La Stalla is a modern eco-house built to a very high standard in 2009 and offering everything that the discerning traveller could want in a holiday home. We believe La Stalla offers a unique holiday experience and we want to be sure that it is absolutely the right property for your family or group, so do please visit our own website before arranging to make a booking. Because of the unique nature of our property, especially the pool, we are only happy to accept bookings when we know that potential visitors are fully aware of what La Stalla has to offer and we therefore can feel confident that La Stalla will be the right place for your holiday. Located on a substantial plateau, La Stalla has views in almost all directions and, as a result benefits from cooling breezes at the height of the summer. The insulation levels keep the house warm in winter and cool in summer; all windows are double glazed and fitted with fly-screens, all bedrooms have air conditioning and wonderful views over the surrounding countryside.
The large downstairs kitchen is extremely well equipped with a 5 ring gas hob and electric fan oven, combination microwave oven, fridge freezer with chilled water and ice dispensers, dishwasher, electric kettle, coffee makers, plenty of storage space, and more than adequate cooking utensils to make self catering straightforward. There is also a kitchenette in the upstairs sitting area with a small hob, microwave, fridge, kettle and sink and there is a "summer kitchen" located near the pool in the very large garden, with a gas hob, large BBQ (for which an initial supply of charcoal is provided), sink, fridge and large covered eating area. The summer kitchen makes it possible to spend the entire day out of doors if that's what you want to do and the three cooking areas allow La Stalla to cope well with large groups. Washing up liquid, dishwasher tablets, fabric washing liquid and softener, kitchen roll and toilet paper (all of an "eco" variety) are provided. Our water is solar heated (for most of the year; there is electrical backup for cooler times) and in 2017 we expect to be completely self-sufficient for all our electricity needs, at least during the summer months.
The large dining room within the house has wonderful views towards the mountains, and, in addition to the summer kitchen dining area, there are two further covered eating areas outside with 2 smaller additional eating areas on the upstairs balcony and the east side of the house. There are also two large covered areas in the garden for relaxing in the shade and numerous areas throughout the garden for soaking up the sun. A swing seat and a wide range of outdoor chairs and sun-loungers are provided and there is a hammock under the large willow tree which is ideal for reading or sleeping.
In the house, there is a comfortable sitting area downstairs with a wood burning stove, television and DVD player, another sitting area upstairs, also with a wood burning stove, television and DVD player and there are 2 comfortable chairs in front of the main wood burning stove in the dining area. Amazon Prime TV and Sky are available (in the unlikely event that you wish to spend time indoors watching TV).
One of the main features of the property is the large natural pool, the first of its kind in Abruzzo. This pool is a beautiful feature of the garden and contains no chlorine or other chemicals. It is approximately 14m by 8m with an area in the centre that is 2m deep. There is a jumping off board over the deep area and the pool is ideal for swimming, playing about in (balls and inflatables are provided) or just for cooling off in. (The functional "swimming" area is about 12m x 6m).
The property also features a Finnish wood fired sauna and a wood fired outdoor whirlpool hot tub. Detailed instructions for the operation of the sauna and hot tub are provided as are wood, bathrobes and towels. The hot tub can obviously also be used unheated for cooling off in. Beside the sauna and near the pool are a large shower, a toilet and a bidet. The washing machine and indoor drying area are also situated near the sauna.
There are three good sized bedrooms in the house, one with a double bed, one with a king size and one with a super-king that can be made up as twin beds if required. All the bedrooms have chests of drawers and wardrobes with lots of hangers providing plenty of clothes storage space. There is also a comfortable high quality single chair bed in the upstairs seating area. A travel cot is available for babies/small children as is another smaller Z-bed suitable for a child.
For larger parties, we can also provide a large and easily inflated tent that can sleep up to four and a selection of comfortable inflatable or camp beds The large, flat garden of La Stalla provides plenty of locations for the tent and the presence of the shower and toilet near the pool, make this a very usable option. With the tent, La Stalla can accommodate up to 11 adults (assuming at least 2 couples sharing beds), plus a baby and a child.
There is a shower room en-suite with the double bedroom and another shower room shared by the two additional bedrooms. Bedding for all beds is provided as are lots of towels and beach towels.We don't offer housekeeping services if you stay for more than a week as we have always considered privacy to be very important during a holiday - the house is "yours" for those 2 weeks - but there is lots of bedlinen allowing you to change the beds if you wish.
There is a games court at the end of the garden suitable for boules, badminton, skittles and a wide range of other outdoor games and equipment for these is provided. A range of indoor games and jigsaws, a wide range of DVDs and lots of books are also available. We also provide picnic rucksacks, a pop-up tent, body boards, parasols and picnic mats and rugs which can be borrowed for excursions.
La Stalla sits in 12.5 acres of garden and woodland and provides a totally private location with amazing views towards the Gran Sasso mountains. It would be quite possible to spend 2 weeks here without ever feeling it necessary to leave the property (other than for shopping) but the house is also ideally located to explore all that Abruzzo has to offer. The house is equidistant between the sea and the mountains with a journey of about an hour to get to a number of beautiful beaches.
La Stalla is in a very rural location so a car is essential. You should also be aware that the roads nearest to the house are narrow and winding and, at present, not always in the best condition although they are perfectly manageable without 4 wheel drive. If you drive to La Stalla there is good motorway till about 32km away. From Stagnated in the UK and from many places in Europe you can fly to Pescara (about 50 minutes drive) or you can drive from Rome which takes about 2.5hr, mostly on good motorway.
We are delighted that all or guests in 2016, the first year we have owned and rented La Stalla, have felt able to give us a 5 star review.

