Beautiful Holiday Home with Private Pool in the Languedoc, South of France sleeps 10.
This lovely Languedoc house, has been beautifully restored using good quality materials and retaining many original features. Set over 3 floors, with 4 bedrooms plus an independent gite (great for Grandparents or independent teenagers), courtyard garden with pool, it will sleep 10.
It is situated in the centre of a tranquil Languedoc village, just a 10 minute drive from the lovely Renaissance town of Pezenas, which is bursting with history, architecture, shops, cafes and restaurants.
Only 20 minutes from the Mediterranean beach at Meze and a plethora of seafood delights, it is an ideal location for that family holiday in the biggest wine growing area of France.
When you walk through the gates of the property you find yourself in an enclosed, walled garden with an 8m x 4m pool and a lawned area - it is evocative of a Spanish courtyard. The house is at one end and the independent gite apartment at the other.
The house used to be a wine cave and has been imaginatively converted, it is well laid out over 3 levels with large airy rooms. The decor is an eclectic mix of ethnic, very tasteful Provencale accents and old and new Moroccan style. Clean and pure with a few very beautiful objects and mirrors completely preserving the country style - old terracotta floors, beams, high ceilings and large windows give it an airy feel and afford lovely views across the countryside.
The fully fitted, well equipped kitchen is high spec with all mod cons, including a Range cooker, Bosch diswasher, mircowave and a large solid oak dining table to seat 10/12 and French doors leading to the outside terrace. There is an adjoining utility room.
Leading off the ktichen is the downstairs open plan living area (the two areas are separated by a half wall), with 2 comfortable sofas - one three seater and one two seater) and french doors leading out to the terrace and pool.
All flooring on the ground floor is solid marble with underfloor heating.
Ground floor independent wc and wash hand basin.
The wide stone staircase leads to the first floor.
Accommodation comprises 5 bedrooms:
Bedroom 1 - Master Bedroom - King size bed and a balcony (access through a full length window - no rail), with two chairs an ideal spot to catch the evening sun and views of the surrounding countryside and stairs giving access to the pool area
Bedroom 2 - Double bed with balcony
The above two rooms share a magnificent bathroom which has a large roll top bath with hand shower, separate walk in shower, wash hand basin and wc.
The spacious landing has a full length mirror and double height ceiling.
Second Floor: (second stone staircase - no hand rails - not suitable for the young or elderly.)
Bedroom 3 - twin room with 2 wrought iron single beds, wardrobe and chest of drawers, beamed ceiling.
Bedroom 4 - twin room with 2 single beds, overlooking the pool and views to the surrounding countryside
The above two rooms share a large family bathroom, on the landing, which has a large bath with shower screen, basin and wc.
Original terracotta flooring throughout.
Bedroom 5 - is located in the independent Gite in the garden, it has a double bed with ensuite shower room with walk in rain shower, basin and wc. (There is a sofa bed in the Gite also). There is also a fully equipped kitchen, patio area with dining table.
There is one cot and one high chair available too.

The south facing garden (appx 50m2) is sheltered by original old stone walls. It is laid to lawn on one side of the pool.
The pool is 8m x 4m x 1.5 pool and has shallow Roman steps for access and a hand rail and an alarm.The pool can be heated out of season (May, June, September and October) at a supplementary cost.
There are 5 sunloungers and 5 reclining chairs.
There is a tile covered pergola for shade with a day bed and a marble topped dining table to seat 10 facing the pool and another table to seat 2 in front of the Gite.
Nearby Attractions & Activities
Pezenas is a charming market town with a beautiful medieval and Renaissance centre with narrow winding streets, and many galleries and working craft shops like glass blowers and jewellers. Colourful market on Saturday mornings.

Mediterranean beaches less than half an hour s drive
Agde apprx 25km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.
Cap d Agde apprx 30km. Aqualand (huge water-slides, etc.) 27-hole golf course.
Beziers apprx 23km Large market town, renowned for its colourful Feria in August (street music, carnival, bull-fights).
Lac Salagou apprx 26km to the north. Lake surrounded by spectacular red volcanic hills. Watersports. Nearby is Cirque de Mourreze, an extraordinary chaos of dolomitic towers and ravines.St Guilhem-le-Desert apprx 37km. Beautiful medieval village and abbey in dramatic gorge landscape.
Parc Naturel du Haut Languedoc 40km North West of Pezenas are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.
Narbonne apprx 59km. Once the capital of Roman Gaul. Famous cathedral.
Montpellier apprx 46km. Attractive university town.
Carcassonne apprx 125km. Largest fortified medieval town. A UNESCO site.

In July and August the boutique shops open until midnight on a Wednesday and Friday evenings, plus there is the Estivale on Friday nights with food stalls, wine tastings and music.
The market in nearby Montagnac, appx 2km, is on a Friday.

Arrival & Departure
Changeover day is Saturdays. Arrival at 5pm. Depart at 10am. Late arrival (6 - 9pm) possible only by prior arrangement. Please ensure that when you buy your aeroplane ticket, the flight time will allow for arrival before 9pm at the very latest.
GB£500 to be transferred to the Owners Bank Account 10 days prior to arrival, returned less deductions for any breakages, by the same method within 14 days of departure. Please be sure to advise the Owner of your Bank Details.
Wi-fi available. Neither the Owner nor the Agent can be held responsible for interrupted internet service/slow speed or for loss/disruption of incoming signal for Satellite TV –Sky–Freesat–Apple TV etc. When applicable to the property.
Up to 100 kwhrs per week is included in the rent. Thereafter chargeable at €0.15/kwhr. The pool can be heated out of season (May, June, September and October) for a supplementary cost of GB£100 per week. The pool is not heated in July and August.

Bed Linen & Towels
Bed Linen and bath towels (1 large, 1 small) are included in the rental. Please being your own towels for the pool/beach. Clean linen and towels are provided after one week of a two week stay these are included in the rental.
End-of-Stay cleaning is included. Maid service during your stay available please ask for details. End-of-stay cleaning charge is to cover "normal" cleaning throughout the house. However, while you are therefore not expected to hoover and mop everywhere, you are expected to leave kitchen appliances (i.e. oven and fridge), crockery, kitchen utensils, and bathroom appliances clean, and not to leave litter in the garden. If the house is left in an unacceptable state, further monies may be retained from the breakages deposit
Pets are not allowed.
The owner is entitled to ask you to leave the property without any refund if the number of occupants exceeds 10. The rent is for up to 10 People.
Fire: This is a region which has a high fire risk. It is forbidden to start fires anywhere in the property grounds. Only light BBQs in the area designated for this purpose. Swimming pool Safety: The owner is not responsible for any bodily injury next to or in the swimming pool. Children must be surveyed at all times. It should be noted that the condition of the pool is subject to variations in the weather and therefore no guarantee can be given to the status of the pool on any particular day.
