This magnificent three-storey, stone, country house has been beautifully restored and exquisitely furnished, creating possibly the most luxurious holiday home in the whole of Istria. Set in rural isolation, in large grounds, the house faces south over a large, heated, infinity swimming pool and award-winning vineyards. From the tower terrace there's a stunning view across rolling hills to the sea.
Villa Bria is exactly what a grand, Tuscan-style country house should be, and from the moment you turn through the wrought-iron gates, you know you've arrived somewhere very special. Inside, beautifully proportioned rooms, furnished with carefully selected period furniture, create a grand, yet comfortable feel. Its totally tranquil location and light, airy rooms, make it is the perfect place to relax and escape the bustle of the 21st century.
On the ground floor the house flows around the stunning stone staircase. The front door opens onto an airy dining room, separated from the kitchen by a couple of steps. Round the corner, passed doors onto a huge covered terrace, another couple of steps lead down into a beautiful sitting room. From here a secret door, hidden in the bookcase, leads into the tower bedroom. Also on the ground floor is a fully-equipped laundry room and toilet.
There are two double bedrooms on each of the next two floors, set at either end of the house. Each has its own bathroom and is separated by sitting areas on each landing. All the bedrooms are about the same size, each with something special. On the first floor, one bedroom is triple-aspect, while the other has a fireplace and terrace. On the top floor, one bedroom has a terrace (the top of the tower) with stunning views, while the other, twin-bedded room, has a sumptuous ensuite bathroom . Each of the other bedrooms have a large bathroom with either wet-room showers or baths next door to them. All the bedrooms have LCD TVs and safes.
The fifth bedroom is hidden away in the tower. A magical place that captures every child's heart, it is split across two floors with the bed accessed via a spiral staircase. Upstairs there is just room for two beds (a single and a pull-out bed). Please note that, even though every child will want to sleep in the tower, with its open staircase and isolated location, it is not suitable for young children.
As well as the five-bedroom house, there is also a lovely little cottage, tucked next to the swimming pool. Furnished in the same style as the main house, it has a double bedroom, bathroom with huge shower, its own small kitchen and sitting area. If requested, the sitting area can also be arranged as a single bedroom.
Outside there is a choice of covered and uncovered terraces. The covered dining terrace, with a large stone table, runs off the kitchen. Just round the corner is a covered sitting area with sofas – the perfect place to watch the sun go down in the evening. A step down, next to the pool, is a large sun terrace with lounger chairs. There is also another huge terrace off the first floor landing, running the length of the house and a balcony on top of the tower bedroom.
The swimming pool is the same standard as the house! Large (12m x 6m) and heated, it is an infinity pool with jacuzzi set into its side.
Near the kitchen there is a large BBQ and stone sink.
In the grounds there is a well stocked vegetable and herb garden. You are welcome to help yourself.
There is a 'sport's field' set up for football and volley ball with all equipment needed.
We provide a welcome pack with necessities and some local specialities for when you arrive.
With its large grounds Villa Bria is often used for weddings and events. There's plenty of room for a marquee in the garden and we're on hand to help organise everything.
* Don't feel like washing-up – why not take advantage of our daily clean-up service? Our ultra-quiet cleaner will come in before you are awake, clear up the ground floor and terraces, clean the kitchen and do the washing-up (she will not come upstairs). It's like having a house elf.

