A stunning Regency two storey apartment in the heart of Southwold, situated just three doors from the Crown Hotel. The accommodation comprises of an entrance hall with stairs leading to a spacious fully equipped handmade kitchen with breakfast bar and table, this leads on to a small terrace. On the next floor is a small conservatory and cloakroom/shower room, the next level takes you to an open plan landing/dining room with dining table seating up to eight people, on this floor is a twin bedroom and a sumptuous lounge. On the second floor are two large bedroom suites both with ensuites and fantastic views over Southwold rooftops and clear views of the lighthouse.

No smokers or pets allowed not suitable for very young or elderly as this is a character building and has many different levels and stairs

The property is situated in the middle of southwold high street near to the many restaurants individual shops adams pubs and of course the sea which is 2 minutes away ,The golf course is a 10 minute walk

Rutland house was built in 1837 and was a large merchants house , until early in the 20thc the downstairs was turned into 2 large shops leaving the upstairs as a 2 storey appartment , which is full of character and has many of the original features including fireplaces panelled doors and pine floorboards , the property was refurbished to a high standard 2 years ago with over £120,000 spent on bringing it up to 21st century , although only having 3 bedrooms this is a very spacious property

Rutland House situated in the heart of Southwold, catering for seven people. For the past five years Rutland House has been let through Southwold Lettings, but is now let independently. The property has a five star rating from the English Tourist Board.

Colin and I have always had an interest in property, and when we discovered Southwold one Spring afternoon in April 1993, we decided we would like to own a home here. We couldn't believe our luck when we saw this large detached property coming up for auction in London, in our local Cambridge paper. Surveys were ordered, meetings arranged with our Bank Manager and off we went to London with high hopes, we came home the proud owners of this magnificent Regency property in the middle of Southwold, and set to work restoring this property which hadn't been inhabited for 20 years! The result is perhaps one of the most luxurious and spacious proper ties in Southwold.

Rutland House certainly has the wow factor, and location to suit. Ideal for groups of friends and families, there are three large bedrooms, two with ensuites. The property is light and airy and has amazing views across the rooftops of Southwold. The apartment is furnished to a high standard with a small terrace with BBQ.

What makes this house unique

When we call Rutland House an apartment it does not do justice to the size of the accommodation which is spread over four floors. The location could not be better, you only have to step outside the front door to find yourself on the High Street.... just a few footsteps from the Crown Hotel or a few hundred yards from The Lord Nelson where you can sit outside enjoying a pint of Adnams or a glass of wine whilst watching the world go by.

Excellent property, ideally located

We have been visiting Southwold for many years and this is one of the best properties we have rented and was ideal for our stay. We were there as a family (with our grown up children and partners). Situated above shops in the main shopping street and a short walk to the beach and all amenities it is ideal for families or groups to use as a very comfortable base from which to explore the area. For those less mobile, you should be aware it is set on 1st and second floors so lots of stairs! We would definitely recommend!
