Lake Jeff is a small, 30 acres, creek-fed, private non-motor lake. The lake is suitable for splashing around, fishing, rowing and relaxing. Best of all, the lake is located just steps outside your door - not down the road or across the street.

While you may feel as though you're miles from civilization, Lake Jeff Cottage is conveniently located just two scenic miles up the creek from the small town of Jeffersonville. Groceries? Gas? Gifts? No problem! You’ll find most of what you need just two miles from the cottage, in town.


Located 2 miles from Lake Jeff Cottage, Jeffersonville is a delightful little hamlet, located in the western-most part of Sullivan County, known best for its shops, casual dining supermarket and small-town charm.

The town Jeffersonville is conveniently located within a half hour drive nearby towns and their offerings. Bethel, Roscoe, Livingston Manor, Callicoon, Monticello, Liberty, Kauneonga Lake and the Delaware River. That means there's a number of wonderful activities just a short car ride away.


It's all about the views! Panoramic views of the lake, from nearly every room in the cottage, make this very special lakefront home a relaxing destination. There’s really no need to venture outside the confines of the property.

This rustic, three-story lake house offers four bedrooms, and two baths, which can comfortably sleep up to eight guests. You and your guests can rest easy in our king size bed, Queen size bed, our 3, full-size beds, and one single bed.

The open kitchen/ living room enjoys some of the best lake views in the entire cottage



The first floor of the cottage is truly the heart of this lakefront home. The family chef will not feel isolated for one moment with this open concept kitchen/living room area, with sweeping waterfront views and all the comforts of home.


Preparing meals at the cottage is designed with you in mind. This well-appointed kitchen features pecan cabinetry, stainless appliances, a large farmhouse sink and granite countertops, sure to satisfy the needs of our guests. We gladly supply our guests with pots, pans, dishes, glassware, utensils, condiments and a few spices for cooking.


Opposite the kitchen is the lovely living room. The living room enjoys two sofas, chairs, large flat screen tv with cable and a wood-burning stove for those cool mountain evenings.


Behind the fireplace is a charming single bedroom with lovely antique furnishings. A single bed, desk chair, and a closet adorn this cozy bedroom.

There is a second door with a step-down, providing bathroom access from this room. This room is wonderful for the guest who appreciates their privacy.


Just beyond the kitchen lies the laundry room/pantry with lovely pecan wood pantry for your groceries, with access to our main bathroom, for your guests.



The entrance to the Lake Jeff Cottage is located on the second floor and features a custom built mudroom complete with cubbies to house your sports equipment and belongings

The king and queen bedrooms and bathroom are located on the second floor just beyond the mudroom.


The Master Bedroom enjoys a King size sleigh bed, knotty pine floors, a sofa, flat screen T.V. with a lovely lake view.


The second-floor bathroom sits between the king and queen bedrooms. This lovely bathroom calls attention to its custom-built cherry cabinetry and spacious sit-down stall shower.


The queen bedroom features a queen size bed, flatscreen tv with cable, and beautiful knotty pine floors, with lovely views of the lake.


The third floor of the cottage houses a spacious guest room known affectionately, as the "Bunk Room". The Bunk Room with its rustic cottage charm, offers three full-size, log style beds, for guests and their families to sleep in comfort and style. With wooden beams throughout and custom built bookshelves, this room is a favorite retreat for many of our guests.

Guests of Lake Jeff Cottage can take advantage of the library of books available to them in the Bunk Room, perfect for reading by the lake or if you prefer – reading in bed. A table and chairs overlook the lake in the Bunk Room so grab a book, relax and enjoy the view!



As mentioned, Lake Jeff is small 30 acres, creek-fed, private non-motor lake. Guests enjoy splashing around, fishing, and rowing the lake. Enter the lake from the private dock located on the property. Have fun on the lake and enjoy peace and tranquility that only a small, private lake can offer. This is not a deep sea lake, but rather a small lake subject to weather conditions.

