Three bedroom, two bathroom townhouse, with impressive Georgian drawing room.

An impressive Georgian townhouse with three bedrooms, immaculately presented with antique and contemporary furnishings, providing a truly magnificent holiday home for both groups and families.On entrance, guests will arrive into a rather grand hallway, with spiral staircase leading to the upper townhouse. The living areas are found on the 1st floor, with a bright and spacious kitchen / diner opening out on to a large and bright lounge. There are doors that can separate these rooms, however it is a wonderful entertaining space when left open plan. Both the kitchen and lounge are fully equipped for guests to relax and enjoy their time here. A small room adjoining the kitchen is used as utility room but also as a play room for families.

The bedrooms are all located on the top floor, with three double bedrooms available. The master bedroom has a king size bed, and has a stylish and generously sized ensuite bathroom with roll top bath. This room has a wonderful outlook across the Firth of Forth and over to Fife. There is a further family bathroom with another bath and shower, off the hall. Bedroom two has a double bed, while bedroom three can have either king or twin beds.

Situated at the east end of Edinburgh, the townhouse is within minutes of a wide variety of independent shops and restaurants, as well as the city centre shops including Harvey Nichols, and is only a moments walk from the beautiful Scottish National Portrait Gallery. Edinburgh's tramline and main bus routes are also just around the corner, making this property easily accessible from Edinburgh Airport and elsewhere and a wonderful base for exploring Edinburgh and the surrounding areas.

Quiet neighborhood, close to everything

My family of five thoroughly enjoyed our stay in this comfortable townhouse. It was far enough away from the bust tourist areas but close enough to walk to everything. I definitely recommend it to anyone considering staying here.

Great location, but several problems.

We loved Edinburgh, and the location of our Home Away property. There were several problems with the

property however. First, the shower in the main bedroom was very dangerous. The nozzle on the water supply

was not attached properly, and luckily we didn't break a toe with it falling off. Very heavy. Also, the shower head

was precarious too. It was not attached well, and was dangerous. There was no soap provided for hand washing,

and no trash cans at all upstairs in any of the bedrooms/baths. We would not stay there again.

Owner's Response: I am very sorry that there was a problem with the shower during your stay. Within a few hours of being informed about the problem, we visited with a plumber and had it fixed and working immediately. We do always make sure that soap is provided for our guests, however I absolutely take on board your comments and will ensure that there are bins provided upstairs for future guests.

Should the Guest wish to cancel, they must inform us in writing, and await confirmation that the request has been received. If the cancellation is made with more than one month’s notice, the Guest will be liable for a cancellation fee equivalent to the deposit paid. If the cancellation is made with less than one month’s notice, then the Guest will be liable for a cancellation fee equivalent to the full booking price.

Guests are responsible for arranging appropriate travel insurance to cover the risk of having to cancel a booking, and for the avoidance of doubt, no such insurance is provided as part of the booking. Guests must also take all necessary steps to safeguard their personal property throughout the Booking period. No liability to the Guest is accepted in respect of damage to or loss of such property, except where the damage or loss is caused by the Property Owner’s negligence.

Only the Guest who has made the booking, along with named Guests are permitted to occupy the Property. The number of Guests occupying the Property will not exceed the size agreed at the time of booking, unless prior permission is sought from the Property Owner. The Guests have no right to occupy the Property outside of the period of booking, or to sublet the property.

Guests are responsible for keeping the property and its contents in the same condition during the stay as at the start date of the Booking. The Property must be left in a clean and tidy condition at the end of the Booking.

Guests are responsible for ensuring that they and any member of their group do not cause a nuisance or disturbance to other residents, neighbours or occupiers. Should there be any complaint of disturbance, the Property Owner will investigate and may have the right to demand early termination of the booking agreement, or retain a portion of the damages deposit.
