Luxury loft with roof terrace, mountain view, 170m², garden, 3bedrooms/bathrooms

The object was planned by Behnisch architects and built in 2011. It has an ambience that pampers you during holiday like at home on 3 levels. All of the floors in the house are oak parquet or tiled with Xeno tiles from Agrob Buchtal; the heating in all rooms is through heated flooring, which can be controlled comfortably through room thermostats. The entire house is spaciously equipped with lighting, pictures and books. Through the B&O telephone system, you can call free numbers in the German land line and also use the WLAN which is available in the whole house.

No smoking is allowed in the house. Smoking is neither allowed inside nor in the garden.

There is a covered carport for a car and parking options for 2 other cars directly on the property in front of the house. Other parking options are directly nearby.

On the ground floor there is a separate WC, a separate storage room and a large cooking/dining area with access to the Japanese garden facing the south; the kitchen integrated in the room is generously equipped with a large fridge/freezer combination, stove with induction range, oven, microwave, a dishwasher, Saeco coffee machine and a variety of other kitchen aids. The glass dining table is a model from Le Corbusier and offers space for 8 people. Through a Sony flat TV 50", you can receive countless radio and television programs from the satellite system.

On the terrace in front of the Japanese stone garden, rattan seats invite you to unwind; during cool days the gas-heated trendy terrace heater provides for warmth, a Weber gas grill invites you to cook outside.

A self-supporting metal staircase leads from the dining room to the 1st floor. Here you will find a living room with gallery, the master bathroom and the master bedroom. The living room has a comfortable living area, several pieces of furniture with integrated lighting and a Sony 65" flat screen TV with connection to the SAT and audio system as well as Blue Ray. There is also a central telephone system that can be used in the German fixed network and the WLAN system with free internet.

Indirect LED lights with colour changers provide the desired setting in the master bathroom and create a romantic or lively ambience. The large bathtub offers space for 2 people; the shower in the bathtub and the large separate rain-shower can be used to clean off your body. Bathroom and shower are tiled with slate coloured noble tiles Xeno from Agrob Buchtal. An additional towel heater and the heated flooring provider for a pleasant room climate. Additionally, the bathroom has enough storage space and an illuminated cosmetic mirror.

In the master bedroom you will find the La Vela II sleeping furniture from Hülsta with separate mattresses with the hardness II and hardness III in a twin bed setup, ambient lighting and bed reading lamps on both sides. The large bedroom closet has enough storage space and a Sony 40" flat screen TV with connection to the SAT system. The bedroom is very peaceful and can be darkened completely.

Through another self-supporting metal staircase, you can get to the 2nd floor. This floor has a studio room, another bathroom with shower and WC and a bedroom as well as a 25 sqm roof terrace with a stunning view. The equipment corresponds to a luxury object.

In the studio room you will find a large bookshelf and leather seats from which you can enjoy a wonderful view above the roof terrace and onto the nearby foothills to the Alps. There is also a pull-out couch at the studio so that two more people can use ist as a bedroom. The studio is in the same way as the two other bedrooms very peaceful and can be darkened completely.

On the 25 sqm roof terrace, luxurious Rattan seats and loungers and sun protection equipment invite you to unwind. This roof terrace is another highlight of the loft; enjoy the unobstructed view of the flowing Mangfall, the mountains in the evening light or the historically renovated, illuminated building from the former cotton production facility in the summer and winter.

In the bedroom on the 2nd floor you will find a box spring bed, reading lamps, a 3-door designer bedroom cabinet and also a 40" TV with SAT connection. This bedrooms is also very peaceful and can be completely darkened.

In the completely tiled cellar of the house, in addition to the solar powered heating system, there is a Miele washing machine and a Miele dryer that can be used free of charge, along with an iron and ironing board as well as a Kettler crosstrainer. Furthermore, there is also an additional crib with mattress as well as 2 cots and a pull-out couch for 2 people in the cellar. The loft is designed for 6 people in regards to the furnishing, but it can be expanded to up to 10 people with the additional simple sleeping options.