I am a retired obstetrician and my husband Alex is still a very hard working paediatrician. We are both Scottish although have lived in England for over 30 years. We have holidayed in rental properties for over 20 years and feel that we have a good understanding of what makes a good holiday rental home (and what makes a bad one!) I am determined that our rental property should be as good and as well equipped as possible. I am delighted that all our guests in 2016, our first year of owning the house, have loved it and seem to have had a wonderful time here.

We were incredibly fortunate to be able to buy a property which is, in almost every respect, our perfect "home away from home" and are hugely grateful to Suzy and Jeff Coy who designed and built the house for the amazing job they did. We hope to be able to share this beautiful and unique property with friends and guests. We love Italy - the language (although we're not fluent) the food, the climate and the wonderful scenery and for us, Abruzzo is absolutely the best that Italy has to offer. It has everything - and it's not far from Rome.

The views, the eco-friendly design of the house and the pool, the wonderful kitchen, the views, the wood burning stoves and solar water heating, the views, the (wood-fired) sauna and hot tub, the beautiful garden, the walk up the hill behind the house and the fruit trees, the views, the fact that we can get all the wood we need from the property, the frogs singing, the views. We fell in love with it the very first time we saw it on the internet and the reality proved even better than we could ever have imagined.

A fantastic place to unwind
La Stalla was an amazing place to stay. It is so well equipped, wanting for nothing. If we'd wanted to we could have chosen to eat at a different table for each night of our stay too, such is the thought and care that has been taken by Shona and Alex to cater for every need. The bedrooms were just perfect; plenty storage space for luggage and in the height of the summer the shutters worked a treat to keep the property cool. The nature pool was a great way of cooling off too. We'd would thoroughly recommend this lovely home to anyone looking for a real break away from it all.

