Located 'West of the Trail' in South Venice, this pet friendly, non-smoking, two bedrm, two bath house is decorated tastefully with attention to detail and with a light coastal feel. No ugly, mismatched, garage sale furniture here!! Only relaxing shades of aqua, pink, white and blues with lush, comfortable furniture and bedding. House is mostly carpeted. Dinette area off large kitchen. Spacious living room with new couches. Master bedroom w. private bath & large closet. Second bedroom, twin beds & large closet. Full second bath in hall. Central air, ceiling fans in every room, refrigerator, new dishwasher, new range, washer & dryer, WiFi Modem in house and new HDTV television with Cable. House features enclosed charming, in-screened lanai that has a feel of classic old Florida. Garage with automatic door & driveway parking. House sits on a manicured lawn on large park-like lot with mature shady trees including Palms and Pines. Much to do in historic Venice. Downtown is active with shopping, restaurants, cafe's and nightlife. Famous beaches. Several more beaches also a short drive away. Great attractions in the Sarasota area only a half hour away: St. Armands Key, Lido Beach, Lido Key, historic downtown Sarasota, or go a bit further and explore Anna Maria Island. Tampa/Clearwater Beach only an hour away. All types of dining for your budget. Nearby well-known famous restaurants, including the popular Sharky's on the Pier, Crow's Nest Marina, and plenty of new and old favorites, Chili's, Bone Fish Grill etc. all very close by.

NOTE: FEB cannot be taken without Jan unless Jan should already be booked. PREFER only two adults in this property.

Cancellation Terms etc. : Cancellation terms will be fully outlined in contracts. If you need info beforehand, please inquire. There will be a $25.00 processing fee if contracts are printed and mailed and booking is not made.

All off-season and or short term reservations (April - December) will require full payment upon receiving contract/paperwork especially if reservations are 60 days or less in advance.

Cancellation fees apply on all rentals. No cancellations at all on off-season, short term rentals once contracts are signed and received. If needed, express mail fees will apply. PLEASE READ EVERYTHING.

$25.00 charge if contracts are mailed and you do not reserve. If you book and cancel, other cancellation charges apply. See contract.

$600.00 refundable security deposit required on a 30 -90 day rental. ($500.00 on a two week). Deposits on long term rentals will be as discussed.

We are pet friendly but there is a non refundable pet deposit of $100.00. One pet only, a small to medium sized dog or a declawed cat only. (two pets may be considered on long term rentals only (4 mos or more) with extra deposits). Pet waiver, disclosure mandatory. If any type of damages are assessed it will be deducted from initial security deposit.

**Housekeeping charge will range from $125-150 depending on amount of time unit is occupied, and possible condition of unit. Long term rentals may be subject to additional house keeping charges to be assessed by housekeeping. If house is found very dirty, additional charges may apply.

House sits on a large private lot so there is a good amount of privacy. One of the largest lots on the block. House clean and well-kept. The house is owner checked, personally, every year and constant updates are made to amenities, decor etc. Professional house watcher to maintain property all year round. Great housekeeping service.

Ten minutes to historic downtown Venice where there are many charming and interesting shops in along with several new cafe's. Romantic dining and boating on the Island of Vencie. Golf courses nearby. House is located less than 10 min from two great gulf beaches, the famous Venice beach and the more wild and secluded Casperson. No more than 15 minutes to gorgeous Manasota Key and Nokomis Beaches. Major hospital in Venice.

Head North to nearby Sarasota (only about 20 minutes on the 75) for a exciting downtown shopping and dining experience. There is a charge for a land-line service if needed any month. Discuss with owner. Free Wi-Fi. You may be required to set up cable and internet services box if first renter in house. You are responsible for setting up your own Wi Fi connections. If you cannot do so and need assistance, charges will apply for service. Due to the charges for "Basic Cable," there will be a flat rate charge for cable television for all tenants, on all months, including seasonal months.
