Cotswold View is a stunning contemporary property, on the ground floor of a new eco-friendly Cotswold stone farmhouse, which sits on a small farm, with a couple of resident alpacas and spectacular south easterly views across the beautiful Windrush Valley. As well as the lovely countryside views, a wide variety of wildlife can often be seen from the property, and the friendly alpacas that live in a meadow on the farm are loved by children and adults alike. The farm is located half a mile up a country lane from the famous Cotswolds village of Bourton-on-the-Water, affectionately known as the "Venice of the Cotswolds", due to the lovely river that meanders through the centre of the village. Bourton is surrounded by stunning countryside, with numerous walks on the doorstep, and its central location makes it ideal for exploring the entire Cotswolds region and beyond.

The interior rooms all benefit from being on one level and grab rails are in place in the bathroom to help make it suitable for guests with restricted mobility.

The owners of Cotswold View, who live in a separate part of the property, set out to build a traditional looking Cotswold stone farmhouse, which took advantage of the farm's fantastic hillside setting and incorporated eco-friendly features, such as an air source heat pump, solar panels and an Ecocent water heating system. Other modern facilities in the property include wireless internet access, a flatscreen TV, underfloor heating and a well presented kitchen. The property has also been adapted to make it suitable for guests with restricted mobility.

Cotswold View sleeps a maximum of four people, with two guests in the master bedroom and two guests in a bedroom at the rear of the main living space. There is a family bathroom and outside the property is a lovely seating area, with stunning views across the Windrush Valley. Off-street parking is available next to the farmhouse. Cotswold View is perfect for a couple or a small family seeking a lovely break in the heart of the Cotswolds countryside, close to one of England's most beautiful villages.

House Rules

Booking and payment

Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Fluff's Farm and owners' accommodation

Guests should be aware that Cotswold View is a ground floor property in a newly built farmhouse on Fluff's Farm, which is a small working farm, with normal farm sights, smells and noises.

The owners of Fluff's Farm live in a separate, self contained part of the farmhouse.

Security deposits

Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).

Occupancy

The maximum occupancy of the property, including its grounds, is four guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than four guests at the property.

Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.

Pets

Regrettably, pets are not accepted.

Bed linen and towels

Bed linen and towels are provided for guests.

Arrival and departure times

Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

•Family bathroom: Bath, walk-in shower, toilet and wash basin

Heating, hot water and fuel

The property is very eco-friendly and its underfloor heating is provided by an air source heat pump. As a result, guests may hear the sound of the pump (similar to an air conditioning unit) in the bedroom during the winter, when the underfloor heating is adjusting to maintain the ambient heat level.

To supply the hot water, a unique British designed system has been installed which senses the moisture in the shower room, extracts it and then combines this to help heat the water. As a result, guests occupying the second bedroom may temporarily hear the system as it heats the water.

Electricity is included in the rental price.

Services provided

The property has free wireless internet access and a Freeview TV with a Blu-ray player.

There is no telephone at the property.

Mobile phone reception can sometimes be variable and is typically better outside the property than inside.

Parking

The property has off street parking.

Housekeeping

Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.

Child friendly facilities

A travel cot (without linen) and high chair are provided.

The property is located on a working alpaca farm and Cotswold View's private area is not enclosed, therefore it is essential that young children are supervised outside at all times.

There are friendly alpacas in an enclosed meadow below the property and information regarding the alpacas will be available in the property.

Initial consumables

A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Accessibility, health and safety

The property is all on one level and is wheelchair accessible, with a wheelchair ramp available on request. There is a grab rail alongside the toilet, and a handrail and stool for the shower.

Smoking

No smoking is permitted throughout the property.

Bourton-on-the-Water is arguably one of the most popular villages of the Cotswolds, especially amongst overseas visitors. Having been nicknamed the "Venice of the Cotswolds", its scenery is the main draw for travellers. The River Windrush meanders through beautiful English countryside before passing over rapids next to the Old Mill and arriving at Bourton.

The river is fed from many springs, with the source approximately ten miles from the village and, after flowing under the bridges of Bourton, it passes other villages before eventually joining the Thames.

There are various attractions in the village, including the famous Birdland, which is home to a variety of birds from around the world. Here visitors can see parrots, pelicans, flamingos and penguins to name just a few, with experienced keepers feeding the birds and leading demonstrations.

The Model Village is well worth a visit, as Bourton is the only village in the Cotswolds to have a one-ninth scale replica of itself. It is carefully maintained and has all of the characterful buildings including the Old Water Mill and the Old New Inn. Those lucky enough to witness snow in the winter months will notice photographers at the model village trying to get the perfect picture of the snowy scene.

Car: Bourton-on-the-Water is located next to the A429 (Fosse Way) and is easily accessed by car.

Train: The nearest railway station to Bourton-on-the-Water is Kingham (approximately 8 miles away), which has regular, direct services to London Paddington, with a typical journey time of approximately 90 minutes.

Plane: Birmingham International Airport: 48 miles, approximately 60 minute drive; Heathrow International Airport: 74 miles, approximately 80 minute drive.