The upper portion (shallow end) of Lake Jeff offers great wildlife observation opportunities, but the birding is exceptional! You may see the native Bald Eagles, Hawks, the Great Blue Heron, Snowy Egret, King Fisher, migratory waterfowl including the Mallards, Wood Ducks, and Geese amongst other bird species, just steps outside your door. Don't forget to bring your camera!

Fish from the dock or take the rowboat out towards the spillway where you'll find a secret fishing hole and deeper waters. The lake isn't fished much so there's an opportunity for catching decent size fish. There are a number of other bodies of water within a short ride from the cottage for additional water sports.


Grill and dine outside on the stone terrace overlooking the lake. Roast marshmallows in the evenings by the fire pit with family and friends.

Our little compound is the perfect escape from it all. Lake Jeff Cottage is a wonderful place for family and friends to gather and make memories.

Where you'll find Kittatinny Paintball, a Zip Line & rafting, amongst other adventures on the Delaware River.


Multiple stables with riding just ten minutes from the house.

About Ann Freedman

My husband and I were raised in Manhattan, NYC. We've enjoyed escaping to the mountains of Sullivan County for decades. We were fortunate to have found a lakefront home located in a beautiful setting, in need of renovation. Once renovated, Lake Jeff Cottage has afforded us the freedom to escape the hustle and bustle of NYC and unwind in the peaceful setting of Lake Jeff Cottage. Our son is in college and it’s more difficult to get away these days as a family, which is why we decided to share our home with you.

This is very special property. My husband's family have enjoyed the town of Jeffersonville for two decades. The people are friendly and the town is a quaint country town just one mile from our home. The tranquility, the lake, the bald eagles and the amazing view will warm your heart and melt your stress away as it does for us. We've enjoyed many a holiday at our cottage and have some very special family memories here. My son and nephews learned to swim, fish, ice skate & sled on Lake Jeff. We've had many-a-friends and family members gather at our home to swim & BBQ in summers as well as ice skate and ice fish during Winter months. We feel truly fortunate to own one of Sullivan County's hidden gems. We hope you have the opportunity to experience all that Lake Jeff cottage has to offer.

What makes this house unique

We fell in love with this property the first time we stood in the living room and experienced the million-dollar views. While the house was in great need of renovations, the setting was absolutely perfect! After years of renovations, we were able to create an oasis for our family to enjoy for years to come. Fishing, swimming, rowing and relaxing by the fire pit can be had just steps outside your door.

The beauty and serene setting afford you the opportunity to relax and unwind. During winter months the lake freezes over and the ground can be covered with 2 feet of snow. Winter activities are great fun and just outside your door. Sledding, ice fishing, and even ice skating can be enjoyed from the property. We had a wonderful time at your cottage.  We did a lot of fishing off the dock and on the row boat.  We caught a lot of good sized perch.  We found a road side farm vegetable stand nearby and enjoyed lots of fresh corn.

We also had a trip to Skinner's fall and enjoyed the tubing in the river. Even my 3 months old daughter dipped her toes in. 

We found your cottage very comfortable and well furnished. Kitchen was very tasteful and conveniently stocked with all items necessary.  We loved that you had so many lawn chairs and different level surfaces outside, so we can all choose our favorite spot to drink coffee and watch the lake. My 3 year old daughter sure loved being outside. 

Thank you again for sharing your lovely place. We all had a very comfortable and relaxing week.

Beautiful and Relaxing!

We stayed at Lake Jeff Cottage for two weeks. It was absolutely beautiful and SO relaxing. We loved the house - it was so easy to settle right in. It's clean, comfortable, and decorated beautifully. Ann is an absolutely lovely person and was a phone call, text, or email away. She was available to help us with any questions or anything we needed.

My husband and I enjoyed our morning coffee on the lower terrace every day, while watching the fish jump out of the water as the eagle soared above. We all enjoyed fishing from the dock and from the row boat. We caught fish every day!

It was a huge convenience to have sheets and towels there so that we didn't have to pack them.

We loved the quaint little town - everyone is very friendly and you can pretty much find whatever you need without having to drive too far.

