AFIMI beach house is a beachfront villa in the Lagoons, an upscale gated community in Freeport. This spectacular villa with it's own private white sand beach and infinity edge swimming pool is only a 10 minute drive from the Airport. The community sits on a thin peninsula surrounded by the ocean on both sides and has 24 hour security, 2 tennis courts with tennis pro, large main pool and gym.
The villa itself has four large bedrooms each with ocean views and en-suite bathrooms. Three of the bedrooms are upstairs while the fourth is downstairs. All upstairs bedrooms have Teak hardwood floors with split air-conditioning and HD LCD televisions. The villa is beautifully decorated with a mix of elegant new pieces, authentic Jamaican antiques and original artwork. All bathrooms, which are finished in natural stone, marble or granite, have walk in showers. Relax in the large master suite complete with a luxurious marble tiled bathroom with eight foot wide shower enclosure with skylight and spa-like soaking tub while watching your favorite movie on a wall mounted flat screen television. This suite opens unto a spacious upstairs patio where one can enjoy the breathtaking sunrise in the morning or have afternoon tea while viewing the birds of the Marine Park's lagoon with city lights as a backdrop. Experience the romantic Beach Grill night where we grill your favourite meal right on our beach while you dine by candlelight surrounded by tiki torches.
AFIMI, complete with an air-conditioned family room with BOSE surround sound and 65" SmartTV also has a restaurant equipped kitchen that produces exceptional meals. Another Fabulous Stay
At this point, I'm honestly not sure what I can write that I have not previously written since this was our 5th stay at this amazing home. We simply love it here, and call it our home away from home.
The staff, including Arlene, the newest addition and an inspired and eager to please chef, are the warmest and most accommodating individuals; I can't write their praises enough. They are wonderful to us, and they are wonderful to our children (2 families, kids ages 10-14). Not a need goes unnoticed or a request goes unfulfilled. It's a dream staying at this villa because of the staff. We adore them.
The home is lovely and open. The owners make a point of keeping the house fresh - every year there is a new piece of furniture, new decor, and/or new cushions and linens. It's a nice touch and reflective of how incredibly thoughtful the owners are. The owners generously coordinated a lovely surprise for us one day; we were most appreciative.
The rooms are very comfortable (the furniture in the lower bedroom was new this year and the master bedroom seemed to have a new mattress) and as pictured.
We make full use of the open spaces; you can easily find a quiet nook to relax when they aren't: playing tennis (a huge shout out to the tennis pro, Franco, who is awesome and not to be overlooked; he's a wonderful instructor and a terrific person), splashing in the pool, tossing a football on the beach, kayaking, sailing or SUP, working out in the community gym (it's a bit tired and basic, but has the free weights you need to get the job done), making friends with local children, drinking wine with the neighbors, napping in the cabana, or doing yoga on the dock. Clearly, we did all of this and more.
The community, as suggested above, has two tennis courts and a gym. It also has a soccer pitch, new security (there is one gate in and one gate out; it is a very safe community - so much so that I created a scavenger hunt for the kids all over the community and set them loose, without a worry in my mind), and a community pool (which, admittedly, we didn't use).
Things to know:
- Don't rent a car. Hire Ray (get his # from the owners) for your stay.
- Hard Rock took over Seawinds Beach Club. Good news - it's totally revamped. Bad news - it's totally overpriced. Eat beforehand and go to enjoy the beach and a drink.
- Consider bringing items to donate to the local SOS Children's Village.
- Don't hesitate to stay at this villa.

Terrific family holiday March 2009
Afimi is truly a luxury villa finished to very high standards. The villa, grounds and beach are very clean and well-maintained by the excellent staff. We visited Doctor's Cave Beach on a quiet day - our driver (Raymond - excellent!) recommended a day that a cruise ship isn't in port. We also bought a day pass to the Hilton at Rose Hall to use their water park and all-inclusive facilities. The kids enjoyed the waterpark but it is expensive ($65US per adult and $45US for children) for what you get.
The food is fresh and well-prepared by the cook. We had the opportunity to shop with the butler at local markets and grocery stores. The highlight of our trip was the farewell bbq on the beach - complete with fire pit, torches and a massive bbq buffet.
The master bedroom is outstanding - beautiful deck overlooking the bay, and a massive ensuite and walk-in closet. The kids loved the flat screen TV above the bath!
We enjoyed the community pool, playground and tennis courts - all just a 2 minute walk from the villa.
