Converted in 2015, this traditional Cotswold stone barn sits within 25 acres of farmland. The barn comfortably sleeps 6 guests with ample space for relaxing. If it's a quiet get-away you are after, or a place where you can walk, eat at great local pubs and restaurants, explore the Cotswolds and Oxford, then this is the perfect retreat for you. Quiet, modern, comfortable - see the reviews if you need convincing! Ben and Kate have also just added a swimming pond to their facilities at the farm; wild swimming is on the doorstep!

Open plan living area – comfortable sofas around wood-burning stove with books, 30 inch HD flatscreen TV/DVD/Freeview, wifi connection and iPod docking sound system.

Fully equipped modern kitchen with electric hob, oven, dishwasher and everything you’d expect from corkscrew to tea strainers.

Utility room and WC equipped with washer/drier and space for grubby boots.

Underfloor heating throughout.

Master bedroom with King Size double bed. Adjoining en-suite bathroom with double walk-in shower.

About Ben and Kate

We live in the beautiful little village of Delly End, about 10 minutes drive from Witney in West Oxfordshire. We have a smallholding on which we rear cattle, pigs, sheep and chickens. We also grow our own veg. We have 3 children (in their teens, at school and at Uni), 2 dogs and a couple of cats. We both work from home, but are separate to the barn and while we aim to be there if you need us, we give you space and quietness.

Ben and Kate purchased this barn in 2005

Why Ben and Kate chose West Oxfordshire

We've lived in the main farmhouse for over a decade now and recently converted the ramshackle outer barns into a holiday property. We've been careful to retain the character of the barns with all the charm of the Cotswolds stone. The conversions are immaculate; Ben is a builder by profession and believes strongly in combining traditional materials and retaining the character of the original building, while also bringing modern comfort to the barn. It is light, airy, has bi-fold doors which lead out to a terrace, where - on warmer evenings - you can have a barbecue and a glass of wine. The garden looks over to the fields beyond.

What makes this barn unique

Ben and Kate have recently built a swimming pond which will be accessible for their guests at certain times of day. It is totally natural, no chlorine or chemicals. Refreshing and inviting on a warm, summer day.

The location of the farm is perfect for those wanting a quiet retreat where they can walk, ride, bike, read, cook, eat and drink. There are a multitude of very good pubs and restaurants close by, as well as things and places to explore in the Cotswolds, Oxford and Woodstock nearby.

Beautiful Barn, surpassed all expectations

Accommodation was lovely with a great kitchen, superb beds and surrounded by beautiful countryside. We enjoyed watching the squirrels harvest nuts from the tree immediately in front of the patio doors. The barn is very conveniently situated for Oxford, Witney, Buford and Wychwood Forest to name but a few. Great lunches were to be had in Swinbrook and Minster Lovell.

Ben and Kate were very welcoming hosts with good pre arrival information, fresh eggs and the woodburning stove ready for lighting.Unusually when provided with key lock information we were greeted on arrival by Kate which made the welcome even more personal. We hope to return soon.

Beautiful property - perfect stay!

What a beautiful property we had the pleasure of staying at for 10 nights in August/September, the small barn is just perfect, spacious, beautifully decorated, well equipped and extremely comfortable. The property itself is beautiful and the working farm was the reason I booked this location for the animals to keep my 3 year old entertained, which they succeeded at! Ben and Kate were wonderful hosts, I couldn't rate them and this property more highly, I would recommend this property to anyone.

Beautiful house, Beautiful location

We booked this cottage for the August bank holiday. Our group consisted of 6 adults, 3 toddlers and a baby. There was plenty of space for everyone.

The cottage is so beautifully done, its simple and very tasteful. Everything feels bright, clean and new. Downstairs is a wonderful social space for groups - open plan and cleverly laid out. On our first night, the owners provided us with sausages from the farm, and a batch of home-made boeuf bourguignon - all delicious and went down very well with our hungry group!

The owners are very friendly and helpful. They were happy to answer all of our questions, but also gave us space to enjoy ourselves.

They have recently had a new natural pool installed, which looks amazing. It is a shame that guests are unable to use it at this time (due to insurance reasons) but we would definitely be returning should that become available for guest use.

Simply Fantastic!

What more can I say? We spent so much time looking online for a property that suited our needs. We liked the pictures we saw of Turley Farm and only hoped that it would turn out to be as advertised. After staying 6 nights, we didn't want to leave. We loved being in the countryside and it was the highlight of our visit even with stays in London and Paris. The converted barn is virtually brand new and includes all the modern accommodations and conveniences a picky American family would expect. Each room is tastefully decorated with very comfortable beds and we loved having a full kitchen along with a proper washer/dryer that helped us save space in our packing. We will always remember waking up in the morning to a cool breeze coming through the open windows.

We were looking for a property to serve as our "base" while we were in England so we wouldn't be constantly moving from hotel to hotel. The location of Turley Farm was ideal to visit nearby attractions like Blenheim Palace, Stratford upon Avon, Highclere, Bath, and Stonehenge. The Farm is a short distance from Witney which is a very nice size town that offers restaurants and grocery stores. We knew we had made the right decision when Kate and Ben were so kind to invite our family to an evening function that they were having on the farm. I don't know why anyone would pay more money to stay in a small hotel room where there is no personal connection when you can have an experience like ours.

Kate and Ben, we count the days until we can return for another visit and thank you for your warm hospitality.

Beautiful, light & airy barn!

We very much enjoyed our stay at Tuley Farm. The barn is beautiful, light & airy and there is a large amount of communal space, which is perfect for group socialising. Kate & Ben were very helpful & we enjoyed Kate's homemade lasange (extra charge). The surrounding area is lovely & we enjoyed a trips to Burford & Woodstock, as well as long walk in the area (OS maps provided). We would love to come back!
