Why Jim Davidson chose Puntas
The Rincon Hilltop Villa has many advantages. It is high enough to get the cooling trade winds, but is far away enough to avoid salt spray and any hurricane waves. The apartment is at the western tip of Puerto Rico.
What makes this Apartment unique
The exclusive Colina Linda community has seven million dollar homes on a cul-de-sac. The lap pool, Jacuzzi, back-up generator, water cistern, electric entrance gate, DISH satellite TV and wireless internet, lets you get away from the urban environment and enjoy the rural atmosphere, but stay connected -- if desired.

The Most Beautiful Sunset
The Rincon Hill Top Villa was more beautiful than anyone could ever describe and the views were breath taking. The owner of the Villa, Jim is an amazing host and has lived in PR for years and has great knowledge of all the attractions and go-to spots! He's there for anything you need and makes you feel very safe and at home! The hot tub and pool are an every day must and the view from the villa is just as he describes, you can see the beach from the driveway (what more could you ask for honestly). The hill is a great workout and I would 100% recommend staying at the Rincon Villa to any family that's looking for an amazing place to stay with an even more amazing view!
Special Spot. Special owner. Special Vacation.
My family and I cannot say enough wonderful things about this place, the owner, the neighborhood and Jacob (the dog). We had a lovely stay here. The place is clean, comfortable, safe and relaxing. Jim has all amenities: a pool, hot shower, gas stove, internet (he even brought me a high powered fast router so that I could grade my online student papers), and cable tv. When the power went off the generator and back-up water cisterns kicked right in. The street is quiet and the neighbors are lovely (invited us for cocktails one evening). We were able to walk to excellent coffee, great waves (husband is a surfer), wonderful child-friendly beaches, and good meals. We love Rincon and Puerto Rico but Jim (and Jacob) made this stay one of the most special vacations we have had in years.
Outstanding home and host!
Very nice accomadation in the best part of Rincon.
Clean, well appointed home and with an excellent Host.
Cozy apartment in a great town!
Everything was pretty good. We had a great time....and Megan was super accessible! Would have loved to stay longer. Next time!!
Exactly what we wanted and needed
The house was easy to find driving at night from SJU (we got in at 9 and were a little concerned we wouldn't find the road) We have two girls under 10 and the neighborhood, while being right up the road from a pretty active restaurant/beach scene, felt very safe and quiet. The house itself was clean, well appointed and had everything we needed and more than we expected (beach chairs, toys, games etc.) The bedrooms were great, the beds were comfortable and the bathroom was clean. The pool was clean and big and set in a beautiful yard. We walked down to Sandy Beach, which was great (the hill climb back is really not bad but not for anyone with mobility limitations). Maria's, Steps and Domes beaches are all within a 5-7 minute drive. There is a small corner store down the hill with the basics, Tamboo Restaurant (which had a slight touristy vibe but was sufficient for an easy dinner) also a quick walk, a smoothie/espresso/coffee bar also at the bottom of the hill. Downtown Rincon is 10-15 minute drive and El Flamboyan (which is a great place to eat) is 15-20 minute walk/5 minute drive. We had to cut our stay short for an emergency back in the real world but my wife and I are both committed to returning to this home to spend more time.
Megan-the liason between us and the owners- was great and communicative the whole time.
No complaints at all.
Family of 5 from Chicago highly recommends the Rincon Puerto Rico Hilltop villa!
We really enjoyed this home while staying in Rincon mid Feb 2017. Many great memories to last a lifetime. We stayed here with our 2 children and my elderly father. It was truly unique, quiet and relaxing. Just the break we were looking for from our hectic lives in the Chicago winter.
The house had all the comforts wifi, cable, air conditioning, towels, beach stuff, kitchen cooking necessities, awesome pool, beautiful grounds, very nice and interesting neighbors, close walk to the beach and a secured gate.
The pool was great! It was really long and there was a lot of outdoor space to eat, read, soak up the sun or sit in the shade. We spent a lot of time outside, playing in the pool (the kids and husband) and relaxing (me) by the pool. The views of the hills and the ocean were breathtaking.
The house had a few beach items such as chairs, sand toys and a boogie board that really came in handy when we went to the beach.
The power went out in Rincon and a few stores in town were closed but at the house the generator provided backup so we were pleased that everything continued to function without interruption.
We really liked the location and took long walks every morning. We brought our coffee down to the beach to watch the early morning surfers. There was a short but steep hill to the house that provided great exercise. My kids loved it but It was too steep for my 83 year old father who has trouble walking so we drove him down the hill (1 min) and parked at the bottom and then walked for dinner or the beach.
We went to Tamboo tavern, Pools sushi, Jakes Java, the Rogue Wave for incidentals and highly recommend all those places.
Jim was a wonderful host. It is a lot easier to drive into Rincon in the daylight. We drove in from San Juan at 8:00pm in the dark. We had a little trouble driving into Rincon but no trouble finding the house. Make sure you have a working GPS system, you're going to need it anywhere you go on the west side of PR especially for nighttime driving. Ours gave out but Jim gave our number to his neighbor to help us find the house and it was no trouble. She was very helpful and responsive.
