Pie Cottage is a beautiful, Grade II listed detached Cotswold stone cottage, located on the edge of the market town of Nailsworth. This thriving town nestles in the Nailsworth Valley, one of the "Five Valleys" in the South Cotswolds that converge on the nearby market town of Stroud. The town is known for its high quality restaurants, first class delicatessen and bakers, as well as its antique and craft shops, modern art gallery and many individual, specialist shops. The surrounding countryside has numerous picturesque walking and cycling trails, and Nailsworth is also well located for visiting further afield places such as Bath, Cheltenham or Oxford.

The traditional cottage has many character features, including oak beams, exposed Cotswold stone walls, stone mullion windows and a beautiful inglenook fireplace, with a wood burning stove. The character of the cottage is complemented by its modern facilities, including wireless internet access, a flatscreen TV and a well presented kitchen.

Pie Cottage sleeps a maximum of 6+2 people, in three bedrooms, with the +2 being on a sofa bed in the lower ground floor living room (there is an additional charge to use the sofa bed, as detailed in the Key Features below). There is a family bathroom and the master bedroom has an ensuite bathroom. Outside the cottage there is a lovely enclosed garden and there are off street parking spaces for two cars. The cottage is perfect for a family or a group of friends looking for a relaxing break in a beautiful house, on the edge of a popular market town and surrounded by the stunning Cotswold countryside.

House Rules

Booking and payment

Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Security deposits

A security deposit of £150 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.

The maximum occupancy of the property is 6+2 guests (with the +2 being on a sofa bed in the lower ground floor living room), at any point during your stay. The cost of using the sofa bed as a bed is not included in the standard rental cost of the property and is charged at 20% of the standard rental cost (eg. to increase the capacity from the standard six guests to eight, the rental price would be 120% of the standard cost). Please note that the cottage is ideally configured for six, rather than eight guests, in particular there are only six chairs at the dining table and the living room comfortably seats six.

Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than eight guests at the property.

Infants who sleep in a cot do not count towards the standard occupancy figure, however, due to space restrictions, the maximum occupancy of the property may not exceed eight guests, including infants.

Up to two medium sized dogs are accepted, at a cost of £20 per booking per dog.

For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.

Bed linen and towels

Bed linen and towels are provided for guests.

Arrival and departure times

Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Bed sizes and configurations

Master bedroom (2nd floor): Double bed

Bedroom 2 (1st floor): Double bed

Bedroom 3 (1st floor): Double bed

Second living room (lower ground floor): Double sofa bed - see Occupancy above

Family bathroom (1st floor): Walk-in shower, toilet and wash basin

Master bedroom ensuite: Bath with handheld shower attachment, toilet and wash basin

Heating, fuel and logs

The property has a gas central heating system.

Electricity and gas are included in the rental price. An initial basket of logs is provided for the wood burning stove and further log supplies can be purchased locally.

Services provided

The property has free wireless internet access and a flatscreen TV with DVD player.

There is no telephone at the property. Mobile phone reception is generally OK, typically being better outside the cottage than inside.

The property has off street parking for two cars and quiet on-street parking is also available outside the property.

Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.

Child friendly facilities

A travel cot (without linen) is provided.

The property's garden is enclosed, however young children should be supervised outside at all times.

Initial consumables

A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Accessibility, health and safety

This is an old, Grade II listed property and has many character features, including narrow, steep and winding stairs, low beams, and multiple floors, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.

The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.

No smoking is permitted throughout the property.

In order to provide you with as much detail of our properties as possible, we sometimes use wide angle photography, which can make certain rooms, or spaces, appear larger than they actually are. Wherever possible, we try to include a floorplan, with detailed dimensions of rooms and areas.

If you have any queries regarding the size of any rooms or spaces, please do not hesitate to contact us.

Other Activities:

In medieval times Nailsworth was a settlement at the confluence of the Avening Valley and the Woodchester Valley, on the Nailsworth Stream. Among many notable medieval buildings in the area are Chavenage House and Rodmarton Manor.

More recently, Nailsworth was a small mill town and centre for brewing (the town now has the largest number of working water wheels per square mile in the country). It was connected directly to the UK national rail network between 1867 and 1947, with a station that was the terminus of the Stonehouse and Nailsworth Railway.

Today, Nailsworth is a lively artistic town full of surprises, nestling in a wooded valley and renowned for its award-winning restaurants, pubs, cafes and other food outlets. Small individual shops offer an amazing variety of goods, including organic locally grown produce, first-class delicatessen products, fair-trade items from across the globe, fascinating antiques and collectables. One of the focal points for artistic activities is Ruskin Mill, which is set in beautiful, organic water gardens.

Car: Nailsworth is easily accessed by car, being located close to the A46, which runs north-south between Cheltenham and Bath, crossing the M4, and the A419, which runs east-west between the M5 and the M4.

Train: The nearest railway station to Nailsworth is Stroud (approximately 4 miles away), which has regular, direct services to London Paddington, with a typical journey time of approximately 90 minutes. There is a taxi rank at the station.

Plane: Birmingham International Airport: 76 miles, approximately 80 minute drive; Heathrow International Airport: 93 miles, approximately 100 minute drive; Bristol International Airport: 37 miles, approximately 60 minute drive
