This home has a large kitchen and dining room on the ground floor, giving onto its sizeable private paved garden, with furniture for al fresco dining. A small TV room on the ground floor, just off the kitchen, allows immersive movie viewing, whilst a very light and spacious living room on the first floors allows for more comfortable and sociable relaxation.

The home has 4 bedrooms and three bathrooms. The master suite is on the first floor, with superking (6ft wide) bed and en suite bathroom with shower stall. The second floor accommodates a further double bedroom with kingsize (5 ft wide) bed, a twin bedroom, single bedroom and further family bathroom with bath and shower (over bath). A further WC/cloakroom is located off the hallway on the ground floor.

Nicely laid-out, very British house in a great location with some false notes

We were visiting London from New York, working for an American client. Five of us, all adults, stayed in this spacious, 3-floor house. One reason we chose this location was that it had a garden space we could use for doing floral work for the event, and a driveway where we could park our rental van, two huge benefits for our situation. The location was very good, being close to the job site in Mayfair and the flower market on the south bank whether by car or tube, and with lots of local shops, restaurants, etc. The kitchen was also very modern and convenient for meals, breakfasts, etc. An entrance to Holland Park is directly opposite the front door, (which was quite nice once the job was finally done).

On the not-so-good side, especially from the point of view of vacationing or family groups, parts of the property are a bit run down. Many of the painted walls are pretty grimy, especially along the stairs and landings. Several of the carpets have seen better days, and there were a few holes in the walls and loose or missing fixtures in the bathroom in the master suite. Also, in October the house was pretty chilly, even with the heat switched on. By UK standards this probably wouldn't be noticeable, though older people may find it uncomfortable, and the method of raising the temperature quite impossible to figure out. Lastly, our greeter from Ivy Lettings was cheery and meant well, but appeared not at all familiar with the house.

Great property, fantastic location across from Holland Park

Lovely property with multiple living areas. Back yard was lovely and really made our stay. Holland Park is right across the street. Super clean.

Location

Car: not necessary

The house is situated right opposite an entrance to Holland Park, which is wonderful for children and adults alike. In the summer this plays host to some wonderful open air theatre. A short stroll through the park brings you to the hubbub of High Street Kensington, which boasts myriad shops, some wonderful restaurants and access to the District Line at High St Kensington tube. Heading north out of the house will bring you in a few minutes’ walk to Holland Park Avenue, and from there in one direction to the super-mall, Westfield, and to the other, the world famous Notting Hill and Portobello Road. Holland Park’s tube station on the Central Line, is around 5 minutes’ walk from the house.