Two weeks when all you needed was the view
This is a wonderful house in a stunning setting equipped with anything you could possibly need to enjoy a holiday away from the crowds. It is in a remote setting as the wonderful owner made clear early in our communications. For this reason Shona has provided a house and above all a kitchen equipped to a level
well above expectations. She also kindly provided us with what she modestly described as a 'modest supper' on arrival to save us stopping for food. A trip to the supermarket allows you to self cater in style and eat in the beautiful garden or by the plate glass dining room window. The house was cool and comfortable and mercifully bug free. There is air con in the bedrooms but we didn't need to use it despite the heat. Plenty of hot water and fairly reliable wifi. The garden is glorious and full of wild life, the views better than any photo can capture. There are unfenced drops so I wouldn't relax with a young child in tow, but our dog coped very well despite being lively and in the garden most of the time. The wild pool was a very attractive novelty but in reality meant we swam less than usual. The shaded seating area is like another lounge and got a lot of use. The hot tub was sadly out of action but we didn't miss it. I can imagine it would be wonderful in the winter.
I highly recommend this house if you want a home from home experience and an excuse to chill out and relax untroubled by the need to visit the sights. There are lovely places to see nearby and the coast is not far but actually the beauty of this property is that you won't want or need to leave it too often.
Shona was a delight to deal with, so friendly, helpful and welcoming. I hope that she continues to share La Stalla so generously with her guests, she certainly made ours a holiday to remember.

A wonderful holiday!
We set off on our holiday to Abruzzo with high expectations of our stay at La Stalla; our expectations were not only fully met, but utterly surpassed, when we arrived at this beautiful villa, set on a hillside with panoramic views of unbelievable beauty. The house is built and finished to a very high standard, and incredibly well-equipped. There is very little that owners Alex and Shona Hamilton have not thought about or provided to ensure a thoroughly relaxing and enjoyable holiday. In fact it is better equipped than our home!
La Stalla is an 'Eco-house', limiting environmental impact by using solar technology to heat water, eliminating the use of harsh chemicals in the house, and by filtering both the 'natural pool' and the hot tub using UV filtration systems. We were there in the 30+ degrees of the summer season, but winter visitors can keep warm using wood-burning stoves.
The house is spacious and comfortable, with a well-equipped modern kitchen, dining-area, sitting-room and WC downstairs; three double bedrooms upstairs, another sitting-room with a kitchen corner, small balcony, and a further shower-room. All windows and doors have shutters and fly screens. The beds were comfortable, with plenty of linens and towels provided and good storage. A wide-range of of DVDs and books are available, together with a good supply of games; there is also a very reliable WiFi connection.
The outdoor environment is equally part of the house including three different full-sized dining-areas, an outdoor kitchen/barbecue area, a seating area adjacent to and overlooking the pool, a hammock under a shady willow tree, all of which allow you to take in the view. There is a covered car port. The grounds 'light-up' at night, thanks to a number of tasteful solar-powered lamps and fairy lights distributed around the garden and the pool.
The pool is not conventional but more of a wildlife pond in which you can actually swim; algae-free and continuously filtered. The water was warm and pleasant, heated by the sun and surrounded by an assortment of beautiful plants.
As a base for visiting the area, La Stalla was great - we spent quite a lot of time meandering through local towns and hilltop villages, stocking up on wine and fresh Italian produce. All in all, one of the best Italian holidays we have had, in arguably the very best villa accommodation we have stayed in anywhere. Would we go back? Absolutely! Would we recommend it? Without hesitation!

Fantastic stay in a beautiful location
This is a beautiful house built in a Swedish style, well laid out and tastefully furnished. There is a large kitchen which is stocked with every kind of cooking appliances you can think of! The property was very clean. The owners give a very personalised service and there is a very detailed folder in the property with all the information you could need and more!
The garden is stunning with far reaching views to the mountains. Could never get tired of the view! It's just so peaceful and relaxing. There is a pond suitable for swimming in although we didn't try it when we were there. There is also a hot tub and sauna. The house is pretty much in the middle of nowhere and the drive to get there was a wee bit scary - not used to driving on steep roads with hairpin bends! However the drive is worth it for the location and the views.
There was lots of information in the house about places nearby to visit but we were happy just relaxing at the house for the 4 days we were there.
Can't think of any negatives - it's a great place to stay!

