Our home is Casual, Comfortable and in the heart of the Historic District within walking distance to Downtown, huge backyard, 1000 square feet of outdoor living, beautiful flagstone patio, fenced yard and lawn for the children to play. The location is ideal, central to downtown/ Pearl Street, Hiking & Biking Trails and few blocks from North Boulder Park. Our cozy, casual home is (2 story), 3 bedroom, 2 bath, + office. Sanitas open space hiking trails is in walking distance and offers hiking for all athletic levels. The huge flagstone patio with outdoor furniture, natural gas outdoor grill, is perfect for Family BBQs and is the feature that sets our property apart. The kitchen is fully stocked. The bedrooms have 2 platform King Beds on 2nd story, 1 Queen Bed on main floor, luxurious clawfoot bathtub on second story, 3/4 bathroom shower on main floor, lovely garden, wonderful neighborhood, 50" flat screen Television, and a Sun filled, large dining room that opens to the backyard. The backyard is fenced and private. You can't beat our location, please see the map for all of the conveniences of our beautiful part of town, Mapleton Hill. Park the car and walk everywhere! Free WiFi, comcast cable television. Only registered guests are allowed on the property. Boulder Occupancy Law is strictly enforced. No parties allowed. No smoking on the entire property. Noise ordinance strictly enforced, 8:30 backyard noise curfew, no use of hottub after 8 p.m. This is a family neighborhood with small children, Our home is perfect for families or low key friends getting together. Please do Not inquire if your group wants to party and stay up late in the backyard. Please be advised no reservations are confirmed until you make an actual reservation request through vrbo online reservation system, and your payment and deposit have been received via venmo.

Boulder is a town, but offers the benefits of a big city, excellent restaurants and bars, shopping, art galleries, all within walking distance!

Boulder offers rafting, biking, hiking, the open space is a priority to our wonderful city!

Perfect for family vacations!

Three generations of our family spent the entire week together at this home in March, and it was perfect for our needs. The location of this home is perfect. Set in a quiet family neighborhood within walking distance to the excitement of Pearl Street, we did all of our traveling in town by foot. Another highlight of this rental is the enormous backyard, which offered a ton of space for lawn games and grilling out. Being that the weather was great, we spent much of our time in the back yard lounging around, playing bocce ball, and throwing the frizbee... the pictures don't even do this yard justice, it's HUGE! The beds were very comfortable and the large dining area was a great place for us all to gather and eat meals together.

As far as Boulder itself, what a great place for a family vacation. Many restaurants and bars within blocks and so many great places to hike and explore the mountains within 30 minutes.

This is a great rental for families and travelers looking to experience Boulder like they actual live in the community rather than just visiting.

Walkable Location, But No Need to Leave

Loved the house, the yard, the lush grass, the crazy old-fashioned tub, and the walkable location. I spent much of my time wandering the neighborboods looking at the lovely gardens and perusing the Pearl area. I also took full advantage of Carol Ann's fantastic property and soaked up nature while reading in the backyard.

In the future, hand soap at the sinks and hand towels would be a functional and necessary upgrade in the house. Labeling light switches would also be helpful. It would be nice to know upon booking that there is a small rental unit on the property--- I was confused to find a person in a building on the property upon arrival (though stated in the arrival letter, my letter was emailed day-of arrival and I hadn't had a chance to read through it all until after settling into the house and discovering a person in the rental on the property). I would definitely stay with Carol Ann again if she'll have me.

Great Stay!

The house was great for our group of 7. It was in a great location, close to everything we needed. Carol Ann was very responsive with any questions that came up during our stay. Would definitely stay again on a future trip to Boulder.

Needs a makeover

The location of this house is a bonus, walking distance to hiking and Pearl Street. The back yard was very nice also. The home though was disappointing, lacking comfortable seating, very basic accommodations with only one couch and a dining set as pictured. It was difficult to unpack with limited closet space and no hangers, it also lacked dressers. The kitchen was also ill equipped for guests, no colander, adequate baking dishes or serving plates made it difficult to cook and serve meals. The home interior is in need of a makeover to add some charm and warmth. The style of house in a quiet neighborhood was nice so it has potential.

Owner's Response: Kitchen now has a colander and baking pans. It has always been stocked with 2 sets of pots and pans, new cutlery, a 10 piece knife set, tons of cooking utensils, full dinnerware for 8, & additional hangers now in the bedrooms. There is a new rug in the TV room with a sectional couch that seats lots of people. Adding 2 chairs to the office/entry room &/ or dining room, Lots of seating and lounging in the backyard, one of our best features!
