Overlooking the glorious landscape of Edlingham Vale, this south-facing five bedroom farmhouse is a place where families and friends can retreat and enjoy some together-time amidst the rich tranquil beauty of the Northumbrian countryside. This is an area of dramatic landscapes, big sky views and wide open spaces but its location just 4.5 miles from the historic town of Alnwick and 9 miles from the stunning heritage coastline offers an abundance of things to see and do across the wider area.

This family home has personality and character offering spacious accommodation where guests can spread out and relax. The drawing room features a marble fireplace with open fire, and a partially glazed oak door leads to a sunny paved terrace where guests can take in the fantastic views over the viaduct, ancient castle and 11th century church beyond. The original inglenook fireplace in the sitting room is a stunning focal point and provides an atmospheric space for socialising and perhaps the odd sing-song around the piano after supper.

The dining kitchen will appeal to the cooks in your party with bespoke units, stainless steel worktops and a Falcon range cooker while the cosy dining area with logburner has seating for up to ten guests. The bedrooms are well presented in a classic yet understated style and a charming children’s bedroom with bunk beds, additional truckle bed, and rocking horse will appeal to younger members of the party.

The boot room and utility room are located to the rear of the property with a door into the fully enclosed rear garden, ideal for country loving families and summer games on the lawn.

Bedroom 5- children’s room with bunk beds, chest of drawers and additional pull-out, truckle bed if required. (Please note use of the truckle bed must be specified at time of booking as otherwise it will not be made up).

Wifi and mobile coverage

Wifi is available. Signal can be variable but works most effectively from the drawing room and main bedroom. Mobile signal is poor in the property but improves directly outside the house.

Guest amenities

The beds are made up with Egyptian cotton bed linen and finest quality goose down duvets and pillows. Two hair dryers are supplied in the property. Luxurious bath sheets and hand towels are provided for all guests. Arran Aromatics toiletries are provided.

Babies and children

A travel cot and high chair are available on request.

Garden and grounds

There is a delightful, mature private garden to the front and rear of the property. The rear garden is fully enclosed for the safety of children. There is a terrace with an outside dining area.


There is private parking for 3-4 cars to the front of the property.


Access to the property is via a restricted access/farm road which is uneven in parts. Please contact us if you have any concerns about winter access.

Overthwart’s Farmhouse can be taken on a purely self-catered basis, or a cook is available throughout guest’s stay, for breakfasts or dinners only or to provide one-off celebratory meals for a special occasion. A homemade meal delivery is available which is popular for guest’s first night and wine delivery is available in conjunction with renowned wine merchants Corney & Barrow.


Two well-behaved dogs are welcome but must be kept to the kitchen and boot room/utility areas only. While the rear garden is fully enclosed please note that that there are two field gates which dogs could escape through. The area around the farmhouse is farmland with grazing livestock and care should be taken to ensure that dogs are fully controlled and on leads when walking around the area.


A generous initial supply of logs is provided.

solid old farmhouse with outstanding views

Six of our family stayed for a week at overthwarts farmhouse and we all thoroughly enjoyed our

stay. It was very well equipped, the beds were extremely comfortable.The only downside was the lack of Wi-Fi which frustrated the younger members of the party, but didn't really bother the oldies. We explored a lot of the local area and were blessed with good weather-no rain! We would certainly recommend the location to our friends, and would hope to return sometime

The parish is served by Alnwick (4.5 miles) and Rothbury (5.5 miles) which have a strong base of independent shops and offer plenty of choice for high quality locally produced food as well as cosy country pubs for eating-out. For provisions, there is an award-winning butcher’s shop in Rothbury, famous for its ‘cragside cracker’ sausage; the equally renowned Rothbury Bakery for quality pies and freshly baked local produce; or Tully’s deli on the High Street.

In Alnwick you will find an excellent range of amenities and an eclectic mix of charming specialist shops. Here you can wander the cobbled streets and gift shops around the marketplace, or stop-off at one of the many quaint cafes across the area, including Bari Tea based in the Castle Quarter for a very lovely lunch or a decadent afternoon cream tea! While there, seek out Barter Books - ‘a book heaven’ with thousands of paperbacks, hardbacks and collector’s editions based in a beautiful former railway station.

For provisions, you will find plenty of choice - try award-winning Turnbull’s for fine food and quality meats; The Alnwick Deli for delicious local produce, cheeses, hampers and gifts; or the Alnwick Bakery for home-baked breads, pies and pastries. There is a market every Saturday, a farmer’s market on the last Friday of every month, and a large supermarket nearby for all your holiday essentials.

Explore the local area on foot with a 4.5 mile walk right from the doorstep taking in Lemmington Hall with its 15th century pele tower; the historic 5 arch railway viaduct of 1885; and the fortified remains of Edlingham Castle. Alternatively the Alnwick to Corby Crags circular is a moderate walk of 7.5 miles taking in the exposed rocky landscape and a section of the Devil’s Causeway, a roman road that once crossed this area. For outdoor sports enthusiasts, there are also some excellent climbing and bouldering routes on Corby Crags with fantastic views across the River Aln Valley to the Cheviot Hills beyond.

Cragside House and Gardens offers a fascinating day out for the family where you can discover the first house in the world to be lit by hydroelectricity. Crammed full of gadgets developed by Victorian inventor, innovator and landscape genius, Lord Armstrong, Cragside is truly a wonder of its age.The adventure playground with its network of paths and tunnels will be a huge hit with children and the gardens are an absolute delight.

For country sports, shooting is available on nearby Lemmington Estate which covers 2,500 acres over three valleys running up to the Alnwick moor producing spectacular high and challenging pheasant, partridge and duck shooting. Fishing is available on the River Coquet and on the many lakes and reservoirs around the area.

History buffs will delight in visits to the grand stately homes and medieval castles of the area, including the magnificent Alnwick Castle and Gardens. For family friendly activities, you will find an activity programme brimming with adventure where children can take part in all sorts of magic and mayhem inspired by the characters of Harry Potter; test their knightly courage in the Dragon Quest; or explore a world of wobbly rope bridges and treetop walkways within the stunning setting of Alnwick Gardens.

For something different, why not head to Ingram to experience a star-gazing treat under the outstanding dark skies of the Northumberland National Park, or pack your mountain bike, walking boots and climbing kit to experience the endless traffic-free trails and dramatic open landscapes of the Cheviot and Simonside Hills, taking in iron-age hill forts, Hadrian’s Wall and some amazing panoramic vistas along the way.

Set within the Northumberland Coast Area of Outstanding Natural Beauty, the wide golden sands of Embleton are particularly beautiful offering great walking, cycling and wildlife or simply rest and relaxation with a picnic full of foods from the Northumberland heartlands. From here head north and south to explore the pretty coastal villages of Craster and Warkworth, or a little further afield will take you to the spectacular beach at Bamburgh or the very lovely Sugar Sands accessed from the village of Longhoughton.

For those seeking high energy adventures, the area is popular for surfing and kite surfing and there are a number of accredited surf and watersports schools up and down the coast for those looking to try something new in a relaxed teaching environment.
