Lovely Country House surrounded by an Olive Grove with 360° view

Casa il Cripesso is a fully restored, free-standing countryhouse with the exterior construction in natural stone, typical for Umbria. It is located in the hilly landscape on the border of Umbria and Tuscany, between the medieval towns of Monteleone-di-Orvieto and Città-della-Pieve. A very unique panorama offers views of Monteleone di Orvieto and onto the Amiata mountain.
From the main entrance of the house you reach a large living-dining room with an open fire place, and an original oak-beamed ceiling. The living area has comfortable armchairs and sofas, as well as a spacious dining table and chairs. The small kitchen is fully equipped and from its window you have a wonderful view of Monteleone di Orvieto. From the living room two window-doors open onto the terraces, one of which is covered and the other, bigger terrace is exposed but with an ample shade tree and pergola.
Off of the main living area there is a small bedroom with two single beds, a bathroom with a W.C., shower and sink, and a further lounge/TV-room with large sofas, one of which opens into a double bed, and may become another separate bedroom. A stairway from the main entrance leads you to a small hallway leading to two independent bedrooms. One has a matrimonial bed (140cm) and the other a double bed (160cm). A full bath with shower-tub-sink-bidet is located just outside of the bedrooms. The house has central heating. The system provides also the two bathrooms and the kitchen with hot water. The house is equipped with brick colour ceramic floors and wood beam ceilings in order to maintain the original character of the farmhouse. There is a garden which belongs to the house with shading trees, which, around the house is in an even position, going into a slope with an olive grove and fruit trees. The ground is approx. 3000 sqare meters. There are lawn chairs, sun umbrella etc. at your disposal and ample parking places for the car are available on the grounds.

Peaceful, but not remote!
The house is lovely, & we immediately felt at home there. Gerda & Sandro had a long wait for us due to road problems from the airport, but we’re so cheerful & welcoming. The inside of the property is filled with everything you can possibly need for your stay. Very comfortable indeed. We spent most time outside, where there’s a choice of patios & beautiful flowers & shrubs. The main patio overlooks the olive grove, with far reaching views to little villages & beautiful hills. The sunsets are wonderful. It’s easy to get to other villages in Umbria & Tuscany. We visited many, some were well known tourist spots, but nearby places like Monteleone, Sarteano & Cetona are equally beautiful, & quiet.

Great holiday expirience
Spent wonderful 8 days at this country house . The surrounding landscape is beautiful, the house is quite and secluded. We wanted a vacation where we can have a relaxing time in the evenings but interesting places to visit during day-time. This house fulfilled all our requirements. Lots of wonderful places close by, within an hours drive. The owners extremely helpful.

We are 2 ladies who bought an old stable, which was transformed and completely renewed by us during several years into a lovely and cosy country house. It offers a beautiful, unique view over all sides of the hilly and gentle typical umbrian landscape.
As we, too, use it also during low season for us and our families, it has a personal character, and you will feel really at home there.
My co-owner is german, and I have been raised in Switzerland but be both live since nearly 40 years in Rome and we take care of the house and the surrounding garden and land with love and enthusiasm!

The best moment for us is November, during the pertiod the olive harvest, when the sun is still shining through the branches and we fill up the boxes with pride and satisfaction with the olives!

As I am an official tour guide of Rome, I can give you several useful hints for an eventual trip to the Eternal City, easy to reach by the local train departing from Fabro-Scalo.

The Capital of Italy is a busy, loud and hectic town, therefore we could fulfill our desire to have a peaceful place in order to recover and regain energy for our every day life!

Apart from history and art, Umbria also offers impressing surroundings and excellent food, therefore we have chosen this particular region!

What makes this property unique

We have decided to buy this former small stable, because it lies in a small hamlet, therefore we are not completely isolated, but there is still enough space around the house in order not to be disturbed by our neighbours, and we are surrounded by the typical umbrian mild and gentle umbrian athmosphere and many olive groves!
