A recently built 3 bedroom Villa set on a hillside location above the village of Fitou with stunning views of the salt water lagoons (Etang du Leucate) and Mediterranean Sea.

The living area is modern and well furnished with comfortable lounge seating for 6 & a dining area with seating for 6.

Outside there is a patio/terrace partly covered with garden furniture, sun loungers, a barbeque and a garden area.

The villa benefits from; internet access (WiFi), flat panel TV with usb input and French TV channels, Apple TV unit, Sony Blu-ray surround sound system, a section of DVD's and books. Netflix and other Pay to View services are available via the Apple TV and Sony units, however you must have your own subscription/contract to access these services.

Electricity and water charges are included.

All bedrooms have ceiling fans, bedrooms one and two have wardrobes, bedroom three has a dressing table with drawers.

There is a family bathroom with full bath and shower over, WC, hand wash basin, large mirror. The shower room has a shower, WC and hand wash basin. The Kitchen is equipped with Fridge/Freezer, cooker, hob, microwave, kettle, toaster, washing machine. Plus all the pots pans and cutlery you could need, there is even an iron and ironing board! We have also provided a hair drier.

The development also has 2 large swimming pools (one is heated) and one small toddler pool directly behind the villa.

Walking distance to the wine village of Fitou with it's restaurants, bar is approximately 10 mins.

About Pete Morris

Hi, we have lived in the area for about 14 years, our previous house was in Sigean.

We came to France for a year originally and stayed for 10! I have been windsurfing for 35 years, the conditions here are excellent.

We moved back to the UK for about a year but it didn't take, after you have lived down here for an extended period you get used to the weather and the lifestyle.

I am originally from Cumbria the Lake District.

Why Pete Morris chose Fitou

Previously we had a Village House in Sigean, so this time we decided on something more modern. Having spent a long time down here we were aware of the Domain des Capitelles and had a friend who lived up here. So when this villa came on the market we jumped at the chance. ..

What makes this villa unique

We love the view of the Etang and beyond to the Mediterranean, also the pools were a big attraction. If you don't want to go to the beach, there is always the pool to lounge around and take a dip to cool off. Who can beat swimming before breakfast!

Having windsurfed for 38 years, i decided something new, so i started kitesurfing last year, there are loads of kitesurfing schools in the area and lessons can easily be arranged, its best to book ahead as they get very busy.

I also like to Mountain Bike, I can be up in the Corbières in no time with no main roads to deal with.

Delightful property, very clean, great location.

Lovely welcome from the owner, Pete, on arrival, nothing was too much trouble. This is a very well maintained holiday home, very comfortable with all the facilities we wanted. Easy access to Narbonne, Perpignan and the coast at Leucate and La Franqui. We are looking forward to returning in the summer when we can use the swimming pools, explore the area more and experience some of the great restaurants in Fitou.....only a short walk from the property.

The area has numerous attractions, sightseeing opportunities and with an average of 300 days of sunshine per year, you'll also be able to pursue your favourite sports or try some new ones. Alternatively you could just kick back and soak up the sunshine by the pools or at one of the several local beaches.

You don't even have to cook as Fitou Village and the surrounding area boasts some excellent restaurants, the village itself is within walking distance, so you could indulge in some of the excellent local wines.

We have compiled a Tourist Information pack which we will post or email to you when you book, there really is something for all the family, here are some of the highlights.

The area is one of the water sport capitals of Europe, you can Windsurf, Kitesurf, water-skiing is also possible at the Teleski facility, lessons are available and can be booked in advance.

Some of the best freestyle windsurfers live or train here so just watching is entertaining.

Other activities include; Horse riding, Mountain biking, Paragliding, Sport Climbing, Potholing, Walking, Bird watching, Photography, Swimming and Snorkelling the list is almost endless.

However for the less sporty there's lots too see and do.

Chateau de Fitou. Towering over the village the Chateau houses a Museum of the middle ages, scenes of life, weapons, instruments of torture and the history of costume.

It's well worth a visit and is within walking distance, it's impressive at night lit up by floodlights.

The Sigean African Safari Park is a wonderful day out for adults and children alike. It is very well laid out and has all the animals you can think of—nearly 4000! It is set in 300 hectares with animals in their natural habitats and beautiful lakeside settings with many flamingos. It may be worth taking a picnic as eating is quite expensive there.

Cirque de Navacelles (A9 towards Montpellier then A75. At Lodève D25)

A ‘Grand Canyon’ with an island at the bottom and a ‘white knuckle’ drive to reach the bottom. The small hamlet is charming with a couple of simple restaurants and then you can swim in the river with its waterfall and jump into the rock pools.

Carcassonne (A9 north towards Narbonne and then A61)

The medieval fortified town of Carcassonne - the Cité - is like

stepping back in time and no trip to the Languedoc would be

complete without a visit. Built on an outcrop of rock on the east bank of the Aude, the Cité sits in splendour overlooking the

modern part of Carcassonne, completely restored in the 19th

century to its former glory as the once impregnable stronghold of the Middle Ages. The careful and meticulous restoration has lead to the Cité becoming the jewel in the Audois crown, serving the dual function of preserving and educating us about the rich history of the department. This important role was duly recognised in 1997 when the site was included on the UNESCO World Heritage list.

Salse Fort (Take the A9 or N9 north-Salse is signposted north of Rivesaltes)

Salse lies on a narrow strip of land between the Corbières Massif and the large tidal lake known as Étang de Leucate. The deceptive elegance of Salse Fort makes it hard to imagine that it was originally built for military purposes, it controlled the corridor between Salse and the Leucate

Lagoon which was the only means of passage to Hispania. It was fortified by the military architect Vauban. In 1659 Roussillon was ceded to France and the fort became French and its military history came to an end.

The Dali Museum in Figueres, Spain

(A9 south to Spain, Figueres is just off the motorway)

“I want my museum to be like a single block, a labyrinth, a great surrealist object.”

This was Dali’s vision for his museum and we have to agree the reality is just that! It is only 40 mins away over the Pyrenees and it really should be on everyone’s agenda. In the main summer months it is extremely busy—you may have to queue for 3-4 hours. To cope with this the museum has an

extra opening at midnight!

The Little Yellow Train (N116 from Perpignan to Villefranche via Prades)

Le Petit Train Jaune de la Cerdagne’, to give it its full title is a thrilling roller coaster type trip through the mountains. It scales colossal heights and crosses huge chasms on very narrow viaducts and bridges and appears to be hurtling along at breakneck speed. In fact its top speed is 55km/h!

Although it is considered a tourist attraction it runs all year and is a lifeline for the isolated villages in the mountains. One of its stations is the highest in France—Bolquère—at 1593 metres. The most popular trip is from Villefranche-de-Conflent to Mont Louis as this

covers the most spectacular

scenery, but it does go all the way to La Tour du Carol.

Because of its popularity you either need to buy tickets in
