Three bedroom, two bathroom townhouse, with impressive Georgian drawing room.

This impressive Georgian townhouse is in a fantastic location, a stone's throw from shops, bars and restaurants. Guests can easily walk to all of the main attractions and then return to enjoy this luxurious and spacious townhouse. Good for groups and families, the house has child stair gates available for each set of stairs and a play room adjoining the kitchen with plenty of toys and books for younger children.

On entrance, guests will arrive into a rather grand hallway, with spiral staircase leading to the upper townhouse. The living areas are found on the 1st floor, with a bright and spacious kitchen / diner opening out on to a large and bright lounge. There are doors that can separate these rooms, however it is a wonderful entertaining space when left open plan. Both the kitchen and lounge are fully equipped for guests to relax and enjoy their time here. A small room adjoining the kitchen is used as utility room but also as a play room for families.

The bedrooms are all located on the top floor, with three double bedrooms available. The master bedroom has a king size bed, and has a stylish and generously sized ensuite bathroom with roll top bath. This room has a wonderful outlook across the Firth of Forth and over to Fife. There is a further family bathroom with another bath and shower, off the hall. Bedroom two has a double bed, while bedroom three can have either king or twin beds.

Situated at the east end of Edinburgh, the townhouse is within minutes of a wide variety of independent shops and restaurants, as well as the city centre shops including Harvey Nichols, and is only a moments walk from the beautiful Scottish National Portrait Gallery. Edinburgh's tramline and main bus routes are also just around the corner, making this property easily accessible from Edinburgh Airport and elsewhere and a wonderful base for exploring Edinburgh and the surrounding areas.

Wonderful home in a perfect location. Walking distance to major sites. Lots of local cafes shops and pubs. We really got a feel for living in Edinburgh. Cooked in, ate out, and enjoyed the beautiful yet comfortable living space. Magda was very helpful. The national museum is a 'must see'. I highly recommend this home.

An elegant townhouse in a great location

We stayed here with our family of 5 including two young adult children and our 13 year old. The townhouse is in a great location and walking distance (within 25 minutes) to all attractions. with restaurants, great coffee houses and a natural food store in the neighborhood. The townhouse has all your basic amenities and a comfortable living room for relaxing at the end of a busy day. It set the mood for Edinburgh being in a beautiful historic property with a big spiral staircase.

Quiet neighborhood, close to everything

Should the Guest wish to cancel, they must inform us in writing, and await confirmation that the request has been received. If the cancellation is made with more than one month’s notice, the Guest will be liable for a cancellation fee equivalent to the deposit paid. If the cancellation is made with less than one month’s notice, then the Guest will be liable for a cancellation fee equivalent to the full booking price.

Guests are responsible for arranging appropriate travel insurance to cover the risk of having to cancel a booking, and for the avoidance of doubt, no such insurance is provided as part of the booking. Guests must also take all necessary steps to safeguard their personal property throughout the Booking period. No liability to the Guest is accepted in respect of damage to or loss of such property, except where the damage or loss is caused by the Property Owner’s negligence.

Only the Guest who has made the booking, along with named Guests are permitted to occupy the Property. The number of Guests occupying the Property will not exceed the size agreed at the time of booking, unless prior permission is sought from the Property Owner. The Guests have no right to occupy the Property outside of the period of booking, or to sublet the property.

Guests are responsible for keeping the property and its contents in the same condition during the stay as at the start date of the Booking. The Property must be left in a clean and tidy condition at the end of the Booking.

Guests are responsible for ensuring that they and any member of their group do not cause a nuisance or disturbance to other residents, neighbours or occupiers. Should there be any complaint of disturbance, the Property Owner will investigate and may have the right to demand early termination of the booking agreement, or retain a portion of the damages deposit.
