About the property

Villa Franica is a romantic, charming and beautifully decorated Villa with a spectacular and breathtaking view.

Private pool, located in a large garden, overlooks the amazing valley of Raša.

The house has 3 bedrooms with large king size beds. Two additional beds are available, and can be placed in any of the bedrooms. On the first floor of the house, there is the kitchen, living room and dining room, all in one open area. The first bedroom is also on the first floor, along with 1 bathroom. Two more bedrooms and one more bathroom are on the second floor. The ground floor is currently not available, we are planning on opening it for the next year.

The house is semi-attached, and you have the exclusive use of the indoors, pool and garden.

Free WiFi, barbecue, gazebo, air-conditioning, plenty of parking space and breathtaking views.

The nearest beach is 15 km from the house, the nearest shop is 1 minute from the house, and the nearest restaurant is a few minutes away. The villa is ideal for families and friends who seek privacy, quiet and comfort.

Wonderful relaxing week in the Istrian countryside but within striking distance of Rovinj and Porec!

Milena's accommodation was perfect for our family of 5 (three small children aged 7,5 and 1 years old) - the pool got a lot of use and the house itself is beautiful with bathrooms on ground floor and 1st floor, good sized kitchen diner and all immaculately clean. What was also really nice was that the kitchen had everything you needed (unlike some air b n bs) and the best bit of all, that you cannot really appreciate from the photos, are the breath taking views from the three terraces outside of the house. All in all a wonderful week! Thank you Milena!

Alles Bestens

Es gibt nichts zu bemängeln. Das Haus liegt ruhig, ist gepflegt und sauber. Die Ausstattung passt. Es ist alles da. Die Vermieterin wohnt nebenan, ist sehr nett und stets hilfsbereit. Gleichzeitig aber diskret und zurückhaltend. Wir haben uns sehr wohlgefühlt.

boeren landhuis met panaroma en zwembad

prima huis op het platteland. Eigenaar woont ernaast en is zeer bescheiden en vriendelijk. Welkomstpakketje met olijfolie, wijn ed van eigen maaksel op tafel. Bovenste verdieping heeft airco en dat is heel plezierig. Alles was schoon en prima bedden. Handdoeken worden gedurende de week nogmaals schoon aangeboden. Verschillende terrassen dus altijd een plek in/uit de zon of regen.Aanrader!!

Wunderschönes, gepflegtes Haus in zentraler Lage in Istrien

Wir können dieses Haus nur wärmstens empfehlen!

Zur Ausstattung:

Die zweistöckige Wohnung befindet sich im 1. und 2. OG eines sehr schönen und sonnig gelegenen Hauses in Sutevanac zwischen Zminj und Barban in der Mitte Istriens.

Der Treppenaufgang führt auf die erste Terrasse mit Haustür und zweiflügeliger Tür zu Küche/Wohnzimmer.

Küche/ Wohnzimmer:

Ist super ausgestattet (Geschirrtücher, gute Töpfe und Pfannen, Käsehobel, diverse Messer, viel Geschirr, Spülmaschinentabs war alles da), nur Pfannenwender gab es keinen.

Großer Esstisch, kleines Sofa, TV mit DVD Player und allem möglichen, LTE Cube für Internet.

Bäder:

unten kleines Bad mitWC, Dusche, Waschbecken, Bidet und Waschmaschine und Fenster

oben größeres Bad mit WC, Dusche, Waschbecken und Bidet und Fenster

unten großer Flur mit vielen Verstaumöglichkeiten und weiterer Terrasse zum Wäschetrocknen etc.

Schlafzimmer:

Alls Schlafzimmer waren sehr liebevoll eingerichtet, sauber und gemütlich. Die oberen Schlafzimmer haben jeweils eine Klimaanlage, das untere nicht. Alle Zimmer haben Fensterläden zum Abdunkeln (war super für die Kinder).

oben ist eine dritte Terrasse mit Liegestühlen und fantastischem Ausblick.

Lage:

Das Haus liegt in der Mitte Istriens. Egal wo man hinfahren möchte, es immer 30-45 Minuten Fahrt (Poren, Rovinj, Medulin, Trget, Rabac, Pula ... ). Für uns war das gut, da wir verschiedene Ziele hatten. Man kann aber auf dem großen Gelände mit Olivenhain und Pool auch gut entspannen.

Alles in Allem war alles sehr schön eingerichtet und sehr sauber. Zudem gab es auch viele Kleinigkeiten, die das Leben erleichtert haben (sehr gut ausgestattete Küche, Grillplatz vor dem Haus, Pool wird jeden Morgen gereinigt, Sonnenschirme & Liegen am Pool) etc.

Der nächste "Market" ist am Anfang des Dorfes (2 Min mit dem Auto oder 15 Min zu Fuß) und ein größerer Supermarkt oder Restaurants in Barban (15 Min Autofahrt).

Wir wurden sehr herzlich mit Kuchen, Wasser, Säften und frischem Obst auf dem Tisch empfangen. Es stand selbstgepresstes Olivenöl und selbstgerechter Wein bereit. Frau Sugar war nett und immer da wenn wir eine Frage hatten oder etwas benötigten.

Sollten wir nochmals nach Istrien fahren, würden wir uns wieder für dieses haus entscheiden!

Sutivanac is a small Village in the centre of Istria. The area is known by delicious asparagi and amazing wine.

The valley of the river Raša, leading all the way to the brilliant Adriatic, is the astonishing feature of the village.

The view is absolutely spectacular. The evenings are quiet, the mornings are fresh, and the sea is near.

Istria is a small peninsula, which means that within a half an hour, you can reach almost any other interesitng place - seaside towns, restaurants, beaches, inner medieval towns on hills, aquaparks, adrenalin parks...
