Picturesque Grand Rivers: Grand Rivers is located between 218,000-acre Kentucky Lake and Lake Barkley, the nation's largest man-made body of water. In 2009, Grand Rivers was named the 8th best small town in the South by Southern Living Magazine.

The cottage overlooks the Grand Rivers Walking Trail which runs under a large canopy of old growth hardwood beside the back part of Green Turtle Bay on Lake Barkley, which the locals refer to as Little Lake. Adjacent Little Lake Park offers a newly constructed children’s playground, free Saturday night concerts in the summer with live bands, and periodic outdoor festivals.

The cottage is a short walk to everything in Grand Rivers including Green Turtle Bay Marina & Lighthouse Landing Sailboat Marina (where motor boat, jet ski and sailboat rentals are available), Patti’s 1880s Settlement, the Branson-style Badget Village Playhouse Theater, Village Market & Café grocery store, antique and other retail stores and much more. About Todd Thomason

I am the owner and developer of Little Lake Village subdivision in Grand Rivers, Kentucky. I also developed nearby Marina Village Condos.

While I live in St. Louis with my wife and 2 daughters, I am a native of Western Kentucky and grew up bass fishing on Kentucky-Barkley Lake and duck hunting nearby.

Many of my relatives are originally from and still live in the immediate area in and around Grand Rivers, so the location has special meaning to me and the whole Thomason family.

Todd Thomason purchased this cottage in 2008

Why Todd Thomason chose Kentucky

I strongly prefer Grand Rivers as the small-town atmosphere and location on both lakes makes me feel like I am on vacation with most amenities that I need within walking distance of the lakehouse (several restaurants including 300 seat Patti's, antique shops, Branson style theater, grocery, bank, ice cream shop, boat rental, $1 million walking trail connecting both lakes, golf cart rental, golf carts are legal to be driven on public streets in Grand Rivers, park, summer concerts, etc.).

My idea of relaxation and vacation is being at the lake with many activities to choose from both on the lake and off of the lake.

Grand Rivers truly offers more to do and options than anywhere else on either Kentucky Lake or Lake Barkley in my opinion.

What makes this cottage unique

This lakehouse is one of my personal vacation properties and has many developer upgraded features including two large suite style bedrooms, 12.5 foot vaulted ceiling, lots of windows, lots of trees and a beautiful covered porch.

Great House at a Great Location!

  • 5 of 5

I love Grand Rivers, and surrounding areas, and we decided to stay at a house instead of a hotel this trip, and it was worth it! This house has a great layout and the kitchen is equipped with everything you need to make many great meals. The driveway is a bit steep, but it has plenty of room to park at least 6-8 vehicles in the driveway, plus 2 in the garage. It is just a minute or two drive from the main strip of Grand Rivers which was ideal for what we wanted. I would highly recommend this house to anyone!

The place was very nice and roomy. We had 15 people, 5 whom are children and had plenty of space. The neighbor was very quiet and there was great space for the kids to ride bikes. 3 bathrooms was a great plus!

nice home for a bigger family group

  • 4 of 5

We stayed in July 2017, with 8 adults and 6 kids (ages 6 and under). We enjoyed the open floor plan and large kitchen on the main level. The basement is nicely finished with a full bathroom, several beds, a table and chairs, and toys/TV with a Wii for the kids. The basement door does close for privacy and is considered one of the bedrooms. The backyard is very small and there isn't much space for yard games or a kiddie pool. The driveway is quite long for cars, though. We walked to the nearby playground but it was too hot (90+ degrees) to walk to the nearby restaurant or grocery store. The nearest sand beach that we could find was about a 10-15 minute drive. If you're looking for family activities beyond boating in the lake, there wasn't a whole lot available nearby. Within 20 minutes drive there is a nature center, walking trails, beach, marina, Family Fun Park, Patti's 1880's Settlement, and an ice cream shop. If you're looking for a quiet town near the lake in a modern and spacious home, this is it!

Perfect location, close to the heart of Grand Rivers yet on a quite street.

  • 5 of 5

Short walk to a playground for kids and even shorter walk to a fish pond that is off the beaten path so not populated with a lot of fishermen. Lots of wildlife around to see!