Beautiful house and garden with great countryside
La Stalla is a beautiful eco-house set in stunning countryside.
Having arrived under cover of darkness, we had little idea of our surroundings. Opening the curtains the first morning offered a wonderful surprise, as the view was simply outstanding. The snow-capped mountains giving way to rolling green hills, it was a sight that we did not tire of all week.
The house itself is modern and spacious, with a great kitchen, dining and living areas; the kitchen was particularly well stocked with gadgets and utensils aplenty. It has clearly been well maintained and was spotlessly clean on our arrival. We had a couple of rainy days (it was still April) so had to amuse ourselves in the house and found it a very comfortable and relaxing place to be; with loads of choice of books and DVDs, and lots of games too.
We spent further days enjoying the garden, with rounds of badminton and boules; before a barbeque and a dip in the hot tub in the evening. The hot tub took a while to reach temperature but kept its heat for days and was another great place from which to enjoy the surrounding landscape. We did not use the eco pool as it was too cold at the time of year we visited, but it had some great aromatic plants and wildlife.
It is a bit of drive when venturing out but we had a day trip to nearby Penne and a couple of days at Silvi beach; both of which we enjoyed and would recommend.
I have spoken very highly of this place to friends and family, and hope to return there ourselves in the future.
Many thanks to Shona (the owner) for the directions before we departed, and for preparing the property so well; with food and wine on arrival, and even all the wood-burning fires prepared and ready to light. Little touches like these really helped make our holiday even more special.

Abruzzo is the green heart of Europe, with over 30% of its land protected in National Parks; it is said that 75% of all species of flora and fauna in Europe can be found in Abruzzo. It is also the least populated region of Italy. La Stalla is situated half way between the mountains and the sea approximately 1 hour from both and is the perfect location for exploring Abruzzo.
In the National Parks there is a wide range of wild life including the protected chamois, Marsican Bears and Apennine Wolves, (3 of which have previously visited La Stalla). There is an extensive range of birds, with golden eagles visiting most days. Abruzzo is a mountainous province, the Grand Sasso is the highest point in the Apennines and these are clearly seen from La Stalla. The National Parks provide a wide range of activities including walking, climbing, skiing and horse riding around Campo Imperatore. Spring in the mountains and National Parks is rendered glorious by the wonderful carpets of wild flowers and the Autumn displays of golden and red foliage are beautiful to see. Abruzzo has hundreds of historical hill top towns and many very picturesque ones are close by including Castiglione, Montefino and Penne.
The coast line has several Blue Flag beaches; those nearest to La Stalla are shallow and sandy, so child friendly. Further south the coastline is rocky, good for snorkelling and diving.
Golf: The nearest golf centre is the 18 hole course at the Miglianico Golf and Country Club centre near Francavilla al Mare at 58 km away
Ski: There are 17 ski areas in Abruzzo, mostly small i moderate sized and offering much quieter slopes than the larger Alpine resorts. Our nearest ski lift is 51 km from La Stalla at Assergi. Ski mountaineering is also available there.
The nearest cross country skiing is from Castel del Monte 43 km. Renowned ski resorts, including the area around Caramanico Terme in the Majella mountains, are only 63 km away.
Additional pricing information
We actually require a deposit of 30% of the total rental to secure a booking (not an option that HomeAway allow) and the remaining 70% will be payable 6 weeks before you are due to arrive. Payment can be in GBP or euros and is by bank transfer. If for some reason a bank transfer would be very difficult you are welcome to ask about credit card payment and we may be able to consider this, with payment made through HomeAway payments. We don't generally take payments in this way as they can only be made in one currency and we prefer to offer guests the option of the currency that is most convenient for them. A security deposit of €250 is payable on arrival (though we are willing to accept the GBP equivalent by bank transfer just before arrival if this is more convenient). We also charge £100 extra per week for use of the tent (which can accomodate up to 4 guests) to cover the extra costs associated with the additional occupancy. Please read the Booking Contract available at our own website under the "Contact" tab. The €250 security deposit (or GBP equivalent) will be refunded within 2 weeks of departure if the property has been left in an acceptable condition and NO items are missing or broken. Deductions will be made for any items that have been damaged or are missing.
