This newly constructed cottage is located in a wooded setting in the quaint Little Lake Village subdivision in downtown Grand Rivers and is finished in high quality, coastal cottage architectural style. Modern amenities include unlimited AT&T U-verse Internet Wi-Fi with speeds up to 18 Mbps, Samsung 60” and 51" HDTVs with DirecTV HD DVRs and 32" master bedroom HDTV with Netflix & Amazon Prime streaming video service, washer and dryer, fire pit and a fully-equipped kitchen/700-sq.-ft. great room with vaulted ceilings.
There is a large master bedroom suite with a separate shower and tub and double vanity sink. For the children or young at heart, on the lower level there is a large 900-sq.-ft. bedroom/recreational suite with private bath, multiple beds, couch and table / chairs. This 2400-sq.-ft. home has 4 bedrooms plus a separate crib room in the large master bedroom closet (3 queen beds, 3 full size / double beds, 2 single beds, 2 cribs, 3 couches) 3 full baths, 2 car garage and will comfortably accommodate up to 16 people. This is a perfect location for a large family getaway, retreat, fishermen and boaters. The double-wide driveway (105 feet x 19 feet) and garage (28 feet x 21 feet) can accommodate up to 10 vehicles and / or boats and has outdoor electric hook-ups.
Picturesque Grand Rivers: Grand Rivers is located between 218,000-acre Kentucky Lake and Lake Barkley, the nation's largest man-made body of water. In 2009, Grand Rivers was named the 8th best small town in the South by Southern Living Magazine.
The cottage overlooks the Grand Rivers Walking Trail which runs under a large canopy of old growth hardwood beside the back part of Green Turtle Bay on Lake Barkley, which the locals refer to as Little Lake. Adjacent Little Lake Park offers a newly constructed children’s playground, free Saturday night concerts in the summer with live bands, and periodic outdoor festivals.
The cottage is a short walk to everything in Grand Rivers including Green Turtle Bay Marina & Lighthouse Landing Sailboat Marina (where motor boat, jet ski and sailboat rentals are available), Patti’s 1880s Settlement, the Branson-style Badget Village Playhouse Theater, Village Market & Café grocery store, antique and other retail stores and much more. I am the owner and developer of Little Lake Village subdivision in Grand Rivers, Kentucky. This lakehouse is my personal vacation property and has many developer upgraded features including two large suite style bedrooms, vaulted ceiling, lots of windows, lots of trees and a beautiful covered porch.
While I own about 1 mile of shoreline on Lake Barkley nearby, I strongly prefer Grand Rivers as the small-town atmosphere and location on both lakes makes me feel like I am on vacation with most amenities that I need within walking distance of the lakehouse (several restaurants including 300 seat Patti's, antique shops, Branson style theater, grocery, bank, ice cream shop, boat rental, $1 million walking trail connecting both lakes, golf cart rental, golf carts are legal to be driven on public streets in Grand Rivers, park, summer concerts, etc.).
My idea of relaxation and vacation is being at the lake with many activities to choose from both on the lake and off of the lake.
Grand Rivers truly offers more to do and options than anywhere else on either Kentucky Lake or Lake Barkley in my opinion.

This was a great place for a relaxing vacation. The owner is great to work with and provided information and made sure we had a very nice time. The lake is a short walk and so was the ice cream shop, nice combination for a great vacation. Everything we needed was there and we would defiantly return to this slice of paradise.
Nice cabin. Has everything you need for a relaxing stay. Plenty of beds and rooms for a family get-away or guys/girls outing. There is a grocery store nearby and plenty of little restaurants in Grand Rivers. We grilled on the deck every night. Plenty of golf nearby, we played 18 on 3 different courses within 20 miles in 3 days.
Just spent 4 nights at this property for a family reunion of 14! The house was beautiful! Basement was perfect for the teenagers! Lots of sleeping room . Loved the porch! Only thing the kitchen was not equipped for large family cooking, needed bigger pots and better frying pans and the grill was very small and was missing the covers for the burners! We had to end up putting our chilcken in the over and luckly we had brought a cheap lg bread pan ! if you go you need to really check out the area for activities because other than Patties Settlement and an ice cream shop and one small very expensive grocery store you will be driving a long way!
This was our first experience with a summer rental for our family, and it couldn't have been better! Todd contacted us before our scheduled arrival with all the information we would need, and everything was just as he said. We had kids 5 and under with us and we had no issues at all. The crib being in the dark room was perfect and allowed the kids to sleep soundly. The bathrooms were in excellent shape and well located.
We especially enjoyed the open living/dining/kitchen area which allowed our whole family to be together and share time. The basement game room was really enjoyed also, and the WII was a great addition with the heat being so bad.
There was everything we needed even some coffee left by past renters to try. We overpacked because we thought all the needed stuff surely wouldn't be there but it was. We never even ran out of towels as the washer and dryer were excellent and quiet.
I truly thank you Todd for sharing your house with us and allowing us to stay there and enjoy. Thanks again!
We enjoyed staying at Little Lake Village Cottage for a family reunion. We had 4 generations gathering from various locations. We found Todd to be available and responsive to us at all times. The cottage was very comfortable.
