Calming, elegant and effortlessly stylish, the Granary is a superb barn conversion with outstanding views in the very heart of the Scottish Borders. With four en-suite bedrooms and a generous light-filled living space, it is an idyllic spot for groups and families to spend some together-time.

Designed to take advantage of the fantastic views over rolling Borders countryside, the Granary spans two levels with three sumptuous bedrooms on the first floor, while a fantastic feature window in the hallway beautifully frames the view and extends all the way down to the lower ground floor which is home to the main living space and a further bedroom.

The open plan living area has been carefully styled to enhance the feeling of light and space and is a super space for relaxation or entertainment. The overall look is incredibly elegant with a mix of classic furnishings and contemporary features, and creates an easy flow between the dining, living and garden area. Large bi-folding doors can be opened up during warmer days for relaxed living or an evening barbeque, or during cooler days you can simply throw an extra log on the woodburner and sit back an enjoy the colours shift over the ever-changing landscape.

Set in the very heart of the country that inspired the writings of Sir Walter Scott, the location of the Granary on seven hundred acres of unspoilt estate land means that it is perfectly placed for walkers, cyclists, nature lovers and fieldsports. Fishing, either day rods or weekly lets, can be arranged directly with the estate office; stabling can be provided for guests interested in bringing their own horse; and guided tours of the area can be arranged - whether on two feet, two wheels or four hooves!


The accommodation spans two floors with access from a courtyard leading into the upper floor of the property.

Upper floor

Master Bedroom - with zip and link beds which can be adapted to super-king or twin as required. Dressing table, two side tables, storage cupboard with shelving and hanging rail. Two steps lead up to the en-suite bathroom with feature bath overlooking open countryside to the hills beyond. There is a separate shower unit, heated towel rail, basin and WC.

Bedroom 2 - with zip and link beds which can be adapted to super-king or twin as required. Dressing table, 2 side tables with storage cupboard and hanging space. En-suite bathroom with large bath and shower over, heated towel rail, basin and WC.

Bedroom 3 - with zip and link beds which can be adapted to super-king or twin as required. Two side tables, dressing table and storage cupboard. En-suite bathroom with bath, separate shower unit, heated towel rail, basin, WC.

Two sets of stairs lead to the lower ground floor

Bedroom 4 - with zip and link beds which can be adapted to super-king or twin as required. Dressing table, 2 side tables with storage cupboard and hanging space. A door leads out to the patio and garden. En-suite bathroom with large walk-in shower, heated towel rail, WC, and basin.

Open plan living/dining/kitchen. The sitting room area features elegant furnishings by Michael Vee Interiors. Two large double sofas and armchairs provide plenty of seating space. Contemporary woodburner (logs supplied). Technology includes a large wall mounted flatscreen TV with Freeview and integrated DVD. Books and board games are provided.

The kitchen is fully equipped with an electric cooker, ceramic hob, large fridge/freezer, integrated dishwasher and microwave. Large oak dining table with formal seating for eight guests.

Utility Room/Boot Room - with washing machine and dryer.

Heating throughout the property, with underfloor heating in all the main living areas. Contemporary woodburner in the sitting room (logs supplied).

Bike/outside store

The Granary has a secure outside store for the storage of outdoor kit such as bikes, fishing gear and golf clubs.

Garden and grounds

There is an attractive lawned garden to the front of the house which is fully enclosed for the safety of children and dogs. This can also be accessed through large bi-folding doors from the living space. There is a terraced patio for dining with garden furniture and sun loungers. A charcoal barbecue is provided.


There is private parking for two cars in the courtyard adjoining the Granary.

Wifi and mobile coverage

Wifi is available throughout the property. The area has 3G connectivity and there is good mobile coverage on most networks.

Guest amenities

The beds are made up with high quality Egyptian Cotton bed linen, and a hairdryer is supplied in each bedroom. Luxurious bath sheets and hand towels are provided for guests along with hand soaps and toiletries.

Babies and children

A travel cot and high chair are available on request.

Welcome pack

A small welcome pack is provided.


The Granary can be taken on a purely self-catered basis, or a cook is available throughout guests’ stay, for breakfasts or dinners only or to provide one-off celebratory meals for a special occasion. A homemade meal delivery is popular for guests’ first night and wine delivery is available in conjunction with renowned wine merchants Corney & Barrow.


Two well-behaved dogs are welcome at The Granary, but they must be kept to the ground floor uncarpeted areas of the property and are not permitted in the bedrooms. It is essential that owners clean-up after their dogs and respect the access requirements of the estate.

Horses welcome

There is stabling available to guests wishing to bring their own horses for an additional fee.

Guest privacy

The Granary is a semi-detached property and sits within a small, peaceful steading development of three additional properties which have been converted to ensure guest privacy wherever possible. If you have any concerns, please call us to discuss. There are open fields to the front and rear of the development.

The accommodation was fantastic and exactly as displayed on the web site.

We were a bit unlucky with the weather especially having the dog in such a lovely house but access from the back of the house overcame this. It was very thoughtfully furnished and equipped. On arrival we were very pleasantly surprised with a welcome pack. The views were lovely and it was a very easy walk into Melrose across the bridge from Gattonside - not so easy walking back though. Also an easy drive into Galashiels. Would definitely like to visit again.