Activities were not too far of a drive - the kids went zip lining at Kittatiny Campgrounds and had an absolute blast! We went to the Farmer's Market in Callicoon, another pretty little town that's nearby. The boys also absolutely LOVED going to Peekamoose Blue Hole!

We look forward to going back again! Thank you to Ann and her family for sharing their beautiful home!

Wonderful home, property, and owners

We had an amazing, relaxing vacation here. The house is lovingly restored & maintained, and the lake is beautiful. The house is fantastic, beautiful views, and plenty of nooks for reading and relaxing. Lake is very clean and warm, excellent for swimming. The area was quiet the week we were there, not many people around the lake. We wound up ditching our outing plans and staying on the property all week. The house had everything we needed, and Karen did a great job of communicating everything we needed to know beforehand. Karen was very responsive when questions came up, and was so easy to work with. I was a bit sad I didn’t have a chance to meet her in person. This was our best experience ever with a homeaway rental: perfect lakefront house + perfect owners!

Very quiet, quaint, clean, well kept property.

Our family stayed in the Jeffersonville cottage June 1 to June 8, 2018. When we arrived everything was just as promised. The arrival and entry was easy and as described. It is a beautiful property and everything was neat and tidy.

All the amenities were available as described on the web site. The town is nice and has enough of anything you need to make your stay enjoyable. It is very close to outdoor recreation of any type and big entertainment venues are nearby. Our host was very attentive but not overbearing. She was quick to answer all our questions when inquiries were made.

This is a beautiful property, well kept and secluded. We would not hesitate to book it again or recommend it to anyone looking for a peaceful, quiet getaway.

Beautiful home and property!

This home and property are gorgeous! Plenty of room for everyone in the house-there were 7 of us. It was amazing how many different seating areas there are outside. Even on the day it rained, we still enjoyed the views from the covered patio. Every evening we enjoyed a fire in the fire pit. The fishing was great! We caught many and released them back into the lake. My sons enjoyed taking the boat out. The town is very close and everyone was very friendly. Ann was great to work with and very patient with my many questions. We will definitely be back!

Immensely enjoyed our 6-day stay at Lake Jeff cottage. Beautifully-furnished cottage, VERY clean, stocked with all the little things you might need during the week. I'm not too picky when it comes to staying in a lake-front cottage type of place, and can't say I've had any bad experiences with VRBO rentals - when you're staying in a cottage rental, you come to accept some cobwebs, crunchy towels, etc.... however, my parents are MUCH pickier and less forgiving with those types of things, and they LOVED this cottage and were very impressed with the cleanliness, furnishings, etc. The lake was picturesque... the dog loved the grounds and slept well in the country air... we had some memorable mishaps in the canoe (city folks trying to do country things)... all in all a wonderful vacation.

There are 3 different levels, so we each had our own space. I loved the cozy little bedroom on the first floor (the ceiling was a bit low, but not enough to bother me). Dad loved the spacious 2nd-floor bedroom (a whole 'nother 2nd-floor bedroom went unused except for our bags), and Mom stayed in the 3rd-floor bunk room (and she loved the ecclectic book collection up there). The dog celebrated her 16th-birthday week by lounging on a cool sleeping bag we laid out on the living room floor. Super comfy environment for everyone.

Couple of things to keep in mind... as the owners mention in the property description, there is a steep (albeit short) walk from the cottage to the lake, as well as a slight wobble to a couple of the stone stairs; we didn't have any problems with it, but you should be aware. And in a couple of areas on the first floor there are very low ceilings (but not in the important areas, i.e. kitchen or living area) - I'm a shade over 6 feet, and if I walked with perfect posture, my head would just slide along the ceiling... so if you have any NBA-hopefuls in the family, they may have to stoop when passing thru a couple of areas.

This is an exceptional property, and I will definitely stay again.

Perfect weekend

The cottage is rustic but also luxurious. The owners are responsive and helpful. Our stay was in the winter over a particularly cold weekend. The wood stove and baseboard heaters were sufficient to keep the place cozy warm all weekend. Couldn't have been better.