Your landlords were born and raised in Bavaria; we know the Chiemsee Alpenland region like the backside of our hands. Our house is south of Kolbermoor; we operate an engineering office here for clean room planning and a general agency for financial services.

Why Mayer Martin chose Rosenheimer Land

We saw this object during the construction phase, entered the roof terrace and immediately fell in love. Since we currently need space for our two offices, the object is too small for us to live and work in. We now love to rent it as a holiday home, which allows us to use it more frequently than with a permanent rental.

What makes this house unique

The view from the roof terrace is still unique after nearly 5 years and it is always difficult for us to leave Loft33 and to go to our house which is only about 1 km away. We would be very happy for our guests to feel the same way. Additionally, the location in Upper Bavaria is ideal, central for outdoor activities on the nearby mountains or the large lakes or for excursions to the nearby cities of Munich, Salzburg or Innsbruck.

Great Location!

Loft 33 is a relatively new very clean apartment. The owner ensured we had easy access to the unit upon arrival and later came by to personally explain things to us. It is very conveniently located for day trips to Garmisch, Salzburg, Innsbruck, Munich and various other places of interest. There are two supermarkets within a very short walk of the apartment. Although we did not eat out near the apartment, there are a number of restaurants within walking distance. The floorplan is an unusual one, but the apartment is very spacious.

You will be sad when the time to depart arrives!!

My wife and I spent 21 days at the Loft and we loved every minute in there.

Very quiet neighborhood, walking distance to the market and Giuseppe's restaurant (food is ok). The views from the top floor are beautiful and we enjoyed walking the trail that goes by right in front of the house.

Martin (owner of the property), was very kind and always ready to help. He lives only 5' minutes away from the loft and that was a bid plus for us.

The property has a lot of nice details, we loved the interior lights, specially the ones in the master bathroom. They really set the mood enjoying the tub after a long day.

We enjoyed cooking in the modern kitchen, and the only thing missing for us was oven cooking glassware. The kitchen may also need a good chefs knife and better steak knifes (we didn't care because we are vegetarians).

If you go to the market make sure to take the plastic key that is needed to get the shopping cars (they are locked) or you'll find your self walking around and waiting for someone to finish with theirs.

We can't wait to go back and see more of Bavaria, and without a hesitation Loft 33 will be our home away next time we are there.

Loft 33, a most enjoyable experience.

Great place to stay, the whole family really enjoyed our time in Loft 33. Very well equipped kitchen, nicely decorated thru out the whole 3 floors. Spotlessly clean, everything in first class shape. Martin, our host, made sure we understood how everything worked and made us feel right at home. Kolbermoor was a friendly small town, just what we wanted. Nice restaurants with easy walking distance. Sincerely hope to return next year to Loft 33.

An Outstanding Place to stay in Bavaria

This home has everything you need to relax and have adventures in Bavaria. Martin, the home owner is so welcoming and kind. He even left us a bottle of bubbly since he knew we were celebrating our 30th anniversary. Nearby the house is a market and the town has nice pubs and restaurants too. This house is very comfortable and easy for English speakers to use. We will definitely be using it again on our next trip to Bavaria.

Most beautiful architecturally design home in Bava

This is by the way the first time I feel compelled writing a rental house review while I have lived years and years during my school time in the United States travelling from state to state living in newly developed homes, and staying at luxurious ski resorts during wintertime of course to witness the American Taste. As a matter of fact, Albert Hadley, in The Story of America's Preeminent Interior Designer, stated :

A decorator must understand that taste is not a standard but the power to discern, to concentrate. Taste is an appreciation of order and a sure knowledge of what constitutes fitness. These concepts can be learned through education, travel, experience, and living. In learning these principles, the person will come to understand that a room - any room - is simply an enclosure of space and time for a specific purpose. The challenge is to know what is suitable in this defined space.

That’s exactly what I really wanted to elaborate on !

This house of the three floors with all means has exceed all of which I have witnessed from architectural design to the wonderful taste in picking the right furniture at the right spot and place!! The easiness you find in this house is explainable. Everything is within reach, from fully equipped kitchen, to beautifully design bedrooms and spacious baths geared with Neon lights and so on.

