This house is located in a very quiet neighbourhood at the end of a dead end street (possibility for children to play outside). The house provides you a cosy, family friendly and warm environment with some typical wooden, Tyrolean style interior. You will have access to the whole house on your own, consisting of 106sqm living space, 3 floors, 3 bedrooms, 2 bathrooms, a living room (optional 4th bedroom) and an open kitchen with dishwasher and an open dining room, a private garden (closed by a fence), a terrace with sun blind, a barbecue, a private garage and a parking in front of the house, wireless internet, satellite TV. The house has as well a washing machine and a drier (please ask before booking in case you might want to use it).


The house is conveniently located on a hill in a small residential area above the village of Achenkirch. Distances are: to the village Achenkirch centre 2.2 km. To lake Achensee 2.3 km. Ski resort 800m. Cross country skiing tracks 400m. Ski touring 150m. The beach, a playground & beach volleyball courts 2.3 km. A golf course 2.7 km. Hiking, cycling, mountain biking & snowshoeing start directly from the house.

NOTE: This holiday house is normally used by a private family. We only opened to house for rent since May 2013. As a precautionary measure, unfortunately, we do not rent to groups of adolescents or stundents.


The house was built in 1992 and is part of three small terraced house (the house is on three sides detached) and nestled in a quiet and well maintained neighbourhood with well-kept neighbouring houses in a traditional Tyrolean style (no 'tourist residential blocks'). Besides the house is your garage and a parking. Children can play outside, as the road is a dead end road. The garden of the house offers wonderful views over the mountains - such as the impressive Seekarspitze (2053m altitude), the “Unnütz” (2078m altitude), to Achenkirch and the Achen valley.

Ground floor:

On the ground floor there are two bedrooms and a bathroom. Bedroom 1 has a large double bed and a large closet with plenty of storage space. Right next door is the bathroom with shower, toilet and pull-out drying rack / drying facilities. Bedroom 2 for one person with a single bed is also located on this floor.

Upper floor:

Upstairs you will find bedroom 3 with two single beds, and next to it a bathroom 2 with toilet and shower. On the same floor you will find the kitchen with 4 hotplates, oven, dishwasher, (small) freezer, electric coffee maker, toaster, and a dining table, a separate dining area and exit to the terrace and the garden.


On the top floor there is a spacious living room with wooden floor and a cosy pitched wooden roof, a flat screen television, a few board games and some books (German). There is a large and high quality couch, which you can transform into a double bed (and what you need to do, if you use want to book the house for 7 guests. The living room can be closed with a door (entrance to the kitchen/floor below). So it can be very quiet. Please note however that the living room cannot be made darkened very well


There is a wooden and high quality garden furniture to be used on the terrace or in the garden, as well as a gas barbecue. On the terrace we recently installed a new electric sun blind, so you can relax as well during hot and sunny days. Additionally, in the garden there is a sandbox for children to play. The house has as well a private garage and a parking space in front of the garage.


• House suitable for families, couples, retirees, and sports enthusiasts of all ages, but also those who just want to enjoy the house and the garden and the quiet surroundings in the Tyrolean Alps.

• Smoking and pets are not allowed.

• We prefer quiet guests (we have an excellent relationship with our local neighbours, and would like to assure it is quiet during night and no loud partying during the day).

• If you are not able to walk well, you need a car, as the house is on a hill.

• During winter is road to the house regularly cleared from snow - but snow chains for your car are strongly recommended.


BY CAR: From Munich city centre in 1h. 21 minutes from the house (87km). From Innsbruck city centre in 46 minutes to the house (54km).

BY PLANE: To Munich Airport (92km), or Innsbruck airport (60km). From there take a taxi - or the train.

BY TRAIN: To Jenbach / Austria (19km) from there take a taxi or bus to the station ATT “Achenkirch Zimmerei”. From there, it still 1000m to the house - including a steep hill to the house (not recommended with luggage). Alternatively, take the train to Lenggries / Germany (32km) or Tegernsee / Germany (35 km) and from there by taxi.

Relaxing getaway

We stayed at the holiday house for 3 weeks with my family of five. It was great unforgettable vacation for us. The house is fully equipped and spacious. The location is excellent for relaxing Hiking and enjoying the amazing view. Ingo and Victoria were available for help when needed. I truly recommend this house for anyone.

Schönes Haus in ruhiger Lage

Das Haus ist gut ausgestattet und bietet eine Menge Platz mit Wohlfühlcharakter. Es liegt in ruhiger Lage. Die direkten Nachbarn (Hausmeister) sind sehr nett und geben viele Freizeittipps. Frau Michelfelder schaute auch kurz vorbei. Sehr freundliche Vermieter.

Das Haus entsprach, im positiven Sinne, voll und ganz unseren Erwartungen.

Gemürliches, sehr schön gelegenes Ferienhaus

Das Ferienhaus liegt sehr ruhig oberhalb vom Achensee. Es ist mit sehr viel Liebe und sehr gemütlich eingerichtet, sehr sauber und sowohl für Paare wie auch für Familien bestens geeignet.

In der Umgebung gibt es sehr viele Möglichkeiten für unterschiedliche Aktivitäten, ein, vor allen dingen für Kinder, sehr schönes Strandbad, Fahrrad- und Wanderwege in verschieden Schwierigkeitsgraden.

Wir haben uns im Haus sofort zu Hause gefühlt.

Die Organisation, von der Buchung bis zur Abreise war einwandfrei.

Herfstvakantie in Achenkirch

We hadden een kort maar wondermooi verblijf. Het huis is van alle gemakken voorzien. Het is ruim, proper en ademt een sfeer van rust uit. De foto's suggereren dat het om een vrijstaande woning gaat. Het betreft echter een half vrijstaand huis. Vast aan het vakantiehuis is de woning van de huismeester die zeer vriendelijk en behulpzaam is. Vlak bij het huis zijn mooie bewegwijzerde wandelwegen die direct de bergen in gaan. Een oase voor iedereen die in een prachtig alpenlandschap wil onthaasten.

A free public beach with deck area, changing rooms, children's playground, 2 beach volleyball courts and paddle boat rental is not far (2,3 km). There is a sailing school and sailing boat hire (2.3 km), for kite surfing and wind surfing we recommend the corner of the lake near Maurach (12km - partly Paid Access by car). The 9-hole alpine golf Achenkirch (2.7 km) and the 18-hole Golf and Country Club in Pertisau (18,5 km), Tennis (2.1 miles) offer more sports. With the Rofanseilbahn from Maurach (14km) it goes for dreamy walks into Rofangebirge. Numerous beautiful walks, bike rides directly from the house. There are opportunities for horse riding indoor and outdoor (2.8 mi - Information in the Post Hotel), and a relaxed Achensee steam navigation (Jetty 2.5 km) and the Achensee Railway steam train in Pertisau (19 km).


The lifts and slopes of the Christlum, and ski equipment rentals, ski school and toboggan track are in the vicinity (900m), is the entrance to 30km trails in Achenkirch from the house visible (400m) - in the Achensee region there is about 115km wide trails paradise. Skating rink in the center. Wonderful winter hiking trails is available directly from the house, horse-drawn carriage / sleigh rides are not far (750m). There are numerous opportunities for snowshoeing and ski touring eg direction Hochplatte (150m) and Gröbner neck (550m), as well as skiing in the whole environment. Snowkiting / courses (application 2.6 km), moonlight tobogganing with lift - usually on Wednesdays (900) are also available near the house.
