The villa has been built to a very high specification using beautiful Italian ceramics, Miele kitchen appliances, exotic wood floors etc, it provides a luxurious base from which to explore this beautiful part of Istria.Recently renovated inside and outside in the area where the summer kitchen is situated.
The villa boasts 450 sq meters of living space set on a 3000 sq meters of land. There is a further double bedroom leading to the charming terrace facing the back garden with beautiful modern en suite bathroom with multifunctional shower.
A wide open stone staircase leads you to the second floor where you will find a library and TV room with surround sound system, DVD player and plasma TV. On a clear day you can enjoy a spectacular view of the Italian Alps from here. Throughout the villa you can enjoy some of the beautiful oil paintings created by one of Croatia’s most esteemed lady artist.

The villa has a secure parking space. Further vehicles may be parked, just by the main electric gate. Professionally well-maintained surroundings provide privacy for guests in an oasis of calm with rich Istrian planting such as lavender, oregano, rosemary, sage, mint, etc. You can enjoy the shade of the 90 years old olive trees. The beautiful garden complements the huge 12 x 6 swimming pool that has uninterrupted forest view. The pool has a cross current facility and runs off a sea salt filtering system rather than aggressive chlorine. Just by the pool is a big BBQ /summer kitchen area with traditional Istrian fireplace, with counter top made out of antique finished Istrian top quality stone, built in sink and shower, offering the best of al fresco dining during the balmy summer evenings.
The pretty and charming hillside town of Buje surrounded by stone fortifications is known for its Gothic palace and the Baroque church of St Servula dating from 16th century. It has got very good butcheries, two supermarkets, bakery, wine shop, post office, coffees shops, few restaurants, barber shops etc. the centre of Buje is about 1 km away from the Villa.
The beach of Kanegra is located within a 15 minute drive of the villa.
Within a 20 minute drive by car you will find the Adriatic golf club, opened in 2009 is located at Crveni Vrh close to Savudrija and near the city of Umag is a part of the hotel chain Kempinski. This is the first professional course with 18 holes 6360 meters long, deployed on 80 acres. Those with less sport ambitions have at their disposal a shorter course of 4690 meters. The course is planned according to the PAR 72 standard region and designed by the famous Austrian architecture duo - Diethard Fahrenleitner and Barbara Eisserer. Their effort has been recognized and for this very first project in Croatia they won the “Golf Art Landscape” award.
Tennis clay courts are located a short 5-6 min walk from the villa where private lessons are available.
A breakfast, lunch or dinner can be arranged or ordered to be prepared by the one of the most popular restaurant in Istria which is within easy reach. The restaurant is in the Guinness world record book as the place where the biggest truffle in the world was prepared.
