Barnfield is a large, comfortably furnished and well-equipped character cottage in a quiet country village on the edge of the Exmoor National Park north of Barnstaple. It lies within an easy drive of North Devon's finest beaches and the wilds of Exmoor. This baby and pet-friendly cottage is suitable for large families or groups of friends. The cottage has 4 bedrooms and 3 bathrooms (2 en-suite), many living spaces and a secure south-facing suntrap garden with off-road parking for 3 cars. The cottage is well-equipped with facilities for young children and infants and also for up to 3 dogs.

The ground floor offers a good-sized oak-beamed lounge with pine floor, sofas (one being a double sofa bed), armchairs, beanbag, wood burner and Smart TV. A second door gives access to stairs to the first floor.

To the other side of the hall, a door leads to a large kitchen diner with exposed stone walls. Windows provide a view of the garden to the front and down the little lane to the rear. The kitchen is fitted with bespoke units offering plenty of storage space. The big farmhouse kitchen table comfortably seats 8 guests. Cooking is done using a Marshall Stove (think Aga) with two hot plates the main oven and a warming oven. It's the easiest way to cook and means no worries about fiddling with dials, timers and switches! For the keen chef, there are some Aga cookbooks to hand.

Kitchen appliances include a dishwasher, microwave, 4 slice toaster, coffee machine, cafetiere, electric kettle, fridge-freezer, wine rack, knife sharpener and all the necessary pots, pans, crockery, cutlery and utensils to keep every kind of chef happy when preparing meals to suit every occasion.

There are two other doors leading from the kitchen. The first leads to the dining room; another room with exposed stone walls and flagstone floors, that was once the dairy. The dining table made from recycled timber seats 8-10 guests. The oak pew, which seats 4, came from the old Methodist Church in the village.

The second door leads to a utility room and a separate wet room with shower, WC and washbasin. The utility room itself contains a clothes airer and a washing machine.

The door at the other end of the utility room leads to the ground floor bedroom. It is suitable for those who would rather not have to climb the stairs to bed and has zip-and-link beds allowing it to be used as a double or twin room. It's a popular choice for guests as one end of the room comprises folding French Windows leading out onto the terrace and giving level access from the drive. Throw open the doors on a summer morning and let the sun flood in along with the fragrance of the Mock Orange that grows on the terrace. The bedroom has underfloor heating.

A second door leads through to the large games/chill out room which has far reaching rural views across the valley (and stunning sunsets). Once an old stable, it has been converted to create a large living space. It has its exterior entrance via a glass-fronted stable door that leads onto the drive. This high-ceiling room with original oak beams also has underfloor heating. As a games room, it is equipped with table football, X-Box 360, PlayStation 2, Wii, a piano and some traditional family board games. A great place for teenagers to hang out or for use as a second lounge.

Stairs to the first floor lead from the lounge and give access to the other three bedrooms (one en-suite) plus a family bathroom. The master bedroom lies at the end of its own landing and is a spacious, light and airy triple aspect room with some lovely rural and village views. The king-size double bed has a bamboo and memory foam mattress. Wake up to the sound of birdsong or lie in bed and watch the TV. The room has bedside lights for reading in bed, a dressing table, wardrobe and a chest of drawers - plenty of space to hang and store clothes. This bedroom has an en-suite bathroom with power shower, basin and heated towel rail and WC.

The second double bedroom is located at the other end of the cottage. Comprising a double bed with bedside tables/lights, a chest of drawers and built-in wardrobe, it catches the morning sun quite nicely. The old fireplace is now there for decorative purposes.

The third bedroom contains a set of full-sized bunk beds (large enough for the young at heart as well as the young). It too has a space for storing clothes, a bean bag, tiny table and chairs for the Under 5's and even a dolls house. Thee are window locks on the windows and a stair gate which can be attached at the top of the stairs to keep young children safe and secure.

Barnfield is a child-friendly cottage and includes these features - some of which can be found in the third bedroom, the others in appropriate parts of the house:

The final room on this floor is the family bathroom. Completely re-fitted with a new suite in 2016, it has a bath with overhead shower, WC, washbasin, airing cupboard and heated towel rail.

The garden surrounds three sides of the house. It has two lawns, flower beds and two patio spaces (one with a fitting for a whirly-gig clothes drier). High stone walls and shrubbery such as clematis and jasmine create a private feel and lovely spaces in which to enjoy picnics, sunbathing and BBQs.

  • All three bathrooms have heated towel rails and mirrors. A pressurised boiler system with a large tank ensures there is plenty of hot water at a constant pressure for baths and showers at any time. Very useful when there are up to 8 guests wanting to shower or bath at roughly the same time! The ground floor bathroom, (next door to the ground floor bedroom) is a walk-in wet room with twin shower, sink, WC and heated towel rail. The 1st-floor bathrooms include a family bathroom shared with two bedrooms, and contains a bath with shower over, basin and WC. The master bedroom has its own en-suite bathroom with shower, WC and basin.

PERFECT PLACE, FOR A PERFECT CHRISTMAS

From the moment we walked through the cottage door it felt homely, beautiful Christmas hamper waiting in the kitchen, home made mince pies, shortbread biscuits, just 2 of the delights. Large comfortable lounge, the fireplace was all decorated lovely and the xmas tree with its lights flickering was a real touch. Fire place was well stocked, kindling, logs, firelighters, we generally only used the fire early evening as when the heating came on it got really rather warm. All the rooms are spacious and beautifully decorated, The beds are all very comfortable, and really dark at night,(we are used to street lights) so sleeping in a little later than usual was not a problem, the bath and showers had plenty of hot powerful water, no dripping out of the shower head here. The kitchen became the hub of the house, with its large farmhouse kitchen table and AGA, having never cooked with an AGA before I was a little worried about spoiling the Christmas dinner, no need to worry, it was easy to use, and everyone enjoyed cooking on it, just one point, the pans are really heavy, once filled with potatoes etc, im afraid I had to get someone stronger than myself to drain them off, but maybe you need to use those pans on an AGA !.

