The lakehouse is privately owned by Nancy & John Guzzo. After purchasing the lakefront property they've spent most weekends for a year and a half making improvements such as: adding fully furnished 1-bedroom rental unit, 80 ft. waterfront retaining wall with railings, 40 ft. dock along the new wall, stamped concrete walls and walkways, newly sodded lawn & other landscaping, upper deck, fire pit, etc. It truly is a beautiful site.

Why Owner chose Milford
One of the reasons we chose to purchase this particular house was because the site is very close to the water - and we've also dreamed of owning a waterfront property. Most houses on the lake are 2 or 3 or more stories above the water level with numerous flights of stairs. We're just above the water level. Goodyear Lake appealed to us because it's picturesque, not extremely active (because there is no public launch). So, most days it's very quiet and relaxing.

The Apartment Has Everything You Need!
The lakefront apartment in John and Nancy's house was perfect for my trip to watch my son play at Dreams Park. The location was great - beautiful view, peace and quiet, 12 minutes to Dreams Park, 20 minutes to Cooperstown, and plenty of restaurants, grocery stores, and shops within 20 minutes in either direction.
John and Nancy were there when we arrived and gave us a nice welcome and tour of the place. We saw them in passing the first weekend, but then they left for the work week and got back just in time so we could say goodbye at the end. They are very nice people, and were very responsive whenever I had questions, even over the phone.
The apartment itself is much more spacious than the pictures portray. I had 2 relatives stay with me for 3 of the nights, and my son stayed with me for the last 2 nights. There was plenty of room for all of us.
Nancy and John have supplied everything you can think of - sheets, blankets, pillows, bath towels, soaps, shampoos, kitchen appliances, dishes, gadgets, books, games. They even got my stay started comfortably by supplying the first few days of paper products and garbage bags. No need to run to the store immediately upon arrival. They even had coffee and filters, sugar and creamer there for me! There's a regular coffee pot and a Keurig.
I didn't have as much time to enjoy the lake as I thought, because I spent so much time with my son's team and the other parents, even in between games. But there is a kayak for your use and life vests. And the dock is great for swimming. The air was chilly in late August, but the water temperature was nice.
There is a shared laundry area. I did two loads of laundry in the middle of the stay and everything I needed was right there.
My two favorite restaurants were Mel's 22 and Brooks Family BBQ. We had our team dinner at Upstate Bar and Grill. They don't take reservations, but we had 45 people and were seated within 10 minutes!
I hope to be back in 7 years when my younger son is ready to play at Dreams Park. If I'm lucky, I'll be back sooner, just to visit. We had a great week!
Great Dream's Park Getaway
We could not have been happier with our week-long stay during our son's baseball trip to Dream's Park. The owner's were very personable and helped make our stay enjoyable. We enjoyed the kayaking, swimming, the lake view, and the fishing. We had a comfortable, relaxing stay.
Inside are modest accommodations, but home is right on the lake, and the view is beautiful.
Problem is that the owners live on the property above; and stare at you half the time, and invade your privacy. My son and his friend were yelled at by the owner/husband, while they were sitting on the dock staring out to the lake, because they slightly moved a plastic snake on the dock to "scare" ducks. He yelled at them never to touch the plastic snake again. Owners would not allow my son and his friend to take out kyack. Said only renters allowed. We said fine, but two more times on different days they came up to us to re remind us about not using kyacks Totally overkill. I paid to rent a house with privacy, not to have owners involved and staring at you all day. Would not pick this place again as a result. Very intrusive.
First of all, we don't 'yell' at our guests. Yes, we do have a plastic snake on the dock to help keep the ducks from making a 'mess'. The boys were asked not to beat it against the dock.
Re: the Kayaks - The renters were advised BEFORE they arrived that kayaks and fishing gear were for THEIR use only and not for their guests. He replied with 'I understand'. We reiterated this policy upon their arrival on Saturday and Mom & Grandfather both heard us. They left the rental unit and came back a couple hours later with two additional boys and said they were going to take the kids kayaking, OK? And I said, sorry - no. I felt sorry for the boys so I allowed them ALL to use our fishing gear and told them they could go swimming instead.
During the week, we found out that they came in via boat with a group of friends that were staying down the lake and proceeded to take all of our guest fishing gear on that boat with them, plus some of our expensive personal fishing gear that they removed from OUR personal fishing boat (of course without asking). The gear was returned minus lures and tackle. . . . Need I say more.
Perfect stay for Cooperstown Dreams Park!
Stay away from the hustle and bustle. A short 15 minute drive to Dreams Park. The unit was clean and the owners have everything you need for a perfect stay. We used the kayaks and did some fishing. The area is peaceful and quiet. Would highly recommend to stay here.
Beauty and Baseball
We enjoyed staying at this home. This house was only 10-15 min or so from the ballparks. Beautiful view to wake up to and come back to after a long day of baseball. The owners were very friendly. The boys had a great time Kayaking and fishing on the lake. We would recommend this home to others that are visiting. The only negative was the mattresses were a bit uncomfortable but otherwise an awesome get away and perfect for what we needed.
The Circle Drive is a little slice of heaven!
We had a wonderful stay! John and Nancy are very nice people and they make sure that you have everything you could possibly need to have an amazing time on the lake! Our son played ball at Cooperstown All Star Village and the house was just minutes away from the field. Great location!
13 miles from Cooperstown Baseball Hall of Fame,9 mi. from Dreams Park, 1 hr 10 minutes from Albany International Airport. Soccer Hall of Fame. Local winery tours. Historical Cooperstown train ride. Excellent dining. Glimmerglass Opera House. All within close proximity to this lakeside rental on Goodyear Lake.
