Fabulous large Georgian double upper apartment located in the heart of the Newington, whose parks / cafes / bars and shops make it our favourite district of Edinburgh. The large cosy property is ideally placed to enjoy the best of Edinburgh's festival and fringe attractions with the minimum of hassle. Many of the main venues / attractions are a stone's throw from the flat, and others, like the castle, Royal Mile and the main shopping areas are easily reached on foot in less than 20 minutes or around 10 minutes by using the frequent bus service which stops outside the door and takes you directly into the heart of the central shopping area.The apartment was redecorated in 2013 and 2014, and although it has been tastefully modernized it retains many attractive period features, such as original fireplaces, working shutters, ornamental balconies and decorative cornicing. It is a perfect for larger families / groups who are looking for a base from which to explore the city.The accommodation comprises, on the lower floor: An impressive reception hall with a spiral staircase to the upper level and access to all the lower floor accommodation.A stunning open plan lounge with large 3/4 length shuttered windows which make this room elegant and bright. The room contains an extremely comfortable corner sofa, a flat screen television, DVD player and provides ample space for larger groups to chill.A spacious open plan kitchen / dining room which includes a dishwasher, washing machine, cooker, microwave, fridge and freezer.Four double bedrooms, all with original sash and case windows, three with working shutters and the other, an en-suite bathroom.On the upper floor:Two loft style double bedrooms, both with double beds and views over the rooftops to Arthur's Seat.A large bathroom with large freestanding bath.

Very Glam, stylish and good size for the 11 of us.

Great property and has everything you need for a weeks stay. Plenty of space for us all (although only 1 shower but we managed). Loved staying here and if we need a bug property in Edinburgh again we wouldn't look anywhere else.

Can get to all main areas of town either on foot or by bus.

We loved the spaciousness and location of this property. We were a large group of 11, but we never felt crowded. The beds were all comfortable. The owners were quickly responsive if we had questions. The flat is on the 3rd floor up, be prepared if you are carrying luggage.

Nice and spacious apartment. 6 large bedrooms designed with maximum comfort for your stay.

Apartment is equipped with everything you need, even child chairs are there.

Location is perfect - you are in 20 minutes walk from the castle and Arthur seat at the same time.

Do not even hesitate - book and enjoy your time at Edinburgh!

Pleasant and spacious.... very convenient to city centre

Flat is well appointed generally, with a well equipped kitchen and enough crockery glassware and cutlery for at least 15 people! Our children loved the space to play. Ensuite bathroom was shoddy, though , and hand - held shower leaked. Upstairs bathroom was lovely but only has hand- held shower, so there was really only 1 proper shower; we found this awkward for 12 people.

We appreciate all feedback, and take on board all issues which could have a negative impact upon the guest experience. We have already made plans to upgrade the 2 bathrooms to include a proper shower (giving 3 showers in total) but have been unable to schedule this work until later in 2018 due to existing bookings. Thanks again for choosing to stay with us and we hope that, despite your disappointment with the shower facilities, you otherwise enjoyed your visit to Edinburgh.