This house deserves someone better than me in explanatory writing

Fantastisches Ferienhaus

Wir haben uns im Loft 33 sehr wohlgefühlt. Das Haus ist vollständig eingerichtet. Es ist ruhig gelegen, mit guten Einkaufsmöglichkeiten direkt vor der Tür. Im Haus gibt es alles, was man braucht. Eine so gute Küche hatten wir noch nie. Es gibt viele und gute Töpfe und Küchenmesser, sogar eine Salatschleuder ist da.

Die Betten sind neu und von guter Qualität. Die Personen 5 und 6 schlafen auf einer Schlafcouch, die war auch sehr gut.

Es gibt viel Haustechnik, so z. B. 4 Fernseher, wir hätten das nicht gebraucht, aber der Riesenbildschirm ist super für Filme und Fussball.

Unseren Kindern haben es die Lichtanlagen angetan, man kann je nach Stimmung das Bad und das Esszimmer in buntes Licht tauchen.

Das Haus war sehr sauber und alles hat funktioniert.

Der Vermieter hat uns mit Veranstaltungstipis und Restaurantempfehlungen versorgt und war da, wenn wir ihn gebraucht haben.

Wir haben Wandertouren gemacht, Ausflüge bis München, Berchtesgaden, Salzburg, waren schwimmen in verschiedenen Seen. Man kann hier viel unternehmen.

Loft33 An der Alten Spinnerei 33 in Kolbermoor is in the beautiful holiday region of Chiemsee-Alpenland; in the middle between Munich, Salzburg, Innsbruck and Kitzbühel, near the Royal Palace of Herrenchiemsee and the Bavarian and Tyrol ski regions. The holiday regions of Chiemsee, Tegernsee and Schliersee can be reached in half an hour.

Loft33 is peacefully located on the edge of the historically restored property of the former cotton spinning centre of Kolbermoor (see Wikipedia) with all of the shopping options and restaurants on the city side and direct access to the nature in the west. Here you will find the Spinnereipark and peaceful walking and cycling paths along the Mangfall and from here further along the Inn. The Chiemsee invites you to circle it by bicycle, to go on sailing or swimming excursions or a steam boat tour.

Hundreds of identified hiking paths in all levels of difficulty cross the holiday region of Chiemsee Alpenland. Wonderful tours from easy to difficult await you so that families with small children and experienced mountain hikers can have the same amount of fun hiking. Longer summit tours lead to the Kampenwand, the Hochries, the Hocheck or the Wendelstein; you can take the mountain train to these summits for a more comfortable trip. During the winter, after a drive of about 30 minutes, you can reach easy to demanding ski slopes; the largest ski regions in Austria - Skiwelt Wilder Kaiser, Kitzbühel - can be reached in about an hour by car.

Those who love golfing are welcome to visit the nearby Golfclub Maxlrain; it is about 15 minutes from Loft33. In just under an hour, the golf courses in Prien, Valley, Reit-in-Winkl or at the Tegernsee can be reached.

Tennis courts and squash courts can also be found in the surrounding area.

You love cultural events. In an hour you can reach the large stages of Munich and Salzburg, it is even faster to get to the event from the KUKO Rosenheim, the Immlinger Festspiele, the Herrenschiemsee Festspiele or the Tiroler Festspiele in Erl. Furthermore, there are theatre presentations throughout the year in countless villages in the Upper Bavaria land, along with village and forest festivals or their small, but original Oktoberfests.

Even if there are days with bad weather, the Chiemsee Alpenland region offers its highlights: visit the spas of Bad Aibing, Prien or Bad Endorf about 20 minutes away or about 1 hour to Europe's largest spa world: the Erding Spa. Do not want to swim or go in the sauna? Then it is worth taking an excursion to the salt mine in Berchtesgaden, the Königssee or to the German Museum in Munich for those who love technology.

You want a holiday to chill: then enjoy the luxurious amenities of Loft33, the stunning view of the Mangfall flowing directly by the house or the mountain chain from the Alp foothills in the setting sun.