The games room at the far end of the house was lovely, full of games and instruments, all of a sudden we all wanted to play the piano and guitar!, it was a little colder down that end of the house, but lovely to sit and read wrapped in a blanket. We all had a truly wonderful Christmas at Barnfield Cottage, even Father Christmas got the correct address for our granddaughters presents phew..

We'll be servicing the underfloor heating in the Games Room this winter to get rid of any airlocks, as it's normally as warm in there as the rest of the house, so thanks for raising it. As for the saucepans - you are absolutely right - they are the proper pans for stoves, but they do work a treat! I hope we may have the pleasure of welcoming you back to Barnfield one day. charming, cozy, well equipped cottage

We were a group of friends traveling through southwestern England and this cottage was our last stop in North Devon for 3 days. It was not long enough. We loved the cozy kitchen and the fireplace lounge. The old stone interior walls and beams added so much charm to the cottage. The bedrooms were comfortable and nicely decorated. Having a downstairs bedroom and bathroom worked well for any with mobility issues.

Our host Richard was accommodating and available for our questions before and after booking. The welcome basket was a very nice touch. We wish we could have stayed longer to just relax and enjoy the house and surrounding area. We especially liked the Black Venus Inn for dinner. Watersmeet, Lynton and the Tarr Steps were our favorite destinations. Driving through the moor on the way south through Exmoor National Park was beautiful and we saw so many wild ponies and of course sheep. Barnfield Cottage is perfect for a North Devon holiday.

We had a lovely time in the very cosy cottage. The kitchen is the hub of the house and a lovely place to eat and relax. The 3 dogs also enjoyed the stay and there was plenty of room for all. Owner is very helpful and friendly. Only drawback for us was that the stairs needed a handrail as carrying small child down was quite difficult. Ideal place for coast and country and the villagers that we spoke to were very friendly and made us feel welcome.

Beautiful, perfect stay.

We booked this cottage for New Year's Eve in the hope of a country escape and it was everything we hoped for and so much more. The owners have put so much love and attention into every little detail, every room and it felt like a home and not a mere rental home. The rooms are all kitted out to high specification and the bathrooms are really beautiful. As big foodies we were delighted with the kitchen that was a great space to gather around with friends. It was a pleasure to cook in and again, felt more like our own home than anywhere we have rented before. The house had such character and we had a great stay. The living room was warm and the games room was really well equipped. All of the bedrooms were warm and the owners had even decorated the house for Christmas. It was well-maintained and impeccably clean.

It is also very well located and it was easy to go for walks from the cottage and also a short drive to Exmoor. We particularly loved our New Year's Eve walk to The Little Hangman, parking in Coombe Martin. Breathtaking views and such a beautiful part of England.

The owners were very responsive by email and willingly gave recommendations for local farms, butchers etc. We will definitely stay here again and just cannot fault the cottage, it really was a home away from home and a home we did not want to leave!

A relaxing pre Christmas getaway

We had a truly wonderful stay at Barnfield Cottage. The cottage itself is located in a quiet but easily accessible part of North Devon, the setting is idyllic and a perfect place to explore villages and towns nearby. We were very impressed when we arrived on a cold Friday night to find the cottage cosy and welcoming with everything we could have wished for. All the little details had been thought of we were delighted with our choice. We were a party of three families all with children, my husband and I with our beautiful 16 month old daughter. The owners had provided us with a number of little extras just in case we had forgotten to pack some of the essentials for her, the thought was very much appreciated. The only consideration if you have a little one, just walking, is that there are quite a few steps located in the cottage which is something just to be mindful of, this wasn't too much of a problem we just had to be extra vigilant.

We would definitely recommend the cottage to anyone looking to stay in a beautiful cottage in a beautiful setting.

Great cottage for a summer break with the family

The cottage is a lovely base for exploring North Devon. All the rooms are lovingly presented, we especially enjoyed the comfortable lounge; the well resourced kitchen with large family kitchen table. The games room was a superb place for my teenage daughters to hang out. A great base to visit the beach at Woolacombe; the shopping at Barnstaple; and the cycling at Fremington Quay. Lovely owners too. Would highly recommend.

Many of North Devon's beautiful award winning beaches can be reached within a 30-minute drive, The nearest is Combe Martin, 20-minutes away, with the big sandy beaches of Croyde, Saunton Sands and Woolacombe being about 25-minutes drive. The Exmoor National Park at the top of the village. A great place for walks, picnics, paddling and wild swimming as well as spotting Exmoor Ponies and red deer. The views from the South West Coast Path are absolutely stunning with plenty of opportunities to drop down to small secluded coves.

Barnstaple, the main town for North Devon is a picturesque 10-minute drive down the valley. Here you will find everything from supermarkets to Go-Karting, as well as a theatre, museum, 10-Pin Bowling and Leisure Centre.

Barnfield is located on the fringe of Exmoor in the small village of Bratton Fleming. Surrounded by beautiful countryside, the village has a village green with play area, community woodland, village shop and a sports club with fully licensed bar facilities where visitors are welcome. The cottage is located on the edge of the village with splendid rural views across the valley on a Sustrans cycle route. Dog walks from the front door.