I'm Nicky (it's me in the photo). Elbina and I are the people you will liaise with for booking Villa Bria. We are doing this for our friend Daniel, who owns this wonderful house.
Daniel is a Croatian rally driver who spends a lot of his time travelling, so doesn't have time for this. Hopefully, you'll meet him when you arrive, as he likes to greet all his guests personally. His knowledge of Istria and things to do here is enormous, so he's a great person to talk to.
Daniel's also a property developer who loves restoring old properties and funds his passion by selling the finished product - I met him when I bought one of his houses many years ago! He discovered Villa Bria as a complete ruin in his searches and fell so in love with the place that he could not bring himself to sell it. It is now his family's holiday home.
Location, location, location. The one thing you can't change is a property's location and Villa Bria's is magnificent. It was it's rural isolation and glorious views that Daniel fell in love with.
Starting from a ruin Daniel created the house of his dreams with a secret tower, enormous, infinity pool and large comfortable rooms. It is a house which captures the heart of everyone who visits it.
If you are interested in holding an event, Daniel is the man to talk to. Over the years he has organised many events including motoring events and concerts and he has a wealth of contacts to make yours exactly the event you would choose.
Set in two acres of walled gardens and surrounded by vineyards and olive groves, this lovely and spacious old farmhouse (think French 'bastide') has been wonderfully restored and very well equipped for the perfect quiet and relaxed holiday. In three directions one looks for kms across this lovely countryside with not a house in sight; in the fourth direction (OK, there may be some houses in sight a few km away) the land slopes away towards a glimpse of the sea 10km away (Porec). A truly wonderful position if you cherish peace, space and seclusion. But this place is made by the discreet, thoughtful and unobtrusive hospitality of the owner, Danijel, whose home it is (he decamps to Porec but is very easy to contact and extremely helpful): he has furnished and equipped the house so that it is a welcoming home but with a clear feel that the house is there to be enjoyed as a holiday let. This is the heart of the Istrian wine region and excellent walking/jogging - and wine-tasting - territory. For shopping (apart from necessities) one must drive to Porec (25mins) with supermarkets and market; for restaurants, there are many nearby (but car essential) and of course also in Porec. Porec old town is charming and unmissable (WHS basilica) but otherwise teeming with holiday makers jostling for their water sport parks, takeaway pizzas and cocktail bars. A return to the villa reminds you how very special it is - we don't want to recommend this place too strongly because we want to be able to return!
If you fly, beware the roads to/from Trieste (try Pula instead): jams at the borders and through unavoidable towns can add hours to the journey.

For such a small area there is an amazingly large amount to do in Istria. As well as all the usual seaside attractions there are numerous attractive coastal towns and unspoilt hill-top, stone villages. Here are a few:
Porec – the main local centre has a 12th Century Basilica which is a world heritage site in the lovely old centre. Also plenty of restaurants and beaches (about 10 minutes drive).
Rovinj – Rovinj is one of the jewels of the Adriatic. It is a beautiful, old coastal town which is totally unspoilt. Many of our guests have also gone for dinner in the evening and said it is magical.
Groznjan – this lovely hill-top village is a musicians and handicraft enclave. It has charming handicraft shops, no modern development and fantastic views.
Novigrad – just up the coast is a lovely coastal town, much sleepier than Porec.
Motovun – is a perfect hill-top, walled town. It’s a steep walk up from the parking, but if you park in the car park at the bottom there is a bus.
Limski Canal – this flooded gorge is a wooded inlet from the sea. It lies between Porec and Rovinj and the drive beside it is beautiful. If you like mussels, it is the place to go as they are grown in the gorge and served fresh from the sea. It is also possible to visit by boat on one of the many boat trips available in Porec.
Pula – the biggest town in Istria, is home to the 6th largest amphitheatre in the world. It is perfectly preserved and hosts concerts in the summer (we've seen Tom Jones and Nora Jones (honest a coincidence of surname) there and they were wonderful nights out). There are various other Roman ruins in Pula.
Vrsar – between Porec and Rovinj is another lovely coastal town. The town cascades down the hillside to the sea. Make sure you get right to the top as the views are spectacular.
In-land hill villages – totally unspoilt and a beautiful drive away are several other beautiful inland hill-top villages including Roc, Hum, Draguc and Gracisce. For me these are the best bit of Istria. They look as if time's stood still and even in high summer you'll often have them all to yourselves.
Just over the border in Slovenia, there’s the delightful seaside town of Piran. You can also visit the world famous Lipanja horses and the Plitvise caves (the largest in the world). Ljubljana, the capital, is worth a visit, but it’s 2.5 hours away.
Apart from sightseeing, Baredine Caves is only a few minutes drive away. Also close-by are two water parks and an adventure park (zip lines etc) as well as paragliding, horse riding, karting and paint-balling. On the coast there are the usual amusements - banana boat, parasailing, boat hire and trips, diving etc.

CANCELLATION POLICY: If you should need to cancel the booking, we will refund monies paid as follows:
a. Deposit is always non-refundable.
b. If full payment is made on booking and cancellation is more than 40 days before arrival, we will refund all money minus the 25% deposit.
c. If cancellation is 14-40 days before arrival, we will refund 25% of the difference between the full price and deposit*.
d. If cancellation is less than 14 days before arrival, there will be no refund*
* If we are able to re-let the house at the same price, then your payment (minus the deposit) will be refunded in total, no matter the time of the cancellation.
