revitalization to local neighborhoods and blighted historic properties through thoughtful renovation and redevelopment. He also owns and manages short term vacation rentals in Pasadena and Sea Ranch.

John's prior tenure in the marketing and communications wing of the global institutional investing giant The Capital Group Companies, allowed him to develop broad knowledge of printed and digital media. With this knowledge, he has developed sophisticated marketing tools and programs for selling homes in all economic climates.

A long term resident of the Arroyo, John currently resides in Linda Vista and has had stake in properties located in Prospect Park, San Rafael, South Orange Grove, South Lake, Eagle Rock and now The Sea Ranch. He is an active member Pasadena Heritage and The Legacy Circle, a group of Art Center alumni dedicated to raising funds for student scholarships.

We spent a great week at Waverly Green and can't tell you how much we loved the location. When we first drove down Waverly drive, we felt like we were headed to our own private Southern California mansion. The grounds were beautiful and well maintained. The beds were extra comfortable too. We will be back.

We enjoyed our week-long stay at John's Pasadena apartment. The facilities are great and live up to the online descriptions--spacious, comfortable, well-equipped and spotlessly clean. John was an attentive host, but things went so smoothly that little or no assistance required. Great location--on a quite street, but wishing a short drive of Old Pasadena and other convenient restaurants, shops, etc.

Clean, well kept and pleasant surroundings. Conveniently located.

This property was perfect for our needs while staying in Pasadena. The kitchen was well supplied for the length of our stay (3 weeks). The apartment was comfortable for two people and the Murphy bed in the living room was a welcome addition which allowed our young grand daughter to stay over for a couple of nights. The backyard provided a pleasant atmosphere to enjoy the evening sunset. The only problem we seemed to have during our 3 week stay was the occasional ant invasion which we tried to control with stakes and spraying. The owners were friendly and we were given immediate response to any concerns or requests we made. We would definitely recommend this property to our friends or family. It is a wonderful alternative to hotels.

The property is very nice and the location ideal. close to old town, but still quiet

We were not able to fully use the property because of a last minute health complication, But John was very helpful and accomodatiing and the property is very nice and ideally located. Walk to old town Pasadena, but located on a quiet and lovely street. We have lived in Pasadena off and on for many years. The location of this home is really ideal.

Waverly Green in Old Pasadena

Location! Location! Location! Waverly Green is located a long block from Wrigley Mansion/Tournament of Roses House. The street is a quiet dead end. It is close to Old Town, freeways, Norton Simon.

We are two ladies in our early 70's who rented the apt. We found the interior of the apt. to be very clean and the bed quite comfortable. One of us slept in the living room on the Murphy bed which we found a bit heavy to bring down from the wall. Fortunately, my friend had a male cousin who came to our rescue. Once the bed was down, we left it down for the duration.

The kitchen had a nice little table and eating area right next to the window which was pleasant in the morning for breakfast.

The bathroom door is a barn door that you can see in the photos. It is attached at the top only and the rest of it remains loose and free so that you are not able to secure the door for any privacy. The shower was clean and roomy but the shower head was directly overhead which we found unusual.

If you rent the apt, take your own bar soap for the shower, travel clock for the bedroom, kleenex.

As for nearby attractions, Mi Piace was a wonderful restaurant. Huntington Library and Norton Simon are treasures!!! The Getty Museum exhibit: Cave Temples of Dunhuang was outstanding!

Pasadena - Waverly Green-- Right where you need to be

The Quarters at Waverly Green are a terrific location if you need to get around Pasadena and surrounding neighborhoods. Close to the freeways, etc.

The residential location is quiet and located among some beautiful Pasadena homes -- starting with being down the block from the famed Wrigley Mansion!

The apartment is tastefully decorated in the mission, with whimsical, style!! I think that is what you call it. AND the place is spotless. Always clean.

Cozy back yard patio to hang out in. The internet can be spotty at times.

All in all a very comfortable place to be. Sign me up again!