The layout is perfect if you are travelling with children (we had children ages 2,3,4,5 and 8 with us). We were able to sit inside or outside and see the kids at all times whether they were playing on the beach, in the pool or on the lawn. We ate most meals poolside on the beautiful dining table. The view is breathtaking!
I would highly recommend this villa - it was a very memorable holiday.
Great House, nice visit to MB
First off, this place is great. The house is wonderful, beautifully appointed and very comfortable. We did stay when the house was staffed with a butler, maid, chef and beach attendant (it seems moving forward this will not be the case). The staff was very nice and helpful. It wasn't the most amazing experience ever as far as service, but maybe that's because we didn't leave the house at all? I was traveling with 2 adults and 3 very young children. The staff truly didn't get a break from us.
The reason for the 4 instead of 5 stars is just a few things. The money issue is a little weird. Theres a $200 fee we got upon check out for charging the stay through VRBO on a credit card. It is in our contract (I'll admit I didn't read it). Upon reading the contract it also stated that in case of a hurricane, there'd be no refunds. Ummm.. if there's a hurricane, I'd guess you'd move our dates if not give a refund. If you won't do either, that's just not right. Read the contract!
They will cook for you and buy your groceries (you pay them back), but anything after that first trip costs more. So, if you need something for breakfast say day 4 or 5 of your stay, it's going to cost you a trip to the market. And what they buy you will pay back the driver, not the house. Kind of confusing.
Also, at the price point per night I don't want unexpected stops along the drive for souvenirs. The driver, Jay, who picked us up at the airport and returned us to the port, was friendly, but tried to get us to stop at some store for local shopping on our way out. We stopped and got beer there on the way in, which I would have gladly paid $3-$4 per beer instead of being asked to shop there on my way out. We politely declined and he didn't push the issue. So, that was ok, just not great.
One other review said the pool is cold, which is true, but expected since it's freakin' Jamaica and they should't have to heat the pool.
Another thing, watch out for the mosquitoes. They're bad! Bring lots of bug spray otherwise it'll cost you a trip to the store!
We would like to thank you for choosing to spend your vacation in our villa and would like to clear up any misunderstandings with the points you raised.
In the case of a hurricane or any natural disaster we would of course try to accommodate our guests but it would depend on availability which can be difficult with a heavily booked villa such as this one. We recommend all guests purchase travel insurance that would cover all acts of god and this was provided in the documents prior to renting our villa. The credit card fees are charged by VRBO and we give the option of paying direct to avoid all fees.
Regarding the buying of groceries: As transportation is not included in the rental and this was again clearly stated in the documents sent to you. It is customary that guests make arrangements for trips for excursions and grocery shopping. Most guests hire the recommended driver service which is typical for villa rentals. If someone would not need transportation all week our butler is happy to make arrangements for guests to hire a driver or taxi on an “as needed” basis or to rent-a-car from one of the many car companies.
We will most definitely speak to the driver who took you on unwanted shopping trips as this is not something we have every asked to be done.
We always strive to give our guests excellent service and a memorable experience at our villa. We know our staff did their best and really enjoyed having you there and sincerely hope to welcome you all again.
Relaxing Girls Trip
We celebrated birthdays on a girl's trip to Jamaica. The house was beautiful and comfortable. The staff was outstanding. Colroy and Arlene make your stay relaxing and enjoyable. The food was outstanding that Arlene prepared. Our driver Jay made our trip. His personality is perfect for his job. He was professional but also had a great sense of humor and had us laughing on each excursion. GREAT trip and would go back.
Can’t begin to explain how beautiful the house is and THE STAFF! J, the driver with “Raymond tours” was so fun, Colroy, Fiona, Robert and Arlene were fantastic. Try not to miss a meal at the house....Arlene is always serving up something delicious. Robert always has the beach perfectly manicured and Colroy has hot coffee waiting on the patio every morning! Very relaxing with the ability to go at your own pace....leave if you want to. If not, hang by the pool, the beautiful beach or the cabana. The owners, Stuart and Nicola, stopped by to say hello and visit....the nicest people you will ever meet. Very genuine and sweet. We are already talking about returning again with our kids to enjoy this beautiful scenery. Lastly, we did travel during the state of emergency and we could not feel more safe. Lots of military personnel on the road and the security at the villa is great. All throughout the day, we had the doors and windows open and our safety was never a concern once we saw our surroundings. 5+ stars for this place....I will definitely be returning soon.
